- Existing lower deck and additional materials will be removed from site
- Some minor grade work will ne,ed to be done to allow room for new joist (2x12)
old joist are just 2x6
- Deck will be constructed with ACQ support shucture as well as redwood decking,
and wrapped in 1xl2 and lx4 rough hewn cedar fascia
- No railing will be constructed because deck will be mostly ground level with no
areas exceeding 24 inches above grade
- Deck construction will occurin areas indicated on survey
- The new deck will not extend further than existing upper deck

A. Submittal requirenents: The owner or authorized agentof any project requiring design approval as prescribedby this chapter may submit plans for conceptual reviewby the Design Review Board to the Department ofCorununity Development. The conceptual review isintended to give the applicant a basic understanding ofthe compatibility of their proposal with the Town, s. Design Guidelines. This procedure is recomrnendedprimarily for applications more complex than single-family and t.wo-family residences. However, developersof single-family and two-family projects shalL not beexcluded from the opportunity to request a conceptualdesign review. CompJ-ete applications must be submitted.

B. Procedure: Upon receipt of an application forconceptual design review, the Department of ComnunityDevelopment shall review the submitted materials forgeneral compliance with the appropriate requirement,s ofthe zoning code. If the proposal is in basic
compJ-iance with the zoning code requirements, theproject shall be forwarded to the DRB for conceptualreview. If the application is not generally incompliance with zoning code requirements, theapplication and submittal materials shall be returnedto the applicant with a written explanation as to whythe Community Development Department staff has foundthe project noL Lo be in compliance with zoning coderequirements. Once a complete application has beenreceJ.ved, the DRB shall review the submitted conceptualreview application and supporting material in order t,odetermine whether or not the project generally conplieswith the design guidelines. The DRB does not vot.e onconceptuaL reviews. The property owner or hisrepresentative shall be present at the DRB hearing.
