The proposed shed is defined as an addition and not as an exterior alteration. Therefore, an Application for Design Review Additions – Residential and Commercial form must be submitted instead for this proposal. These application forms are available at the Community Development Department office at 75 South Frontage Road West and on the Town’s website at the following link: http://www.vailgov.com/docs/dl_forms/DRB_Addition_061512.pdf The following items must be submitted with the addition design review application: · $300 application fee · Completed property information form, including existing and proposed development calculations · Title report, schedules A & B · Utility company approvals · Stamped topographic survey · Proposed site and grading plan · Elevation drawings showing the entire building façade · Red-lined plans showing how the proposed development standards were calculated (i.e. setbacks, site coverage, landscaping area, gross residential floor area) Please be aware that the Pine Ridge Townhomes property is zoned Two-Family Primary/Secondary District which does not allow for multiple-family development. Pine Ridge Townhomes is legally non-conforming (i.e. grandfathered) in regard to the allowable development standards of the Two-Family Primary/Secondary District. The proposed storage shed can not increase the current non-conformity of the property in regard to setbacks, site coverage, landscaping area, GRFA (gross residential floor area), etc. Therefore, the addition application must include both existing and proposed calculations for these zoning parameters. Please submit an addition application, and the necessary submittal items identified on the application, at your earliest convenience.
