The site plan included with the building permit application
shows the proposed restroom quite a distance away ftom the
exisitng stand of trees. In an on site meeting with Jeff
Babb of Vail Resorts and Town Staff it was determined that
the restroom facility wonld be located in a nanrally
occuring notch/indent on the eastem side of the exisitng
tree stand approximately in the middle of the north south
length of the trees. It was determined that this was the
best location to provide the maximum amount of screening by
existing trees. If it is necessary for staff to meeting the
applicant on site to reaffirm the location prior to the
start of consruction please call Warren Campbell at
97G479-2148 and schedule a meeting on site.

SPECIAL PROVISIONS - BUILDING CONSTRUCTION SPECIFICATION
l. Basic Gonsiderations
A. Furnishing a plant-fabricated restroom and foundation/vault, installed in accordance with this and other
sections of these specifications. The structure must meet or exceed these specifications.
B. The contractor/olvner will furnish and install plant fabricated facility, Model #OUTBAGK National Value
Engineered Structures by Biological Mediation Systems, Inc., Ft. Collins, CO 80526, 1-800-524-1097.
C. The building and foundation/vault must be engineered and pre-manufactured, including building str''lcture,
foundation/vaull wiring, and other elements shown on the drawings. Building supplier must be certified to
build prefabricated buildings in the State in Colorado.
ll. Site Preparation, Excavation and Fill
A. Initial site preparation will be under the direction of the goveming agency (owner), i.e., removal of existing
lawns, shrubs, or dirt in the area of the building.
B. All materials and design of wallolays, ramps, and railings will be provided by owner.
C. The crane for off loading and setting the structure onsite will be the responsibility of BMSI . lf truck and
crane access is not available the owner will be responsible for setting the building.
lll. Utility Hook-Ups
A. The main electrical supply, connection, meter and disconnect will be the responsibility of the owner.
lV. Anchoring of the Restroom
A. Anchoring the restroom to the foundation shall be per manufacturers drawings and specification- This shall
be the responsibility of the BMSI.
V. Building Material / Construction Specification
A. The structure shall be National Value Engineered Structures lUlodel #OUTBACK Biological Mediation
Systems, lnc.
B. The structure shall consist of two factory constructed units. The foundation/vault module shall contain the
WRS, vault evaporation system, factory installed including a 30 mil PVC liner. All necessary connections
between the building and foundation/vault will be the responsibility of the owner. The restroom module shall
be factory constructed compleie with trusses, decking and roofing materials.
C. The slrucfure shall be designed under the direct supervision of a Professional Engineer licensed in the
State of Colorado and all plans shall bear his seal.
Vl. Floor System and Foundation/Vault
A. Restroom floor: The floor shall be a one piece structural monolithic precast concrete slab manufuctured
in a closed environmentally controlled plant. Concrete to develop 4,000 psi in 28 days. The floor slab shall
be designed and engineered with pick-up points for possible future relocation. The slab shall be 4" thick
concrete with a 4" steel angle around the entire perimeter of the slab, the floor finish shall have a non-skid
broom finish. After the slab is cured it will be sealed with a two part epory coating. The structural rebarand
wall anchor botts shatl be wetdO ti'" perimeterangle, the minimum rebarf snail be#4 at 12" on cenier.
The anchor bolts will be embeddE in a minimum 4" of concrete, the walls will bEinstalled directly on concrete.
Installation of walls on fenous (steel) surhces will not be permitted. Floor drains will be precast into the slab.
B. Foundation shall be manufactured in a closed environmentrally controlled plant. Construction shall be 6"
thick concrete floor with 4" concrete walls. Concrete to develop 4,000 psi in 28 days. The floor slab shall be
designed and engineered with pick-up points for possible future relocation.
C. Bidders must have minimum 3 years experience in building these floor systems. The floor system shall
be build by a precast company thai is currently certified by the National Precast Concrete Association-
Vll. Wood (Structural wood members to be S.Y.P., S.P.F., or Hem Fir)
A. Wall Framing: Dried, nominal 2 x 4 and nominal 16" on center. Walls shall be built in single piece sections.
All nails for structural framing shall be mechanicallygalvanized.
B. Roof Framing: Engineered trusses.
C. Roof Sheathing'. 15132 'CDX' plywood.
Vlll. Thermal and Moistute Protection
A. Roofing Material: Shall be 26 ga. metal roofing, factory installed with matching trim, factory installed.
Color to bi chosen by owner from itandard color chart (26-GA/Colorfast 30@ Finishes). lt shall be installed
over 30# roof underlayment per manufacturels recommendations.
B. Soffit/fuscia: 26 ga. metal to match roof color.
C. Drip Edge: 3" X 3' 26 ga. metal to match roof color.
D. Sealants: 100% silicone sealant.

lX. Finishes
A. Restroom Interior: BMS vandal resistant sanitary wall system. Product shall be Kemlite@ with Surfaseal@.
Fiberglass reinforced plastic wall system, floor to ceiling, corner to corner void of molding and drive rivet
fasteners. Will not mildew, rot or rust Easy to clean, resistant to high moisture and corrosive environment,
can be scrubbed or steam cleaned. Graffiti and scratch resistant, color white. 3/32" thick, class C, pebble
grain finish, fiberglass reinforced plastic (FRP) laminated to ACX Plywood.
B. Restroom Ceiling: Ceiling shall be fiberglass reinforced plastic (FRP). Color white.
C. Interior Wall Corner: 1%" x 1%". 93" stainless steel, fastened to wall with stainless steel vandal resistant
sctews.
D. Base: 4'x1h" extruded aluminum 6063-T6, clear anodized finish, with eased top edge, fastened to wall
with stainless steel vandal resistant screws.
E. Exlerior Siding: Ship lap log siding.
F. Paint and/or staining: Color to be chosen by owner.
G. Comer Trim: 1X "D' grade pine.

SPECIFICATIONS: These panels are manuiactured by a
continuous laminating process in leng:ths as required.
Composilion:
1. Reinforcemenr random chopped fiberglass roving.
2. Resin mix: Modified polyesler copolymer and inorganic fillers
and pigments.
Finished panel quality:
1. Panels shall have a wear side with a pebble-like embossed
finish. Color shail be uniform lhroughout, as specified. Other
colors can be manufaclured. The back side shall be smoolh.
Back side imperfections which do not atfect functional
properties are nol cause for rejection.
2. Physical properties shall be as set torth in Table 1.
3. Product quaiity standards and tolerances for panel
weight and thickness shail be set lorth in Kemlite's ' -'\
Quality Control Procedures/Standards which are available )
on requesl.
4. Dimensions shall be as specilied on purchase order,
slblect to the following lolerances:
Width: t1l8' (3.2 mm)
Length: tl18" (3.2 mm) up to 12' (3.7 m)
Squareness: not more than 1/8" (3.2 mm) out of square.
5. Panels shall be installed in accordance with manufacturer's
guidelines as set forth in Kemlite's 'lnstallation Guide."

FABRICATING RECOMMENDATIONS:
Nole.' Protect your eyes with goggles; cover your nose
and mouth with a filter mask when cutting Glasbord panels.
Hand tabicating: Drilling-high speed drill bit (60' cutting
anqie, with 12' - 15' clearance) or hole saw.
Staplind: Standard pneumatic stapi'er.
cutt no; Sheet metil shears or cirbular saw with reinlorced
cSrborundum or carbide-tipped blade.
Production fabricating: Use carbide -tipped tools. Straight
cuts can be sheared (90'cutting edge with .002'(.05 mm)
clearance) or sawed. For itregular cuts, use die punch or
band saw.
STORAGE:
All Kemlite products should be stored indoors. When outside
storage is necessary, cover and protecl from the weather
and exposure to sunlight.
NOTICE:
Near heat source - Glasbord panel producls may discolor when
installed behind or near a heat source which radiates
temperatures exceeding 130" F (55'C) such as cookers, ovens,
and deep tryec.
Panels will provide a clean, aesthetically-pleasing finished
inslallation. However, by nature, fiberglass reinforced plastic
paneling may occasionally have small areas that are
aesthetically unacceptable foruse. Panels should be in-
spected on-site prior to installation. lf any portion ol material
will not provide an acceptable appearance, Kemlite should
be notified at once. Upon verification of unacceptability, thal
portion ol material will be replaced by Kemlite. Kemlite's sole
responsibility is f or the replacement ot defective material but
not for labor or other handling or installation expenses.

ME Series Frames shall be formed from 18, 16, or'14 gage
cold-rolled sleel, hot rolled steel or galvanized steel. MH Series
Frames shall be formed from 18, 16, or 14 gage cold-rolled steel,
hot rolled sleel or galvanized steel. (14 gage maximum height of
8'0"). Frames shall be either knocked-down or have corners
welded and ground smoolh. Comen shall have aligning tabs and
slols for secure and easy interlocking ol jambs to head.
Frames shall be provided with g/32" silencer preparation, (3)
per slrike jamb and (2) per head for double openings for
field application and after finish painting. Frames fo( 1314' (44)
doors shall have I gage steel universal hinge tap plate projeclion
welded with provisions for 4 112' (114) x 4 1/2' (114) template
type hinges and 14 gage steel strike reinforcement plale,
extruded and formed to the equivalenl of 10 gage proiection
welded with provision for Universal ANSI A1 1 5. 1 or ANSI 41 1 5.2
strike. Fnames for 1 3/8" (35) doors shall have ll gage steel
hinge reinforcement plates projection welded wiih provisions lor
3 1/Z (89) x 3 12' (89) lemplate type hinges and 14 gage steel
strike reinforcemenl plale projection welded with provision for
cylindrical ANSI A115.3 strike.
Heinforcement for surface.closer shall be 12 gage sleel.
Proper reinforcement shall be provided for other hardware
when required.

PURPOSE AND SCOPE OF STUDY
This report presents the results of a subsurface exploration program to provide
foundation recommendations for the proposed Chair 12 Bathroom to be located at the
Vail Ski Resort in Vail, Colorado. Our work was performed in general accordance with
GROUND's proposal number 0509-1383 dated September 9, 2005.
A subsurface exploration program was conducted in order to obtain information
regarding the subsurface conditions. Material samples obtained during the subsurface
exploration were tested in the laboratory to provide data on the classification and
engineering characteristics of the on-site soils. The results of the subsurface exploration
program and laboratory tests are presented herein.
This report has been prepared to summarize the data obtained and to present our
conclusions and recommendations based on the proposed construction and the
subsurface conditions encountered.
PROPOSED CONSTRUCTION
We understand that the proposed construction will consist of a prebuilt wood frame
bathroom that will be constructed over a 4-foot deep reinforced concrete box with an
approximate 7 foot by 9 footprint. lf proposed construction or loadings are different than
as described, we should be contacted to re-evaluate the recommendations in this report.
SITE CONDITIONS
The site is located next a small grove of pine trees on a ski run next to Chair 12 on the
Vail Ski Resort. The site has a moderate slope to the north at approximately 3 percent.
Total elevations change across the site is on the order of 2 feet.
SUBSURFACE EXPLORATION
Subsurface exploration for the project was conducted in September of 2005. A single
test hole was drilled at the time of our subsurface exploration. The test hole was drilled
with 4-inch diameter continuous flight power augers, using a conventional track mounted
drill rig. The test hole was advanced approximately 8 feet below the existing grade.
Representative material was collected from the test hole for subsequent review and
laboratory testing. A GROUND engineer directed subsurface exploration, logged the
test hole in the field, and prepared the samples for transport to our laboratory. The test
hole was backfilled upon completion.

Samples of the subsurface materials were retrieved with a 2-inch l.D. "California' -type
liner sampler. The sampler was driven into the substrata with blows from a 140-pound
hammer falling 30 inches. This procedure is similar to the Standard Penetration Test
described by ASTM Method D1586. Penetration resistance values (blows per distance
driven, typically 12 inches), when properly evaluated, indicate the relative density or
consistency of soils and bedrock. In addition, small-disturbed samples were obtained
from auger cuttings. Depths at which the samples were obtained and associated
penetration resistance values are shown on the test hole log.
The approximate location of the test hole is shown on Figure 1. The log of
exploratory test hole is presented on Figure 2. Explanatory notes and a legend
provided on Figure 3.
LABORATORY TESTING
Samples retrieved from the test pits were examined and visually classified in the
laboratory by the project engineer. Laboratory testing of soil samples obtained from the
subject site included standard property tests, such as natural moisture contents, grain
size anal;ais, and liquid and plastic limits. Laboratory tests were performed in general
accordance with applicable ASTM protocols. Data from the laboratory-testing program
are summarized in Table 1.
WATER.SOLUBLE SULFATES
The concentration of water-soluble sulfates measured in selected samples obtained from
the test hole was less than 0.01 percent by weight. (See Table 1.) Such concentrations
of water-soluble sulfates represent a negligible degree of sulfate attack on concrete
exposed to these materials. Degrees of attack are based on the scale of 'negligible,'
'moderate,' 'severe' and 'very severe' as described in the "Design and Control of
Concrete Mixtures," published by the Portland Cement Association.
Based on these data GROUND, makes no recommendation for use of a special, sulfate-
resistant cement in project concrete.
SUBSURFACE CONDITIONS
The subsurface conditions encountered in the test hole generally consisted of
approximately 6-inches of topsoil that was underlain by native silty sandy clay to the total

C/ays were encountered in the test hole from near surface elevation and extended to
total depths explored of 8 feet. The clays were generally silty, sandy, fine to medium
grained, low to medium plastic, medium stiff, slightly moist, and tan brown in color.
Groundwater was not encountered to the depth explored, in our test pits, below the
existing grades at the time of the subsurface exploration program. Groundwater levels
can fluctuate, however, in response to annual and longer-term cycles of precipitation,
irrigation, surface drainage and land use, and the development and drainage of
transient, perched water conditions.
STRUCTURE FOUNDATIONS
We understand the structure foundation will consist of a reinforced concrete slab (mat)
foundation.
Based on the data obtained during subsurface exploration, laboratory testing, the nature
of the proposed structure, and the anticipated bathroom elevation, the on-site soils are
suitable to support a lightly loaded bathroom box structure, if constructed as described
herein:

inches. The scarified soil should be recompacted as properly moisture-
conditioned and compacted fill as described below. The prepared surface on
which the box structure will be placed should be observed by the Geotechnical
Engineer prior to placement of reinforcement. Exposed loose, soft or olherwise
unsuitable materials should be excavated and replaced with properly compacted
fill as described below.
) The structure may be designed for a maximum allowable bearing capacity of
2,500 psf.
F Any soils that are placed outside the box structure should be placed as properly
moisture-conditioned and compacted fill as described in bullet number 3.

Soils that classify as GP, GW, GM, GC, SP, SW, SM or SC in accordance with
the USCS classification system (granular materials) should be compacted to 95
or more percent of the maximum modified Proctor dry density at moisture
contents within 2 percent of optimum moisture content as determined by ASTM
D1557. Soils that classify as CL, CH, ML or MH (cohesive soils) should be
compacted to 95 percent of the maximum standard Proctor density at moisture
contents from 1 percent below to 3 percent above the optimum as determined by
ASTM D698.
Site soils free of deleterious materials are, in general, suitable for placement as
compacted fill. Cobbles or rock fragments coarser than 6 inches in maximum
dimension should not be incorporated into project fills. Care should be taken,
however, with regard to achieving and maintaining proper moisture contents
during placement and compaction.

based on structural considerations for concrete thickness, joint detail, and steel
reinforcement in the structure should be developed by the Structural Engineer in
accordance with ACI recommendations.

F Positive surface drainage measures should be provided and maintained to
reduce water infiltration into subgrade soils. The ground surface surrounding the
bathroom should be sloped to drain away from the bathroom in all directions. We
recommend a minimum slope of 12 inches in the first 10 feet. ln no case should
water be allowed to pond near or adjacent to foundation elements. Ponding will
lead to increased infiltration and post-construction slab movements.
FOUNDATION WALLS
Foundalion walls which are laterally supported and can be expected to undergo only a
limited amount of deflection, i.e., an 'at-rest" condition, should be designed to resist
lateral earth pressures computed taking an equivalent fluid unit weight of 66 pcf to be
characteristic of the backfill soils if the on-site materials are used as backfill.

The 'at rest' load recommended above is for well-drained conditions with a horizontal
upper backfill surface. The additional loading of an upward sloping backfill, hydrostatic
loads if sufficient drainage is not provided, as well as loads from traffic, stockpiled
materials, etc., should be included in foundation wall design.
Backfill soils should be thoroughly mixed to achieve a uniform moisture content, placed
in uniform lifts not exceeding 6 inches in loose thickness, and properly compacted. Soils
that classify as GP, GW, GM, GC, SP, SW, SM or SC (granular materials) then should
be compacted to 95 or more percent of the maximum modified Proctor dry density at
moisture contents within 2 percent of optimum moisture content as determined by ASTM
D1557. Soils that classify as CL, CH, ML or MH should be compacted to at least 95
percent of the maximum standard Proctor density at moisture contents from 1 percent
below to 3 percent above the optimum as determined by ASTM D698. The Contractor
should take care not to over-compact the backfills which could result in excessive lateral
pressures on the walls.
The Geotechnical Engineer should observe the exposed excavation prior to placement
of backfill, observe earthwork operations, and test the soils'
Some settlement of wall backfills will occur even where the material was placed
correctly. This settlement likely will be differential, increasing with depth of fill. Where
shallowly founded structures and pavements must be placed on backfilled zones, the
associated risks should be understood by the Owner. Structural design' pipe
connections, etc., should take into account backfill settlement, including differential
movements from settlements of the foundation wall backfilll soils. Deep foundations may
be appropriate for structures which must be located on the backfilled zone. A
Geotechnical Engineer should be retained to provide recommendations for founding
improvements in such areas.
EXCAVATION CONSIDERATIONS
The test hole for subsurface exploration was advanced to the depth indicated on the test
hole log by means of truck mounted drill rig. We anticipate no unusual excavation
difficulties for the proposed construction in these materials with conventional, medium- to
heavy-duty excavating equipment in good working condition. However, it is possible that
cobbles or boulders may be encountered.

Groundwater was not encountered during subsurface exploration, at the depths of up to
approximately 8 feet below the existing grades. Therefore, groundwater is not
anticipated to be a significant factor during construction of this project. However, if
seepage or groundwater is encountered in project excavations, the Geotechnical
Engineer should evaluate the conditions and provide additional recommendations, as
appropriate.
We recommend that temporary, un-shored excavation slopes up to 10 feet in height be
cut no steeper than 1.5:1 (horizontal :vertical) in the native soils in the absence of
seepage. Some surficial sloughing may occur on slope faces cut at this angle. Local
conditions encountered during construction, such as loose, dry sand, or soft or wet
materials, or seepage will require flatter slopes. Stockpiling of materials should not be
permitted closer to the tops of temporary slopes than 5 feet or a distance equal to the
depth of the excavation, which ever is greater.
Should site constraints prohibit the use of the recommended slope angles, then
temporary shoring should be used. Actual shoring system(s) should be designed for the
Contractor by a registered engineer.
Good surface drainage should be provided around temporary excavation slopes to direct
surface runoff away from the slope faces. A properly designed drainage swale should
be provided at the top of the excavations. In no case should water be allowed to pond at
the site. Slopes should also be protected against erosion. Erosion along the slopes will
result in sloughing and could lead to a slope failure.
Excavations in which personnel will be working must comply with all OSHA Standards
and Regulations particularly CFR 29 Part 1926, OSHA Standards-Excavations, adopted
March 5, 1990. The Contractor's "responsible person" should evaluate the soil exposed
in the excavations as part of the Contractor's safety procedures. GROUND has
provided the information above solely as a service to the Client and is not assuming
responsibility for construction site safety or the Contractor's activities.
CLOSURE
Geotechnical Review The poor performance of foundations and subsurface structures
has been directly attributed to inadequate geotechnical review and earthwork quality
control. Therefore, project plans and specifications should be reviewed by the

Geotechnical Engineer to evaluate whether they comply with the intent of the
recommendations in this report. This review should be reported in writing.
The geotechnical recommendations presented in this report are highly contingent upon
observation and testing of project earthworks by representatives of GROUND. lf another
geotechnical consultant is selected to provide construction observation and quality
control, then that consultant must assume all responsibility for the geotechnical aspects
of the project by concurring in writing with the recommendations in this report, or by
providing alternative recommendations.
Limitations This report has been prepared for Vail Associates, as it pertains the design
of the subject Chair 12 Bathroom project as described herein. lt may not contain
sufflcient information for other parties or other purposes. In addition, GROUND has
assumed that project construction will commence by Fall 2005. Changes in project
plans or schedule should be brought to the attention of the Geotechnical Engineer, in
order that the geotechnical recommendations may be re-evaluated and, as necessary,
modified.
The geotechnical conclusions and recommendations in this report relied upon
subsurface exploration at the location shown on Figure 1. Subsurface conditions were
interpolated between and extrapolated beyond these locations. Findings were
dependent on the limited amount of direct evidence obtained at the time of this
geotechnical evaluation. Our recommendations were developed for site conditions as
described above. Actual conditions exposed during construction may be anticipated to
differ, somewhat, from those encountered during site exploration. lf during construction,
surface, soil, bedrock, or groundwater conditions appear to be at variance with those
described herein, the Geotechnical Engineer should be advised at once, so that re-
evaluation of the recommendations may be made in a timely manner. In addition, a
Contractor who relies upon this report for development of his scope of work or cost
estimates may consider the geotechnical information in this report to be inadequate for
his purposes or find the geotechnical conditions described herein to be at variance with
his experience in the greater project area. In such cases, the Contractor should obtain
the additional geotechnical information lhat he considers necessary to develop his
workscope and cost estimates with sufficient precision.
