1.DESIGN CRITERIA:
A.The structural design is in accordance with the 2009 IBC as modified by the Town of Vail.
B.Live Loads: Snow = 100 psf (no increase in stress for duration), Wind = 10 psf min.
C.Allowable Soil Bearing Pressure: Assumed to be 1,500 psf (per 2009 IBC, Section 1806.1, Table 1806.2)

A.Joists: Hem-Fir, No. 2 or better, preservative pressure-treated per AWPA U1-UC3A.

3.DECKING:
A.TREX Transcend 1x6 square edged boards, color as selected by HOA.
B.Fasten with hidden fasteners in strict accordance with manufacturer's recommendations. For butt joints, where the decking
ends meet over a single joist, install a 2x nailer to allow each board to be secured at 90 degrees.
C.Width-to-width gapping (or length of board adjacent to walls): 1/4" minimum (3/8" minimum if temp. is less than 40 deg. F.)
D.End-to-end gapping: 1/8" minimum (3/16" minimum if temp. is less than 40 deg. F.)
E.End-to-rigid abutment: 1/4" minimum (1/2" minimum if temp. is less than 40 deg. F.)
4.PRECAUTIONS
A.Load Limitations and Bracing: portions of the decks are deteriorated. The Contractor will use extreme caution with regards to
concentrated loads, equipment loads, loading from stacked debris or materials, etc. during the Work to prevent damage to
these structural elements resulting from excessive loading. Provide proper shoring and bracing of new and existing structural
elements when necessary.
B.Protection of Building: This work will expose the building to water leakage damage and flooding if proper precautions are not
exercised. The Contractor will keep the building affected by the work watertight at all times, and will be responsible
for and pay for the correction of any water leakage related damages that occur in or around the work area during the work.
5.DISCOVERY:
A.During work, the Contractor may encounter existing conditions which are not now known or are at variance with the drawings
(discovery). Such conditions may interfere with the work, or may consist of damage or deterioration to structural materials or
components which could jeopardize the structural integrity of the buildings or components. The Contractor shall notify BC&E
of all discoveries he believes may interfere with the proper execution of the work or may jeopardize the structural integrity of
the buildings prior to proceeding with work related to such discoveries.
B.All information pertaining to the existing construction has been derived through a review of available portions of previous
design documents, and limited observations and field-exploration by BC&E. All dimensions, elevations, and existing details
shall be field-verified by the Contractor prior to shop detailing, fabrication, acquisition, or installation of materials.
Contractor shall notify BC&E of any existing conditions discovered to be different than that indicated in the drawings or
notes. BC&E will review the situation and inform the Contractor of necessary changes, if any.
