No minimum pressure wilr be reguired. ft is recomnended that the proposed structure be well balanced and heavily reinforced. The con- tact stresses beneath exterior load bearins walls should be baranced to within about +250 psf around the entire structure. Exterior warrs shouLd be cross-tied at regular intervals, with all reinforcing continuous. The cross-ties should also be balanced. The criterion for balancing will depend upon the nature of the structure. Single story, slab on grade por- ti'ons of the structure should be baranced on the basis of dead load only. We understand that the ProPosed strucLure will consist of one- and two-story areas of wood- frame construction. For such sEructures of this nature, wall Ioads are usualry tight, on the order of ! to 1! kips per lineal foot. Due to the slope geometry, cuts and fills on the order of 5 feet would be typical. However, available plans indicate that cuts as deep as 8 feet, in combination with fills up to 12 feet in height, are planned in the garage area. As a result, the interior retaining walls in the area could be required to hold a vertical cut of 20 feet. cuts and fills inside other building areas will generally be about 4 to 8 feet. Upslope areas wilI also be extensively fiIled, with fill heights of 6 to I0 feet likely at portions adjacent to the upslope building walIs. This extent of filling appears to be intended to provj.de a final grade close to the grade at the road that fronts the uphill side of th€: property' at about'I0 to 12 degrees Surface runoff wilI flow TopograPhicallY, the site sloPes (I7 to 2It) toward the southwest- fron northeast to'southwesC across the -3- site, eventually entering Gore Creekr located a few hundred feet to the southwest. Surface drainage is good; subsurface drainage is expected to be fair. . The foundation soils at this site .appear to inelude colluvial and glacial moraine deposits derived from the Minturn Forrnation bedrock found in upslope areas. Large out,crops of formaEional bedrock were noted in areas upslope of the site. These outcrops are badly fractured due to weathering and include large blocks of rock and consti- tut,e a significant rockfall hazard at this site. Evidence of past rockfalls exists in the form of a few large boulders on the ground surface on this property that were 4 to 8 feet in dianeter. An area nearby is noted as being a d-I hazard area, but the outlined area does not include this lot. In addition, the presence of appreciable fines (siIt and clay) in the glacial. and colluvial deposits can result in some areas of poor subsurface drainage. Such poor drainage areas affect the stability of slopes when they are altered by cuts and fiLls, and can therefore, limit the extend of safe grade alterations. The available soj. 1 information from two test pits (due to its surface gradient the site was not readily accessible to a drilling rig) is not suf- ficient to nake a detailed analysis of allowable cuts and fj.lls in these soils. Some estimates (necessarily somewhat conser- vative) have been prepared hhat we used as a basis for allowable cut and fiII reconmendations contained in the final section of this report. -4- These colluvial and morainal soils are believed to also include some older al-luvial deposits at greater depths than we wereable to reach with the test pits. All of these deposits are believed to overlie bedrock of the Minturn Fornation. The l"linturn Formation is a systen of sedimentary rock of Pennsylvanian Age. Formational bedrock is calcareous (usually limestone or doJ.omite) consisting primarily of sandstones and siltstones with some interbedded shales. Bedrock of the Minturn Formation is dense, hard and generally stablA with localized rockfalls possible fron steep escarpments (as mentioned above) . Formational bedrock was not. found in the test pits. Depending on the depth of bedrock and orientation of bedding planes, it is possible that forrna- tional material could detrj"mentally affect the slope stability if major cuLs and fills are used on this property. It is not possible at this time to evaluate such possi.ble effects on the stability of slopes due to the lack of information on the exact loca,tion of bedrock. This report will, therefore, tend to be conservative in this regard, as well. -5- o BORINGS LABORATORY TESTS AND RESULTS: Two test pits hrere excavated on the site of Ehe proposed building as shown on the Test Pit Lobation Diagram. Thbse test pits were located so that a reasonable profile of the subsurface soils could be provided. One pit was placed in the area.of the rentaf unit and the other in the main residence area. Additionally, the I'ocation of the pits was dictated to some extent by the area available for maneuver of the backhoe. The test pits were excavated with a hydraulic backhoe. Samples were taken by bulk methods. The precise gradational- and plasti- city characteristics associated with Lhe soils encountered during drilling can be found on the attached sunnary sheets. The representative number for each soil group is indicated i.n a srnall circle irnmediately below the sampling point on the Drilling Logs. The following discussion of the soil groups will be general in nature. The soils found on this site can be broadly described as a two Iayer system. The upper IL to 2 feet of the profile was found to be a topsoil mix- ture of silt, clay and sand with a relatively high organic content. Beneath this surface layer, the soils were found to consist of a gravelly sand with appreciable fines that con- stitutes the mixed coIIuviaI-morainal-a11uvia1 foundation soi.l. Soil Type No. I cLassified as a gravelly sand, silty (SM) of fine to very coarse grain size. -6- SoiI Type No. I is nonplastic and of moderate density. In themselves, these soils will have virtualJ.y no tendency to expand upon the addition of moisture nor to long-term consoli- dation. under applied' foundation stresses. Granular materials, such as these, do have a Lendency to rapidly settle under the initial application of static.foundation pressures. However, these settlements are characterlstically fairly rapid in nature and should be virtualJ-y conplete by the end of construction. fn any event, if the allowable bearing values given in this report are not exceeded, and if recommendations pertaining to inspection, reinforcing, balancing and draj,nage are fol}owed, it is felt that differential movemenc can be held to a toler- able magnitude. At shalLow foundation depths across the site', these soils were found to have an average allowable bearing capacity on the order of 3500 psf. No free water vras encountered in any of the test borings to the depths drilled on this site. True free vrater should be fairly deep in this area, and hence, should not affect construction. However, the nature of the foundation soils in the area is such that the formation of areas of perched water is quite possible. If these wet areas are encount.ered during foundation excavation, some pumping is possible. This is a temporary, quj.ck condition caused by vibration of the equipment on the site. If this should occur, it can be stopped by removal of the equipment and greater care taken in the excavation process. If this does not stop -1 - o the purnping, properly placed coarse rock shouLd be worked into the soil or properr.y designed geotechnicar fabric could pe applied to the eErth face.. The foundations courd arso be redesigned based upon lower bearing values if large amounts o'f seepage are encountered. It is emphasized that minor purnp- ing is a tenporary, quick condition and shourd not affect the structure after it is compreted. rn addition, because of the possibility of forrning such areas of perched water, a sysrem of. subsurface peripherar drains at building foundations will be reguired. -8- CONCLUSIONS AND RECOIvIIVIENDATIONS : Since the exact magnitude and 'nature of the foundation loads are not precisely known at the present time, the following recommendations must be somewhat general in nature. Any special l_oads or unusual design con- ditions should be reported to Lincoln-Devore so that changes in these recommendations may be made, if necessary. However, based upon our analysis of the soil conditions and project characteristics previously outlined, the forrowing recornmendations are made. It is recommended that a shallow foundation system consisting of continuous footings beneath alr bearing wal1s and isolated spread footings beneath columns and other points of concentrated load, be used to transfer the weight of the proposed structure. Such a shallow foun- dation system nay be designed on the basis of a maximum allowable capacLty of 3500 psf as an overall site average. No mj.nimum pressure will be required. It should be noted that the term "footings" as used above includes the wall on grade or ,'no footing" type of foundation system. Arr footings must penetrate the surficiar topsoil deposits and any other unsuitable soils. Due to grade changes that, might be made on this site, some footings could rest on compacted fitr. The step at the edges of each bench shoutd be no more than 3 feet high and should be as nearly vertical as -L2- o is practicabre in the nati.ve soils encountered. when placing the fill, a maximum loose lift depth of 9 inches rs recommended. dequate drainage must be provided in the foundation aiea both during and after construction to prevent the ponding of water. The ground surface around the building should be graded so .that surface water wirl be carried quickly away from the structure. The minimum gradient within I0 feet of the buirding will depend upon surface r-and- scaping. Bare or paved areas should maintain a minimum gradient of 2t' while randscaped areas shourd maintain a minimum gradient of 7t- Roof drains must be carried across alr backfi.r-red areas and discharged well away from the sEructure. To give the building extra Iateral stability and to aid in the rapidity of runoff, all backfill around the buil-ding and in utir-ity trenches in the vicinity of the structure should be compacted to at least 90E of its maximum Proctor dry density, AsrM D-698. The native materiars encounLered on this site may be used for backfilling purposes. if so desired. A11 backfill must be compacted to the required density by mechanical means. No water flooding techniques of any type should be used in the placemenl of firr on this site. A subsurface peripheral_ drain, including an adequate gravel colLector, sand filter and per_ forated drain pipe, shour-d be constructed around the outside of the building at foundation rever. Dry welrs shourd not be used anywhere on this site. The discharge pipe shourd be given -13 - o a f ree gravity outlet to the ground surface. If ,,daylight,r Is not available, a sealed sump and pump shouLd be used. At higher altitudes, such as this area' difficurty "itt', freezing of drainage lines aL the dis- charge point is probabre. This can be overcome by discharging into a protected, coarse roc'k and cobble fill 0r possibly a sha110w sump with pump. Both should be placed well away from any building' As an arternative, heat tapes could be used on the pipe at the discharge point. The drain rnust be placed with due consideration given to the proposed pattern of snow removal . The slope stability of the site is adequate at this time, but stability is marginal. For this reason, no cuts or filts shourd be made on the site in excess of g feet $rithout specific examination of each proposed cut or fill base. Similarly, the feasibility of lowering the upslope grades and floor revels of the rentar unrt shourd be considered. our evaruation indicates that the totar firr height, including replacement of topsoir that must be removed from under filled areas for stabirity reasons, courd be as much as 12 feet in some areas. while it is quite feasible to con- struct a retaining structure for such a fill height, taken in conjunction with the removar of B feet or more of material in a cut for a portion of the buitding downslope, the overal-l stabirity that results from the combinaticn of these cucs and fills can be described as marginal . fn effect, the down- srope creep movement could be accel_erated by removj.ng mass from a downslope area whire pracing as much or more material upslope. -I5- The immediately preceding dis_ cussion is intended to aid in understanding and apprying the earrier recommendations presented with regard to arLowable cut and firr heights. Because appreciable cuLs and firls are iitery in any event, we strongly recommend that the finar gradi.ng plans be reviewed to verify that their detrimentar effect on the slope stability is minimal , or co modify them further where required. Visuar- examination by quarified personner of the soils exposed in each cut wi]r be required to verify the design parameters used in proportioning foundations and retaining walls and in cut and fiIJ_ depth selections. As previously discussed, a rock_ fall hazard exists at this property. The presence of a number of rarge bourders on the surface in this area indicates that significant rockfarls have ended on the propert.y in the past. Recently, a nurnber of condominium buiJ-dings have been con_ structed directly upslope of the property. The presence of these buirdings obviously considerabLy reduces the probability that such large bourders wirr reach this s:.te in the future. At this time, we are not aware of the extent of rnitigation efforts made in these uphirr areas. rt is possibre that a large enough boulder couLd penetrate the buirdings and continue down the slope to the property. fn that event, however, the remaining energy would be rerativery row and cour-d probabJ-y be absorbed by a J-ow earthfilr berm and shal-low swa1e. we cannot recommend the extent of or. for that matter, the need for such a rockfall mitigating structure without further detailed evaluation of the -I6 - o hazard poEential. At rhis time, the warning of a low but actuaL possibility of rockfall must suffice. u,u unti.ipared in .n. ."",":'::'":::":::";"1,.:t.::t::::i::., site soils that consist of gravelly sands of moderate density. The scattered boulders found at the surface and occasionaL smalrer boulders in tne ground nay complicate excavation work. In general, these boulders will require extra effort rather than different and extreme methods such as blasting (which is not rdcommended in this developed area) . Because the varying granular soils at this site coul_d cave or slough from the sides of excavations, pdrticularly when wet, it is possible that some safety provisions such as che sloping or tracing of the sides of excavation over 5 feet deep eould be necessary. Any such safety provisions should conforn to reasonable industry safety practices and appli.cable OSHA regulations. In general, we believe that cuts not over I0 feet high should be stable for a short time (during construc- tion) without major retention structures. Depending on con- ditions encountered during construct.ion, the sides of cuts deeper than 5 feet may have to be sloped at L:3 (H:V) or shallower. Location specific examination of scils in excava- tions will be required to determine the exact extent and nature of any safety provisions. The soils on this site were found to contain sulfates in detrimental quanti.ties. Therefore, a -17- o Type rr cement woul-d be recommended in all concrete in contact with the soil. under no circumstances shourd carcium chloride ever be added to a Type II Cement. In the event that Type II Cement is difficult to obtain, a Type I Cement may be used, but only if it i.s protected from the soils by an j.mperneable membrane. The open foundation excavation must be inspected prior to the placing of forms and pouring of concrele to estabrish that adequate design bearing naterials have been reached and that no debris, soft spots or areas of uhusually low density are located within the foundation region. ALl fill placed below the foundation must be fulry controrled. and tested to ensure that adequate densification has occurred. It is extremely important due to the nature of data obtained by the random sampting of such a heterogeneous material as soil that we be informed of any changes in the subsurface conditions observed during construc- tion from those outlined in the body of this report. Con- struction personner should be made familiar with the contents of this report and instructed to relate any differences inmediately if encountered. It is believed that all pertinent points concerning the subsurface soils on this site have been covered in thi.s report.
