I created low expectations regarding the height variance and our recommendation. Please evaluate it and let me know your thoughts on our recommendation.

Beth and Rod,
I would suggest that your next steps are to evaluate the proposal you would like to make against the history of denial of a previous variance for building height. Recognize that it
is likely that staff will not recommend approval of a height variance and that there is a history of a height variance on your parcel.
Should you choose that you would like to prepare documents and submit a complete application I would suggest that you need a professional who understands the Zoning Code, the Vail Village
Master Plan, Vail Village Design Considerations, and the PEC and DRB review processes. A roof height analysis will need to be performed, which is the most complex piece of this I believe.
There are PEC applications (Major Exterior Alteration and Variance) which require responses to criteria and arguments to be prepared for presentation to the PEC.
I saw that Jim Buckner performed this in the past. He is currently with Pierce Architects.
Seems kind of ironic that Jim Buckner used to be with Slifer, Fritzlen Pierce used to have an office in the Gore Creek Building, and now Buckner works for Pierce.
Please let me know how you want to proceed and I will offer any help I can provide.

The following are my findings with regard to the addition you would like to do.
The property is permitted a maximum of 6,028 square feet of Gross Residential Floor Area (GRFA). There is currently 6,267 square feet of GRFA on the site. Therefore there is no remaining
GRFA available.
It does not appear that any additions have been done utilizing the 250 Addition provisions found in Section 12-15-5, Additional Gross Residential Floor Area, Vail Town Code. You would
still be able to utilize this provision which allows for an addition in excess of allowable GRFA not to exceed 250 square feet. There are criteria which need to be met to utilize the
250 Addition.
In 1998 a variance application for height, density, and site coverage was denied. While the addition as discussed would not be any increase to site coverage it would increase the height
of the building.
To proceed forward you would need to submit a Major Exterior Alteration application and a variance application for height. The PEC denied your previous height variance as it was felt
that the criteria were not met. As you are aware the hurdle (criteria) for approving variances is high. This hurdle would be placed again in front of any application to construct an
addition on your patio.
While GRFA appears to be available a height variance would need to be received.
