General Information: This application is for all changes to approved plans prior to Certificate of Occupancy.
An application for Design Review cannot be accepted until all required information is received by the Commu-
nity development Department. Design Review approval expires one year from the date of approval, unless a
building permit is issued and construction commences.
Submittal Requirements:
1. Three (3) copies of all pertinent approved plans with illustrated, labeled changes
2. Joint Property Owner Written Approval Letter, if applicable.

I spoke with Bill Gibson regarding this DRB submittal at the end of last week, hopefully he provide some
advance notice that this email would be forthcoming. When we spoke, Bill mentioned that he would make
every effort possible to get this item included on the October 4 meeting agenda. As I am sure you are aware,
construction has started at the GRFA, so these are time sensitive issues, and we truly appreciate your facilitation
of this submittal while Bill is out.
We recently met with the Foundation on the site and several modifications to the design were suggested. The
attached documents reflect those changes. Highlights include:
1. A scaled down renovation of the Lawn Seating area. The DRB previously approved a more dramatic
and impactful solution, however the design team and the Foundation have determined that there is
value in preserving the existing, mature landscape that exists between the athletic fields and the
seating area. We have revised the design to preserve that area to the greatest extent possible, and the
revised sheet LS106.2 reflects that change
2. We are also proposing to move the newly proposed East Restroom building approximately 9’-6” further
northeast than previously shown. This change was actually recommended by the DRB during our
original review session, but at that time we hoped to preserve the Borgen Plaza area and decided not
to incorporate that change. Upon further development of East Betty For Way, this became possible,
and the Foundation determined that additional space was desired in front of the East Service
building. This change is reflected in sheet A106.1.
3. After color mockups were installed on site, it was determined that the amphitheater would like to renew
the color of the stucco that is currently installed. Rather than selecting a color to “match existing”, we
are now proposing a warmer tone for the stucco, to match Benjamin Moore HC-80. Sheets 106.3 and
106.6 reflect this change.
4. Sheet A106.6 reflects changes that were discussed with the DRB as originally to be included in Phase 2
at the GRFA; we are now requesting to bring this scope into Phase I. The replacement of the existing
stainless steel countertops and the introduction of copper paneling below the new countertops will be
an application of the East Restroom as improvements to the existing East Service, West Service and
Concessions buildings.
5. Finally, we intend to clad the existing exposed concrete walls at the back of the covered seating areas
with a thin stone facing and stone cap. This material will be Colorado Buff Sandstone with a honed
face; the cap will also have a cleft edge. This stone will be sealed as it is located in high traffic
areas. The stone previously approved for the East Restroom building is also thin set Colorado Buff
Sandstone. This work is reflected in Sheets A106.9 and A106.10.
This process is slightly complicated by the fact that the original application submitted and the DRB approval
received as part of the package that included both the upper bench improvements at Ford Park as well as the
lower bench improvements at the GRFA. Please let me know if we need to re-submit an application as part of
this process or if additional information is required.
