Boiler Plant Sizing
Charlie:
Our work on this home involves the new installation of a Teledyne Laars IY\225 natural
gas boiler. This boiler is 25-5/8" wide by 24" deep. It is rated for 'blcove" installation
with 2' clearance to the rear and 4" clearance to the front of the boiler from combustible
surfaces-the depth of the closet is 30". The existing fifteen to twenty year old boiler is
being removed along with an older gas water heater. We are running new combustion air
per code as shown on the attached sketch along with a new l-1/4" black steel gas line
from a new gas meter set. We are heating the hot water for the home through an 80
gallon storage tank with internal heat exchanger. Also, we will be adding one new zone
of heat to the lower level and expanding the existing living room zone with the addition
ofnew baseboard heat. The new boiler has been sized to meetthe approx. 65,000 Btuh
ofhouse heat loss and provide energy for heating domestic hot water.

Dear Mr. Peel:
Per your request I have examined the above ref€renced property with respect to the potential for
debris flow damage to the proposed addition, consisting ofa roughly 18 ft by 30 ft ground level
expansion and a partially-enclosed second level with a deck overthe remainder, on the west side of
the unit. As you are aware the property is contained within a'Moderate Debris-Flow Hazart' zone
on the Town of Vail geologic hazard maps. The hazard is present in the form ofBooth Creek to the
north, northeast, and east ofthe existing duplex. The general area ofthe cul-de-sac at the end of
Manns Ranch Road is the upper end ofthe poody-developed alluvial fan at the mouth ofthe canyon
ofBooth Creek.
The lot and adjacent land between the existing structure and the creek is vegetated with aspen in tlte
+20-yr age range (probably reflecting construction clearing) with some older, and heavy underbrush.
There is no evidence of debris flow activity within this time frame, although subangular to subrounded
boulders incorporated in the top soil layer suggest that debris flows have occurred in the area in
Recent geologic timg as would be expected. The existing channel of Booth Creek is well north and
east ofthe structure, andmostly-naturaltopographic featureswill tend to deflect debrisflowmaterials
to the south and southeast, although it must be kept in mind that debris flows are by nature highly
unpredictable. The existing structure itself, which stands between Booth Creek and the proposed
addition, will provide significant additional protection to the latter.
The property does not fall within mapped rock fall, snow avalanohe, or debris avalanche hazard
zones. The proposed addition does not appear as though it will significantly alter drainage patterns
around the existing structure, although finished grading and landscaping should be designed so that
significant changes to curent drainage capacity and character do not occur.
The property is in a geologically sensitive area but the proposed addition as described will not
increase the hazard to other property or structures, or to public rights-of-way, buildings, roads,

streets, easernents, utilities, or facilities or otlrcr prop€rties of any kind. This report is intended to
comply with appropriate portions of Town of Vail Regulations Chapter 12-21-15, and nothing

1l Tear off existing BUR roofing and remove all debris from the site. Plath Construction
will keep the jobsite as clean as possible and practical during the construction, and a
thorougl cleaning of Plath's work areas will be performed upon completion. Plath
Construction will take all reasonable precautions to protect the interior of the building from
water and weather. However, Plath Construction shall not be held liable for any interior
damage sustained from leaks caused by sudden and/or unforseen storms that occur during
the tear off phase of this work.
2l Inspect the plywood for water damage, and replace as needed.** This work, if required, will be an additional charge over and above the contract price,
and will be charged at the rate of $ 1.75 per square foot. No additional charges will be
incurred without prior notification of, and authorization from, the owner or owner's
agent.**
3l Plath co$truction will provide all lnsurance and permits required by the Town of Vail
Building Department.
