This application will also include some minor alterations to the existing structure, including adding on to an existing wood deck, removing an existing window and replacing it with a new exterior door, and adding a shed roof. When the subject lot, Lot 10, was originally developed, a requirement was imposed by the PEC to identify a Limit of Disturbance line. This occurred before the current limit of 60% site disturbance was adopted. The existing disturbance within this line puts existing site disturbance at 65 %. This application requests an increase of an additional 675 sq ft, or 6 %, of site disturbance, for a total of 71 %. One of the primary reasons of this limit of disturbance line was to limit the amount trees that were to be cut down, as well as limit site excavation. Prior to construction, the site was heavily covered with lodge pole pine trees. Since construction has been completed, pine beetles had infected trees in the area, and the Town of Vail and the Fire Department have cut down all of the trees on the three lots. The only remaining trees are those planted during the original construction. There are still many felled trees lying on the ground above the retaining walls. This additional site disturbance is requested to allow for the construction of two on -grade patios and on -grade landscape steps to connect an existing upper level patio to the new patio, which is at the level of the main living spaces. The new lower patio will have an exterior fire pit, and the new upper patio, approximately four (4) feet higher in elevation than the new lower patio, will have a water feature to create an ambient sound to mask the freeway noise. The existing walls will be matched to seamlessly extend their scope and appearance. Additional trees and shrubs will be planted on the hillside and between the new site retaining walls to bring the hillside back to a more natural state. A final issue to be addressed by the construction of the new patio and site retaining walls will be surface water drainage from an area above the subject lot. Surface water and snow melt run- off from an area to the south and higher in elevation currently flows onto the lot and into the back of the house's foundation. Construction of the new site retaining walls and patio will allow for the diversion of this surface water drainage away from the house. The submitted drawings are of a schematic nature, and are intended to show only the extent of the requested additional site disturbance and basic layout of the patios, landscape steps, additional trees and shrubs, and site retaining walls. If approved, design development drawings will be produced documenting more precisely the proposed request. Additionally, an ILC will be produced documenting existing site conditions.
