Zoning. Primary/Secondary Hazards: Unstable Soils GRFA: 3,204 sq. ft. Density: one unit allowed, plus one deed restricted Employee Housing Unit Site Coverage: 2,223 sq. ft. (if slopes are not greater than 30%) 1,667 sq. ft. (if slopes are greater than 30%) Setbacks: 20ll5ll5 (gange allowed in front setback if slopes are greater than 30%) Height: 33 ft. for sloping 30 ft. for flat Height is calculated lo existing or finished grade, whichever is more restrictive. All ridge and eave elevations need to be labeled on the site plan. Staf then calculates to the grade directly below the ridge/eave. Parking: based on GRFA. Three spaces will be required if one unit and maxes CRFA. EHU will generally require 2 spaces, but one EHU space must be enclosed.
