Dear Ross:
This letter is to confirm the current and future gross residential floor area and site coverage
allowances for the above referenced lot. According to Town of Vail files the curent lot (prior to
recordation of the new plat) is 14,333 sq. ft. This lot size allows a single family home with GRFA
of 4,008.25 sq. ft. Under the approved plat which is not yet recorded, the lot is 16,098 sq. ft.
This lot size allows a two-family residence with a total GRFA of 4,709.8 sq. ft. This rcpresents
an increase in density by one dwelling unit and an increase of 701.55 sq. ft. in GRFA.
Additionally, the increase in lot size also results in an increase in allowable site coverage of 353
sq. ft. (3,219.6 sq. ft. total).
