At this tl-ne, it is in rny opinion that the large aspen tree
located at the above mentioned lot is in no apparent health risk
due to the renovaL of a large root on the west side of the tree.
However, wtren a tree I s roots are cutr the tree experiences a
certain amount of Etress. This stress could potentially nake the
tree more susceptibLe to disease.
I also feel that, given the size of root renoved and location
of the tree on the recently cut hillside, the tree could eventually
faII over under sorne conditions (i.e. high winds, severe erosions,
or heavy snow).

L. Retaining walls in the front setback are only allowed to bethree feet high.
2. The terrace slopes in the area of the driveway should beplanted with flowering shrubs.
3. Trees should be protected during construction. This shouldbe indicated on your plans.
4. Indicate the retainage along the walkway up to the entry.
5. Junipers shouLd have height. Low spreading Junipers arenot recommended for this situation.
6. Instead of using railroad ties for retainage, please useboulders.
7. AII evergreen trees should have a minirnum height of sixfeet and deciduous trees a rninimurn caliper of two inches.
8. The Board liked the colors for the house.
The following information must be subnitted before the project erillbe scheduled for final review by the Design Review Board:
1. The lot area should be indicated on your survey.
2. The roof ridge should be shown on your site p1an. Finishedgrade and existing grade should be indicated on either endof the roof ridge. Eave height should be shown for eachcorner of the house. Once again, finished grade andexisting grade should be shown at these points.

Based on areview of the equivalent fluid weight value given in the report, our telephoneconversation, and the slope conditions uith respect to Ehe orientation of theresidence, r concluded that the equivalent fluid veight for Ehe at restpressure could be reduced to 65 pcf. SCOPE
This report presents the results of a soils and foundation investi-
gation for a proposed residence to be located on Lot 28 of Vail Village
West, Filing No. l, Vail, Colorado. A description of subsurface condi-
tions found in exploratory borings, reconmendations for foundation con-
struction, criteria for design of foundations, and our recommendations
for below grade construction are presented in this report. The report
was prepared based on conditions found in the exploratory borings'
results of laboratory tests, and our experience with similar subsurface
conditions i-n the Vail area. The recorunended foundation construction
procedure is influenced by the proposed building and anticipated founda-
tion loads. hle should review our recommendations if the plans for the
building are changed. A summary of our conclusions and recommendations
is presented in the following paragraphs.
STJMMARY OF CONCLUSIONS
l. Subsurface conditions found in the borings consisted of 2.0 to
3.5 feet of topsoil underlain by very stiff sandy gravelly clay
to a depth of about 12.5 feet. Beneath the very stiff clay a
sandy medium stiff, very noist clay was found to the maximum
depth explored of 41 feet.
2. No free ground nater was found in the borings at the time of
this investigation, hovever, free ground water was measured in
the borings at depths of 20.5 and 41 .0 feet 4 days after
completion of dril1ing.

3. The residence may be constructed with a spread footing founda-
tion system,
4. Below grade construction at this site requires special precau-
tions as outlined in this report in order to maintain the
stability of the slope and sides of excavation.
5. Retaining wa11s need to be designed and construcEed for cut
areas as well as foundation wal1s.
6. Slab-on-grade construction is possible on this site with 1or"t
risk of slab movement.
7. Good surface drainage should be maintained at all times to
reduce the risk of foundation sol1s becoming wetted.
PROPOSED CONSTRUCTION
At the time of this investlgation a 3-bedroorn residence with a 2-
car garage was planned. The residence will be of wood frame construc-
tion with stucco finish exterior above grade and cast-in-p1ace concrete
construction below grade. The ground surface of the site slopes and,
therefore, the structure will be stepped to better fit the slope of the
site. Below grade construction wj.11 occur for the garage and upper
levels on the uphil1 side of the residence. The maximum depth of exca-
vation will occur in the garage area, which will be approximately 20
feet below grade and the below grade excavation for the remainder of the
residence will vary from 10 to 13 feet. Retaining wal1s will also be
needed along the cuts for the driveway.

SITE CONDITIONS
The site slopes at about 40 percent downward in a northwesterly
direction. There is an existing cut along the northwest side of the 1ot
for the existing Alpine Drive. The slope of the cut is about I to I
wi-th a maximum height of about 10 to 12 feet. At the time of our inves-
tigation the site was covered with I to 3 feet of snow. A road was
excavated to provide access for the drill rig. The visible vegetation
on the site consisted of Aspen trees. 0vera11 drainage of the area is
in a northerly direction. The 1ot ls located at the north edge of an
o1d landslide zone as indicated on the Map of Potential Geologic Hazards
prepared by Charles S. Robinson and Associates, Inc. Residences have
been constructed uphill of this site, east of the site, and downhill of
the site.
INVESTIGATION
Subsurface conditions were explored by drilling 2 borings at the
locations shown on Fig, 2. The borings vere drilled on March 17, 1989
using a 4-inch diameter continuous flight power auger mounted on a
tracked rig. Upon completion of drilling a 2-inch diameter slotted PVC
pipe was stalled in each bori.ng so that water levels could be measured.
A field engineer was on the site to supervise the drilling' 1og the
borings, visually classify the subsurface naterials, and obtain samples
for laboratory testing. A description of the subsurface materials
observed in the bori-ngs, penet.ration resistance values, and a summary of

laboratory test results are shovtt on the Logs of Exploratory Borings,
Fig. 3.
The laboratory investigation included visual classification of all
samples and testing of selected ,samples for moisture content, dry
density, and unconfined compressive strength. Results of the laboratory
tests are presented on Fig. 3, Logs of Exploratory Borings and in
Table I.
SUBSURFACE CONDITIONS
Subsurface conditions consisted of 2.O to 3.5 feet of topsoil
underlain by a very stiff, moist, sandy, gravelly clay to a depth of
about 12.5 feet. Beneath the very stiff clay a medium stlff, very
moist, sandy clay was found to the maximum depth explored of 41 feet.
0ccasional gravels were observed in the medium stiff c1ay. Unconfi.ned
compressive strength tests indicated strengths varying from 1,400 to
4,940 psf with an average of about 3,000 psf,
No free ground water was found in the borings at completion of
dri11ing. However, some free moisture was observed on a fer+ samples and
4 days after cornpletion of drilling free ground water was measured at
depths ot 20.5 feet in Boring TH-l and 41 feet in Boring TH-2.
FOUNDATION
The subsurface soils at this site consisted of topsoil , very stiff
clay and medi.um stiff clay. The topsoil is not suitable for support of

foundations but the rnedium stiff and stiff clays will safely support
spread footing foundation systerns. We recommend a spread footing foun-
dation system be designed and constructed in accordance with the
followi-ng criteria:
Footings should be supported by undisturbed clay soils beneath
the topsoil. Soils loosened by rnachine excavation should be
cleaned from the excavation prior to placing concrete for the
footings.
Wall and column footings should be designed using a maximum
allowable soil bearing pressure of 2,500 psf.
Dimensions for column footings should be at least 24 inches by
24 inches and for continuous wal1 footings should be at least
16 inches wide. The footi.ng widths may be greater depending on
the loads of the structure.
Continuous foundation walls should be reinforced, top and
boctom, to span 1oca1 anomalies in the soil.
If pockets of soft soils are found in the bottom of the excava-
tions, the soft soils should be excavated to exPose firm soils.
The bottom of the foundations may be constructed on the firm
soils or the resulting excavation may be backfilled with com-
pacted soil or lean concrete. Any soils placed as backfill
should be placed in thin loose lifts, moisture conditioned and
compacted to at least 100 percent of the standard Proctor
rnaximum dry density (ASTM D-698).
ExLerior footings of wa11s should be protected from detrimental
frost acti-on. The normal depth of frost protection in this
area is at least 4 feet beneath the ground surface.
A representative of our office should inspect the boEtom of the
completed excavations prior to constructing footings.
BELOW CRADE CONSTRUCTION
Present plans are to excavate a naximum of 20 feet beneath the
existing ground surface for construction of the garage. The orientation

of the residence is such that the excavation for the garage will vary
from about 8 to 20 feet beneath the existing grade. The maximum cut
will occur on the uphill easterly corner of the garage.
The site is located in an area which has been mapped as an o1d
landslide zone. In addition, during construction of a residence in the
area the construction slopes became unstable resulting in a slope
failure- Analysis of the stability of the slope conditions resulting
from the excavation for the garage indicates a factor safety of about
I.2. This factor of safety does not include water along the failure
surface and, therefore, if water does develop the factor of safety would
be below I and result in failure of the slope. The stability analysis
indi-cates the excavation is possible and that duri-ng constructlon the
slope can be stable. Hovever, with a low factor of safety of 1.2 great
care needs to be exercised during construction so that the slope remains
stable.
We recommend if at all possible that the depth of excavation be
reduced by raising the residence. During construction' we reconmend
that all the following precautions be taken to reduce the risk of slope
failure:
l. Brace the sides of the excavation.
2. Excavate only materials necessary to construct the walls.
3. Leave as nuch soil i.n the excavation as possible and excavate
t.hese soils after construction of the wa11.
4. Construct the wal1s wi.th methods and techniques that reduce
construction time.

Excavation should noE be performed during peak runoff periods
but after approximately July 15. A nore precise time could be
determined by measuring ground vater 1evels in the PVC pipe
installed in the borings and when the water level is below the
depth of ihe proposed excavation, the excavation could begin.
If seepage of water from the side of the excavation is
observed, it should be reported immediately to our office so
that we can recommend methods for safely controlling the flow
of water.
We should review the proposed excavation plan prior to
beginning construction.
RETAINING AND FOUNDATION WALLS
Basement and retaining wa1ls will be constructed which will require
lateral design pressures. Lateral earth pressures depend on the type of
backfill , natural ground surface slope behind the wa11, and the hei.ght
and type of wal1. Where wa11s are free to rotate sufficiently to
mobilize the strength of the backfill, the walls should be designed to
resist the "activet' earth pressure conditions. Where wa11s are
restrained, which normally occurs in a basement wall, the wa11s should
be designed to resi-st the earth pressure "at restn condition. For
design an equivalent fluld veight of 55 pcf should be used for the
t'active" earth pressure and an equivalent fluid weight of 8O pcf should
be used for the "at resttt earth pressure. The equivalent fluid weights
include allowance for the sloping conditions behind the wa11s but do not
include allowances for surcharge loads due to hydrostatlc pressures or
live 1oads.

Backfill behind or adjacent to wa1ls should be compacted to at
least 95 percent of the standard Proctor maximum dry density (ASTI"i D-
698). The backfill should be placed i.n thin loose lifts at or above the
optimum moisture content. Placement and conrpacEion of the fill should
be inspected by a representative of our office.
To reduce the possibility of developing hydrostatic pressures
behind retaining wa1ls, we recommend the provision of a layer of clean
sand and gravel or nanufactured drainage system immediately adjacent to
the back of the wa1l. Sand and gravel should have a maxinum size of 1.5
inches and have a maximum of 3 percent passing the No.200 sieve.
hlashed concrete aggregate will be satisfactory for the drainage layer.
The gravel drain fill or manufactured dralnage system should extend fron
the bottorn of the wa11 to within 2 feet of subgrade elevation. The
water can be drained from the gravel by a perforated pipe with co11ec-
tion of the water at the bottom of the wall leading to a positive
gravity outlet. A typical detail for a wa11 drain j-s presented on Fi.g.
4.
FLOOR SLABS
The near surface soils at proposed floor slab elevations can
consist of topsoil, stiff clay or medium sti.ff c1ay. The clay soils
will safely support floor s1abs. If topsoil occurs at proposed floor
slab elevations, it should be overexcavated to expose the underlying
clay soils and then backfilled vith compacted on-site clay soi1s. We

recommend the soils be placed in thin loose lifts, moisture conditioned,
and compacted to at least 95 percent of the standard Proctor maximurn dry
density (ASTll D-698). We also recommend a 4-inch layer of free draining
gravel be placed beneath the floor slabs to provide a moisture break
betr+een the clay soils and the concrete slab.
SURFACE DRAINAGE
The risk of wetting foundation soils and soils behind the founda-
tion wa1ls can be reduced by carefully planned and maintained surface
drainage. We recomnend the following precautions be observed during
construction and maintained at all times after the residence is com-
pleted:
l. Wetting or drying of the open foundation excavation should be
avoided as much as possible during constructj-on.
2, A11 surface water should be directed away from top and sides of
excavation duri.ng construction.
3. The ground surface surrounding the exterior of the residence
should be sloped to drain away from the residence in all
directions.
4. Backfill around the foundati-on wa11s should be moistened and
compacted to at least 95 percent of the standard Proctor
maximum dry density (ASTll D-698).
LIMITATIONS
Our borings were spaced to obtain a reasonably accurate deternina-
tion of foundation conditions beneath the site. Variations in subsur-
face conditions not indlcated by the borings are always possible. We

should review the proposed excavation plan and observe the completed
excavation to confirn that the soils are as indicated by Ehe borings.
Placement and conpaction of fill should be inspected. The recommenda-
tions and design criteria presented in this report are based on the
structure as it is presently designed and on the subsurface conditions
as observed at this tine, therefore, the criteria presented in this
report is valid for 3 years frorn the date of this report.
