• Do we have to use the same 4-ppnel arch top wood door that was used at the previous renovations? I'd like to
use a 3-panel door that would match the interior doors we are using at our renovation. I'd like to use a wood
that is more weather resistant, such as cedar.
Another consideration is the U-value rating-was there any concern from the Town about using a wood exterior
door vs an insulated fiberglass door for better energy efficiency�
One final note-any update on the flat-roof-to-deck process� Did the BOD get a chance to review and
approve the revised drawings?

approve so I can submit them to the Town of Vail. The revisions consist of window changes on the east wall and
a railing on the north and south sides of the deck.

Hi Andrew. It sounds like we will be able to get the deck at some point, so we are proceeding with removing
the existing windows 8�door on the east wall facing the flat roof/deck and replacing them with a new window

� and door configuration. Also,we are going to install p new railing to match the existing railing at the previous
renovations since the Town will require an accessible flat roof/deck to have a code compliant railing.
We are not going to install the new floating wood decking system on top of the existing waterproof flat roof,
and do not intend to use the flat roof as a deck, until the final amendments to your HOA regulations have been
made, and the 500 Building has had its exterior renovation.
We are making a change to the currently approved design drawings, and the Town of Vail requires any
changes to these drawings be submitted to them. In order to submit them to the Town, I first need to get the
BOD approvpl.
As I stated in another e-mail conversation we had last week, I need to submit the revised drawings showing the
proposed deck, railing and new window & door configurations to the BOD for review and approval. Also, on
the north elevption, at the upper level we are removing an existing window and adding two new windows.
I'm requesting that you put this item on the agenda for your next BOD meeting to review and approve the
proposed revisions, so I can then submit them to the Town.

Fine. According to the attorney we wiil need to draw up a comprehensive policy on allowing homeowners to convert
any flat roof to a limited common element so it can be used as a deck. This is going to take some time as the 1S`thing we
have to do is identify all of the roofs that can be converted and then get a document from our attorney that addresses
the procedure for the conversion as well as acceptable materials for decking, railings, colors, access doors, repairing
stucco etc.
�We have asked the law firm if they have any experience with other buildings that have done this to see if they have a
basic document that we can adjust to fit our situation.
