outside ofour scope ofservices.
SCOPE Otr'STIJDY
This report presents the results ofa subsurface Soils and Foundation Investigation for the
proposed residences to be constructed on Lots l1 and 12, Vail Village West Filing No. l, Town of
Vail, Eagle County, Colorado. The purpose ofthe subsurface soil and foundation investigation was to
determine the engineering characteristics of the foundation soil and to provide recommendations for
foundation design, grading, and drainage from a geotechnical point ofview,
Geologic hazards evaluation is outside of our scope of services.
SITE DESCRIPTION
The proposed building site is located on a north facing slope, on the south side ofAlpine
Drive in West Vail, The topography of the site is steep, sloping in a general northerly direction, with
a very steep road bank. There is an old road cut across the lots, located at approximately 60 feet south
from Alpine Drive. The vegetation consisted of a pine and aspen forest with low underbrush.
Drainage is to the north, toward the street. The lots are vacanl
PROPOSED CONSTRUCTION
Based upon information provided by Ms. Sally Brainerd, and a set of plans by Rich and
Krusen Design for the They/Downey residencg dated April20, 1995, it is understood that the
proposed residences will consist of a two to three story wood frame construction stepped into the
hillside. The residence on lot I I will have a garage underneath the building, while the residence on
lot 12 will have an attached garage. Based on the grades shown on the Site Plan Phase tr, it is
understood that the maximum cuts will be concentrated near the front of the lots, and will be on the
order of l3 to 14 feet. Also shown on the site plan are several levels of retaining walls, located to the
east of the building on lot I I as well as between the buildings on lots I I and 12. The height of these
retaining walls will range from 3 to 6 feet. Loads are anticipated to be light, typical of residential
construction.
If the finalized plans differ significantly from the above understanding, we should be notified
to reevaluate the recommendations of this reoort.
F'IELD IIYVESTIGATION
The field investigation conducted on June I l, 1995, consisted ofdrilling, logging and
sampling three test borings. The test boring locations are shown on Figure No. l. The drilling of the
test borings was done with an all-tenain drill rig, with a 4-inch diameter continuous flight power
auger. The soil profiles ofthe test borings are shown on the Subsurface Exploration Logs, Figure
3
No's l-3. Soil samples for laboratory soil analysis and observation were taken at selected intervals by
advancing "Califomia" thin tube and a Strndard Split Spoon Samplers with a 140-pound hammer
falling 30 inches.
SUBSURFACE SOIL AND GROUNDWATER CONDITION
As shown on the Subsurface Exploration Logs, Figure No's l-3, the subsurface soil
conditions consisted of less than 1 foot of Topsoil, over slightly clayey, silty-gravelly SAND with
cobbles and boulders. Practical drill rig refusal on boulders was encountered in all three borings at
depths of20, 19, and 23 feet respectively. There was no ground water encountered in the test
borings at the time of drilling, The test borings were checked again after 24 hours and after 7 days,
and were found to be dry.
The soil samples taken from the test borings were tested for swelUconsolidation, moisture
content, unit weight, and grain size distribution. The test results are shown on Figure No's 4 to 10.
FOUNDATION RECOMMENDATIONS
Due to the steepness ofthe site and the steep road banks, the only area accessible for the drill
rig equipment was the old road that crossed over the lots. Consequently, all three borings were
located along the old road. The subsurface soil conditions encountered on the site, consisted ofless
than one foot oftopsoil over slightly clayey, silty-gravelly Sand with cobbles and boulders. The
silty sand exhibited low potential for hydro consolidation (additional settlement upon addition of
water).
The proposed residences should be supported with conventional type spread footings,
designed for a maximum allowable soilbearing pressure of 3,500 psf The footings should be placed
on undisturbed silty-gravelly SAND. Minimum width of 16 inches is recommended for the
continuous footings and 2 feet for the isolated footing pads. Continuous foundation walls should be
well reinforced, top and bottom, to span an unsupported length ofat least l0 feet.

A minimum of 48 inches of backfill cover is recommended for frost protection of the footing
subsoils. The foundation excavation should be observed by the undersigned to verify that the soil
conditions encountered during construction are as anticipated in this report.
The foundation excavation should be free from excavation spoils, fiost, organics and
standing water. Any overexcavation within the proposed foundation, should be backfilled in 8 inches
loose, level lifts, and compacted to a 100o/o of the maximum dry density and within 2 percent of the
optimum moisture content as determined in a laboratory from a Standard Proctor test (ASTM D-
698). Structural fill placed under footings should be tested by the engineer or her representatives on
regular basis.
SLAB CONSTRUCTION
The natural on-site soils, exclusive of topsoil, organics, and fill, are suitable to support
lightly loaded slab-on-grade construction. The subgrade for the slab-on-grade construction should be
proofcompacted to detect and remove soft spots. Overexcavated soft spots and other underslab fill
should be constructed with the on-site soil or other suitable material, compacted to a minimum of
95 percent of the maximum standard Proctor density (ASTM D-698). Suitable materia[ should be
fiee from topsoil, organics and rock fragments greater than 3 inches.
The concrete slab should be constructed over a 4-inch layer ofclean gravel consisting of-3i4
inch gravel with at least 50% retained on the No. 4 sieve and less than 3 percent passing the No. 200
sieve.
The concrete slab-on-grade should be reinforced and controljoints scored in accordance with
the American Concrete Institute requirements and per the recommendations of the designer to
reduce damage due to shrinkage. The concrete slab should be separated from the foundation walls
and columns with expansion joints to allow for independent movement without causing damage.
RETNNING WALLS
The foundation walls retaining earth at each step of the foundation and retaining structures
which are laterally supported should be designed to resist an equivalent fluid density of60 pcffor an
"at-rest" condition. Laterally unrestrained structures retaining the on-site earth should be designed to
resist an equivalent fluid density of40 pcf for the "active" case.
The above design recommendations assume drained backfill conditions and a horizontal
backfill surface. Surcharge loading due to adjacent structures, weight oftemporary stored
construction materials and equipment, inclined backfill and hydrostatic pressure due to undrained
backfill should be incorporated in the design.
It is strongly recommended to provide a perimeter drain with a free draining backfill or a wall
drain behind every retaining wall. These drains should be sloped to a suitable outtet.
UNDERDRAIN SYSTEM
In order to reduce the risk of surface water infiltrating the foundation subsoil, installation of a
foundation perimeter drain is recommended. The foundation perimeter drain should consist of a 4-
inch diameter perforated pipe sloped to a suitable gravity outlet, or to a sump pump location, at a
l/4 inch per foot if flexible or at a l/8 of an inch if rigid pipe is used. The bottom of the trench
adjacent to the footing should be lined with a polyethylene moisture banier glued to the foundation
wall. The drain pipe should be placed over the moisture barrier and covered with a minimum of 6
inches of -3l4 inch free-draining granular material. Geotextile Mrafi l40N or equivalent) should be
used to cover the free-draining gravel to prevent siltation and clogging ofthe drain. The backfill
above the drain should be granular material to within 2 feet ofthe ground surface to prevent a
buildup ofhydrostatic pressure. The top one foot ofthe backfill material should consist ofa
relatively impervious fitl. The backfill should be sloping away from the building.
SITE GRADING AND DRAINAGE
It is understood, that the maximum cuts on the site will not exceed 14 feet. The ma,rimum
anticipated cuts at the rear ofthe buildings will be on the order of6 to 8 feet.
The excavation ofthe site should be done in stages. Each successive cut should be stabilized
prior to the start ofthe next cut. Proper drainage should be maintained throughout the construction
process. Unretained cuts should be no steeper than 2:l (2 horizontal to I vertical).
Exterior backfill should be compacted at or near the optimum moisture content to at least
95To of the maximum standard Proctor density under pavement, sidewalk and patio areas and to at
least 90% of the maximum standard Proctor density under landscaped areas. Mechanical methods of
compaction should be used. Do not puddte the foundation excavation.
The site surrounding the building structure should slope away from the building in all
directions. A minimum of 12 inches in the first l0 feet is recommended in unpaved areas, and three
inches in the first 10 feet in paved areas. The top ofthe granular foundation backfill should be
covered with a minimum of I foot of relatively impervious fill to reduce the potential of surface
water infiltrating the foundation subsoils.
Surface water naturally draining toward the proposed building site should be diverted around
and away from it by means of drainage swales or other approved methods.
The roof drains and downspouts should extend and discharge beyond the limits of the
backfill,
LAWN IRRIGATION
It is not recommended to introduce excess water to the foundation soils by installing
sprinkler systems adjacent to the building. The installation ofthe sprinkler heads should insure that
the spray from the heads will not fall within 5 feet of foundation walls, porches or patio slabs. Lawn
inigation must be controlled.
LIMITATION
This report has been prepared in accordance with locally accepted professional Geotechnical
engineering standards for similar methods of testing and soil conditions at this time. There is no
other warranty either expressed or implied.
The findings and recommendations ofthis report are based on field exploration, laboratory
testing of samples obtained at the specific locations shown on the Location Sketch Figure No. I and
on assumptions stated in the report. Soil conditions at other locations may vary, which may not
become evident until the foundation excavation is completed. If soil or water conditions appear to
be different from those described in this report we should be contacted immediately to reevaluate the
recommendations of this report.
This report has been prepared for the exclusive use of Mr.Thom Theys, c/o Ms. Sally

lines need to come down the existing lO-foot easement between 1826 and 1828 Alta Circle, Mr.
Gustafson was concerned about the removaVdestruction of a l5-foot pine tree located at the west
side of his property. The Eagle River Water & Sanitation Dishict claims 2O-foot (width) and 10-
. feet (beyond the orientation of the line coming into the property) prescriptive easement for the
existing sewer main coming offof Alta Circle and close to the property line of 1826 Alta Circle.
This would allow the 3 service lines to be placed away from the existing landscaping (pine tree).

As you are aware, the Town of Vail is agreeable to reviewing an application for a grading
permit to allow for the excavation and stabilization of Lot lz,Varl Village West Filing
No.l Subdivision.
It is our understanding that the issuance of said permit will allow Dantas Builders, Inc.
access to fill dirt that will be removed in the constnrction of a new single family
residence on Lot 12 and to begin the process of stabilizing the cut slope for funre
construction,
As you know, this is not a process haditionally allowed by the Town of Vail Community
Development Deparhnent. In this instance, glven the oppornmity to minimize the
amount of site disturbance to Lots 10 and 11, the need for access to the available fill dirt,
and the fact that a complete building permit has been submitted to the Town for a full
buildirig permit for constuction on lnt 12, the Town of Vail Community Development
Departrnent is accepting ofthis phased approach.
I can not stress to you enoug! that we do not take this approach lightly. It is only because
ofthe unique situation and extraordinary circunstances surrounding your project that we
are allowing for the grading perrrit to be issued prior to the issuance of a full building
permit.
It is my hope that you too will recognize the sensitivity and seriousness of this approach.
I can not guarantee that the Town will permit such an approach again in the future, and
therefore, I stongly elrcourage you to not rely upon this approach in the scheduling of
future development projects.

the placement of the Limits of Disturbance fencing to being the road cut. The Limits of Disturbance (LOD)
fencing that was staff approved for the road cut (DRB05{323) is as follows:

. extending from 8062 at the west side of Lot 11 to 8060 at the east side of Lot 11
. extending from 8060 at the west side of Lot 10 to 8038 at the east side of Lot 10
However, the LOD fencing that was approved by the Design Review Board at the initial time of review is as
follows:

submitted for additional reviiw by the D-esign Review Boaid at their meeting on August 36, 2005. The
landscape plan, dated O7l27lO5, was submitted to reflect the addition of landscaping and some temporary
inigation within the benches between Lots 1 1 and 12, Vail Village West 1" Filing, per the Design Review
Board's request at the time of the final approval of Lot 12 on July 20, 2005.

PUBLIC WORKS PERMIT PROCESS
How it relates to Building Permits:
1) Fill out our check list provided with a buildino oermit aoolication.
lf yes was answered to any of the above questions then a "Public Way' is
required. You can pick up an application at either Community Development,
located at 75 S. Frontage Road or Public Works, located at 1309 Vail Valley Drive.
2) Notice sign offs for utility companies. All utilities must field verify (locate)
respective utilities prior to signing application. Some utilig companies require up
to a 48 hour notice to schedule a locate.
A construction tratfic control/staging plan must be prepared on a separate sheet
of paper.An approved site plan may also be used. This plan will show locations
of all traffic control devices(signs, cones, etc..) and the work zone, (area of
Construction, Staging, etc..). This plan will expire on Oct. 'lSth. and will need to
be resubmifted for approval through the winter.
Sketch of work being performed must be submitted indicating dimensions (length,
width & depth of work). This may be drawn on the traffic control plan or a site
plan for the job.
Submit completed application to the Public Works's office for review. lf required,
locates will be scheduled for the Town of Vail Electricians and lrrigation crew. The
locates take place in the morning but, may require up to 48 hours to perform.
The Public Work's Construction lnspector will review the application and approve
or disapprove the permit. You will be contacted as to the status and any that may
needed. Most permits are released within 48 hours of being received, but please
allow up to one week to process.
As soon as the permit is processed, a copy will be faxed to Community
Development allowing the "Building Permit'to be released. Please do not confuse
the "Public Way Permit" with a "Building Permit" to do work on a project itself.
NOTE:
* The above process is for work in a public way only.* Public Way Permits are valid only until November 15th.* A new Public Way Permit is required each year if work is not complete.

Effective June 20, LggL, the Town of Vail Building Department has
developed the following procedures to ensure that new constructionsites have adeguately established proper drainage from buildingsites along and adjacent to Town of Vail roads or streets.
The Town of Vail PubJ-ic Works Department will be required toinspect and approve drainage adjacent to Town of VaiI roads orstreets and tbe installation of temporary or permanent culverts at
access points frorn tbe road or street on to the construction site.
Such approval- must be obtained prior to any request for i-nspect.ionby the Town of Vail Building Department for footings or temporaryelectrical or any other inspection. Please call 479-2L60 torequest an inspectj-on from the Public Works Department. Allolr a
