General Information:
All projects requiring design review must receive approval prior to submitting a building permit application. Please
refer to the submittal requirements for the particular approval that is requested. An applicaUon for Design Review
cannot be accepted until all required information is received by the Gommunity Development Department. The
project may also need to be reviewed by the Town Council and/or the Planning and Environmental Commission.
Design review approval lapsee unless a building permit is issued and construction commences within
one year of the approval.

Mr. O'Donnell,
This letter is being sent to inform you of several comments and questions the Community
Development Department staff have regarding your submittal for the Dyroff Residence located
at 1451 Buffehr Creek Road. The follow comments should be addressed in the materials
submitted for your final review. The comments in bold have been added to the June 9, 2003
comments also seen below.
. The submitted landscaping plan does not contain the information required per the
Design Review Board application. Please review the attached portion of the Design
Review Board application which provides a check list for the information to be provided
on the landscape plan and submit a revised plan.. The drawings state that there will be a retaining wall around the proposed patio off the
living room. The landscape plan does not show a T.O.W. elevation.. Please submit a sample of the proposed flagstone to be used on the patios. lf it is
proposed to match an existing stone please submit a photo as you did for the retaining
wall stone to match that found on the house.
Public Works Comments:
A plan showing the location of a limits of disturbance fence and silt fence needs to be
provided. This can be shown on the landscaping plan.
Town of Vail Standards require that any new grading be returned to 2:1 grade. Max
allowed is 1.5:1, and must be approved by the Design Review Board, and Town staff.
Provide a stamped approved drawing from a licensed PE for retaining walls between 4
feet and 6 feet at the time of submittal for a building permit. Keep in mind the
maximum height of any retaining wall is 6 feet. Stafl visited the site and reviewed the

plans submitted. lt is apparent that you have several proposed retaining walls
greater than 6 feet in height. I spoke with a member of Beck Construction on site
and informed him of the problem and the possible solutions. For example on the
patio proposed off of the living room the retaining wall is over I feet in height.
You can do one 6-foot walland a 2-foot wallwith a 4-foot bench between walls. A
4-foot bench is a Town of Vail requirement. This will create a planting area and
meet the requirements of Town of Vail regulations.
The second area of concern is the rear patio ofl of the greenhouse and master
bedroom. This area has retaining walls exceeding 6 feet in height as well. A
possible solution would be to add several steps to raise the finished floor
elevation of the green house patio and the patio off of the master bedroom.
Please have Rick Fields of Fieldscape revise the drawings to show no proposed
retaining wall exceeding 6 feet in height. In addition please submitted revised
elevations showing the changes made to the elevations when the retaining walls
change. The revised elevations can be on 8.5"x11" sized paper for the Design
Review Board meeting. Full sized drawings will be required at the time of
submittal for a building permit.
After speaking with the Beck representative on site I am unclear as to wether or
not you still propose to replace the existing wood retaining wall along the entry
drive with a cast concrete stone veneered wall. Please clarify this point and if a
change is proposed please identify it on the plans. A new retaining wallwould be
required to meet the standards discussed above.

have any questions. Please review the Public Works comments provided in this letter for
applicability to your project and address them appropriately. In order to remain on the June
18,2003 Design Review Board agenda please submit revised plans addressing these
