HomeMy WebLinkAboutDRB120555 Red Tag ResponseLionsMane Phase"2-Nov -2012 From:LionsMane II Board Members Re:with regard to the TOV code inspector visit from 1-Nov-2012 The inspector told us that he had a report of a possible code violation with respect to our snow melt boiler.Mark showed him the system and said we replaced upper plumbing.At the time we did the work and to date,to the best of our knowledge replacing the piece of our system that we did with a unit of the same form fit and function does not require notifying the TOV.Perhaps we are wrong but that's how we proceeded. Over the past 3 years we have constantly replaced parts on the old boiler to keep it running to conserve cost in these tough economic times.Last fall when we tried to find a heat exchanger we found that the unit was no longer serviced or supplied by the manufacturer.Last winter the system continued to give us problems.Over the spring we tried to find whether there were aftermarket parts for those items we thought needed to be replaced.There are none.The boiler unit was still operational at that point but we were afraid something irreplaceable might break this winter.Our boiler is a major safety concern due to the steep driveway that it heats and it is in constant use over the winter by cars and pedestrians.As the HOA is suffering budget issues as everyone is with the poor economy,Ed and Mark decided to do the work themselves.Ed and Mark tried to just replace the boiler unit but as time progressed,we found we needed to replace everything.We pulled out the old boiler and plumbing and put in the new boiler to the best of our ability.Two weeks ago,although the unit was functioning,it seemed that it was not functioning correctly.At that point,we called Mr.Plumber to see if they could improve the system. If we have made a mistake in our estimate of what was needed by the TOV to do this work,please tell us what to do to rectify the situation.
