heatcd slab element to the existing floor structure, and therefore in�creasix�g the design stresses of
the 9upporting elements.
Observation�a:
Observataons wcre made on 04/19l2004 & 04/20/2004 a�nd iz�c�uded photogra�hs, measuresnents of
existing floor spans �rough crawlspace access, and overall structural awareness. Observations
wexe nnade of all floor/structural systems that wi11 receiive t�e additiopal concrete weight and
concau9ions re#]ect on�y these systezn.s.
Noted Observations:
. The stxuctvxe cozzsxsts �axgeay o�a �-stoxy structure of standard wood framing with
vacied elevations of flooring over czawlspace and/or exterior grade. There are two
instances where floor framing exists above another room in ihe struchue, one of which
is addressed a9 a co�ncenn.
• Floor framing is 2x10 joists (assumed AP#2) spaced at 12"o.c. and sheathed with 3/4"
plywood. ,A.bove tk�e plywood is a 2.5" floo�iz�$ znade of approx. 3"x6" brick pavers and
grout.
• The floor iraming appeazs to be in excellent condition, �there is no apparent deflection
of joists �n all xooxn.s ob�e�ved azad the cz�aw�space azeas re�nnaiz� �ee fxo� �p�s�e.
. In most instances the s�rawling nature of the structure allows for direct bearing on
con,crete fou�adativn walls and therefore distributes load dizectly to the soil.
• Foundation walls aze in good sha�e and aze footed with at least 18" of bea�zxg w�idtl�,
and soils apgear well suited for t1�.e e�casting footing design. We are asswning a 2000 psf
allowable soil bearing pressuxe for onx az�alysis• �

Under the Kitchen floor the joists have been shored up with a 6x10 beam in the

In September of 1991, the Vail Town Council adopbetl an ordinance which restricts te constru�tion and
use of open hearth fireplaces within municipal boundaries. Since that time the ordinance has
undergone numerous changes and revisions, striving for compromise, yet effectiveness in addressing
the air quality issue. Therebre the fbllowing criteria has been adopted:
♦ Construction ot open hearth wood burning freplaces is no longer permitfied within Town of Vail
municipal boundaries.
♦�velling Units — Each new dwelling unit may contain:
One (1) EPA Phase ii certified solid fuei burning device and no more #han two (2) gas appliances
(B vent)
OR
TWvo (2) gas log fireplaces and no more than two (2) gas apptiance fireplaces (B bent).
• Re�tricbe�+ Dwellina I�nits — Each new restricted dwelling unit may contain:
One (1) gas loq fireplace and not more than ane (1) gas appliance fireplace.
♦ Acxommodation UnitS — Each new accommodation unit may contain: �
One (1) gas log fireplace or one (1) gas appliance fireplace.

unit, the combined unit may retain one woodburning lireplace (if one already exist�) and no more

• Addition of ice box
• Removal of one sink (waste, water and vent)
2. Master bedroom:
• Making single lavatory sink a double
3. Lower level laundry:
• Cut and cap water for cabinet install
• Relocate vent line
4. Garage:
• Relocate hose bib
5. Front entrance:
• Relocate hose bib
6. Lower level bath:
• Removal existing tub/shower unit; replace new shower (only)
• Relocate single lavatory sink
� Rough in new hot & cold stub for possible future shower
7. Second level bath:
• Removal existing tub/shower unit; replace new shower (only)
• Relocate single lavatory sink
8. Upper level fireplace:
