Subject: Exterior Driveway Snow Melt Boiler Replacement
Background:
Our
association has an exterior snow melt system that addresses the steep entry concrete portion of our driveway at the east side of the building. This snow melt system is critical for
the safety of our pedestrians and cars. The size of the heated pad is ~ 1300 sq/ft. The current complete snow melt system was installed in 2001. In the past three years the boiler
system has been giving us more and more problems. The current boiler is no longer supported by the manufacturer. We replaced as many parts as are still available from the manufacturer
or as aftermarket parts but are still unable to fix the system to be fully reliable. Therefore we need to replace the boiler system and associated pumps and piping. The in-ground piping
has not given us problems so this will not be changed or replaced. The electrical and gas supply lines have not given us problems so they will not be changed nor replaced.
Purpose:
Replace
the current snow melt boiler system and associated pumps and piping with a same-for-same system. The replacement will be placed in the exact same physical location as the current system.
As noted in the background section, all gas and electrical supply feeds and underground facilitation will continue to be used and will not be changed, moved nor replaced.
Details:
Our
system is closed glycol and uses an atmospheric commercial boiler.
The current boiler system is a Laars Mighty-Therm. It has an 82% efficiency rating with a size of 400Mbh. The web

After much research into manufacturers, we want to use a Lochinvar to replace the Laars as Lochinvar is the pioneer in this
technology and has the best field record. Boilers are Lochinvar’s business. Boilers are a side business for Teldyne Laars and they are copying the Lochinvar.
