Please find attached the plat for 3946 Lupine Drive (i.e. Lot 5A). Plat note #6 states:
“Lot 5A shall be restricted to the construction of one single family residence with a total GRFA not to exceed 4379 square
feet.”
The submitted Conceptual Review design review application involves the addition of 1,333 sq.ft. to the existing 4,407
sq.ft. residence. The existing structure is legally non‐conforming (i.e. grandfathered) in regard to the GRFA plat
restrictions and no additional GRFA can not be constructed on this lot. Since the proposed addition can not be
constructed, the submitted plans will not be presented to the Design Review Board for conceptual review and
comment.
