PROJECT: 2935 Manns Ranch Road Remodel
I observed the existing and as-built framing revisions to the low roof and upper floor framing of the
above referenced residence. A non-bearing wall was removed from below a beam between the
existing dining room and hall area. At the end of this wall was a bearing post that was also removed,
requiring a transfer beam. The existing double 'l 1 7/8" LVL beams (above the removed wall and at
the perpendicular transfer beaml both need to have one more 11 7/8" LVL added to them, for a total
of 3 LVL's at each beam location. A rough sketch of these beam locations and of the new
connections required is attached to this report.

This letter is to inform you of the results of the April 15,2003 Design Review Board meeting where
your proposal to remove three large spruce was heard. Beth Mason was in attendance as your
representative and gave a presentation of the need for the tree removal and the proposed
replacement landscaping. The Design Review Board discussed your proposal and made several
comments. Those comments include:
e Although the Board would like to see the trees remain as they help to break the mass of the
duplex up they generally understood the concerns regarding the driveway and foundation. lt is the
policy of the Design Review Board that when trees are removed that they be replaced with a several
trees which cumulatively amount to the height of the trees being removed. For example if each of
your three trees are determined to be 25 feet in height you would need to plant several trees on sight
which add up to 75 feet in tree height.
. The Board discussed the need for a comprehensive landscaping plan for the lot. There is
currently little to no landscaping on the site. The proposed landscaping to replace the three trees
should be placed logically on the site as a whole. The plan should include species name, quantity,
location, and height (size). The plan should also include the planting bed where the trees are today.
Please remember not to propose landscaping where you store snow that is plowed off your driveway.

TIME REOUIREMENTS
The Design Review Board meets on the lst and 3rd Wednesdays of each month. A complete
application form and all accompanying material must be accepted by the Crmmunity De\€lopment
Department a minimum of three and a half (3 1/2) weeks prior to the date of the DRB public
hearing.

C. Fpr new construction and additions, the applicant must stake and tape the project site to
indicate property lines, proposed buildings and building corners. All trees to be removed
must be taped. The applicant must ensure that staking done during the winter is not
buried by snow. All site tapings and staking must be completed prior to the day
of the DRB meeting.
D, Applicants who fail to appear before the Design Review Board on their scheduled meeting
date and who have not asked in advance that discussion on their item be postponed, will
have their items removed from the DRB agenda until such time as the item has been
republished.
E. If the DRB approves the application with conditions or modificationt all conditions of
approval must be resolved prior to the issuance of a building permit.

ADDMONAL REVIEW AND FEES

in addition to Town staff. Should a determination be made by the Town staff that an outside
consultant is needed, the Community Development Departrnent may hire the consultant. The
Department shall estimate the amount of money necessary to pay the consultant and thb amount
shall be forwarded to the Town by the applicant at the time of filing an application, Expenses
incurred by the Town in excess of the amount forwarded by the application shall be paid to the
Town by the applicant within 30 dal,s of noufication by the Town. Any excess funds will be retumed

III. IMPORTANT NOTICE REGARDINF ALL SUBMISSIONS TO THE DRB:
A. In addition to meeting submittat requirements, the
appJ-icant must sbake and tape the project site toindicate property lines, building lines and buildingcorners. A11 trees to be removed must be taped. Allsite tapings and staking nust be completed prior to the
DRB site visit. The applicant nust ensure that stakingdone during the wint,er is not buried by snow.
B. The review process for NEW BUILDINGS normally requirestwo separate meetings of the Design Review Board: aconceptual approval and a finaL approval . Applicantsshould plan on presenting thdir development proposal ata minimum of two meetings before obtainj_ng finalapproval.
C. Applicants who fail to appear before the oesign ReviewBoard on their scheduled meeting date and who have notasked in advance that discussion on their itern bepostponed, will have their items removed from the DRBdocket until such time as the item has beenrepublished.
D. The following items may, at the discretion of thezoning administrator, be approved by t,he CommunityDevelopment Department staff (i.e. a formal hearingbefore the DRB may not be required):
