This goal guided our conversation several weeks ago, during which we came to the conclusion that both the site coverage and side setback variance requests could be lessened in scope from the proposal that has already been submitted. The conversation may be summarized as follows: D Reducing the width of the garage to twenty four feet (24') would allow for a total garage area (including the stairway into the main house) to be 600 square feei or less, which is the maximum exempted size of a two car garage for properties within the Town. Anything over 600 square feet will likely not be as supportable by the Staff due to the fact that its size exceeds the "minimum amount necessar/ for a two car garage, which is the basic intent of the proposal. F Location of the strairway at the back of the garage may allow the garage to decrease in size and thereby lessens unnecessary encroachment into the setbacks. Please be aware the requirement that sixty percent (60%) of the lot be landscaped (and all other development standards) musl be adhered to should another proposal be submitted.
