The Schabackers and Jones have asked that I submit their application to
re-roof the home.
Their home was built in 1974 and, to the best of their knowledge, has its existing
cedar roof.
This application is to replace this roof with a Gerard tile metal roof. This exact
application can be s€en on a singlefamily home located at 5148 Gore Circle in
East Vail. This submittal would propose using the exact same product and color
and the heaver cap application.

I understand that there has been some minor controversy regarding this product.
Initially I was skeptical with the samples until I viewed the Gore Circle home.
Personally I feel that the tile application is substantial and preferable to the thin
asphalt shakes, which are becoming a predominant alternative to cedar shakes.
In any event the subject property is so shrouded by mature evergreens any
application will not be visible.

In addition to meeting submittal requirements, theapplicant must stake and tape the pioject site toindicate property lines, Uultding :-ines and buildlngcorners. A1l trees to be removed must be taped. Alls_ite tapings. and staking must be completed prior to theDRB site visit. The applicant must ensure Lhat stakingdone during the winter is not buried by snow.
The review process for NEW BUILDINGS normally requirestwo separate meetings of the Design Review goard: aconceqtual approval and a final approval . Applicantsshould plan on presenting their development pioposal ata minimum of two meetings before obtaining finaiapproval .
Applicants who faii. to appear before the Design ReviewBoard on their scheduled meeting date and who have notasked in advance that discussion on tlreir item bepostponed, will have their items removed from the DRBdocket until such time as the item has beenrepublished.
The following items may, at the discretion of thezoning adninistrator, be approved by the CommunityDevelopment Department staff (i.e. i formal hearingbefore t.he DRB may not. be required):
a. Windows, skylights and similar exterior changeswhich do not alter the existing plane of thebuil-ding; and
b. Building addltion proposals not visible from anyother lot or public space. At the time such aproposal ia submitted, applicants must includeletters from adjacent property owners and/or fromthe agent for or manager of any adjacent
condominium association stating the associationapproves of the addition.
