At your request, on November 7, 2005, we visited the construction site on Lot 12, Vail
Village West, Filing No. 1, 1788 Alpine Drive, Town of Vail, Eagle County, Colorado. The
purpose of our site visits was to observe the soils exposed in the foundation excavation and
compare them with the findings and recommendations of the Soil and Foundation Investigation
Report, under the same project number, dated January 4, 2005.
The excavation consisted of trenches stepping into the lot. The excavation cuts, varied
from about 28 feet on the south part to 4 feet on the north part of the foundation excavation. The
soil exposed in the foundation excavation, was consistent with the findings and recommendations
of the above-named soil's report. It consisted of brown, silty, gravelly sand with cobbles. The soil
exposed in the foundation excavation is suitable for the recommended bearing capacity of I500
psf.� All loose soil or topsoil fallen from the excavation walls must be cleaned prior to concrete
placement.
We recommend compliance with the recommendations of the above-named soil report
during the remainder of the construction, specifically with the sections on draina e�, r�n�, and
irri _at7� ion.

EXECUTIVE SLIMMARY
The proposed residence should be supported with
conventional type spread footings, designed for an allowable soil
bearing pressure of 1500 psf. They should construct the footings
on the undisturbed silty, gravelly sand. See Foundation
Recommendations.
SCOPE OF STUDY
This report presents the results of a subsurface Soil and Foundation Investigation for a
proposed residence to be constructed on Lot 12, Vail Village West, Filing 1, at 1788 Alpine
Drive, Town of Vail, Eagle County, Colorado. The purpos� of the subsurface soil and foundario�i
investigation was to determine the engineering characteristics of the foundation soil and to
provide recommendations for the foundation design, grading, and drainage. Geologic hazard
studies are outside of our scope of services.
SITE DESCRIPTION
Lot 12 is at 1788 Alpine Drive in the Town of Vail, Eagle County, Colorado. The lot is
on the south side of the road, which is the uphill side. It has steep topography. Vegetation on the
lot consisted of pines and aspens. Drainage is to the north and northwest. Lot 11, to the east is

vacant and lot 13, to the west has a residence. Lot 12 is vacant.
PROPOSED CONSTRUCTION
We understand that the proposed residence will consist of two stories, wood frame
construction with a walkout basement, on a concrete foundation. We anticipate loads to be light,
typical of residential construction.
If the finalized plans differ significantly from the above understanding, they should notify
us to reevaluate the recommendations of this report.
FIELD INVESTIGATION
The field investigation conducted on November 8, 2004, consisted of excavating, logging
and sampling one test pit. Excavation of the test pit was done with a Scat-Trak 234S, mini
trackhoe. The test pit location is shown on Drawing No. 1. We show the soil profile of the test
pit on the Subsurface Exploration Log, Figure No. 1. Soil samples for laboratory soil analysis
and observation were taken at selected intervals.
SUBSURFACE SOIL AND GROUNDWATER CONDITION
The soil profile encountered in the test pit was as follows: Test Pit No. 1 had one foot of
topsoil over seven feet of light brown, silty, gravelly sand. Ground water was not encountered in
the test pit.
We sampled the soil in the test pit at random intervals. The soil samples were tested in
our laboratory for grain size distribution and natural moisture content.

FOUNDATION RECOMMENDATIONS
The.proposed residence should be supported with conventional type spread footings,
designed for a maximum allowable soil bearing pressure of 1 S00 ps� The footings should be
constructed on the undisturbed silty, gravelly sand. Ground water was not encountered in the
test pit at the time of our site visit. We recommend minimum width of 16 inches for the
continuous footings and 2 feet for the isolated footing pads. Continuous foundation walls should
be reinforced top and bottom to span an unsupported length of at least 10 feet.
We recommend a minunum of 48 inches of backfill cover for frost protection of the
footing subsoils. The foundation excavation should be observed by the undersigned engineer to
ver� that the soil conditions encountered during construction are as anticipated in this report.
The foundation excavation should be free from excavation spoils, frost, organics and standing
water. We recommend proof-rolling of the foundation excavation. Soft spots detected during
the proof-rolling, should be removed by overexcavation. Any overexcavation within the
proposed foundation, should be backfilled, in 8 inches loose level lifts and compacted to 100%
of the maXimum dry density and within 2 percent of the optimum moisture content as
determined in a laboratory from a Standard Proctor test (ASTM D-698). A structural fill, placed
under footings should be tested by the engineer or her representatives on regular basis.
SLAB CONSTRUCTION
The natural on-site soils, exclusive of topsoil and organics, are suitable to support lightly
loaded slab-on-grade construction. The subgrade for the slab-on-grade construction should be
proof compacted to detect and remove soft spots. They should backfill overexca�ated soft spots
and other underslab fill with the on-site soil, free from topsoil and organics, or other suitable
material, compacted to a minimum of 95 percent of the maximum standard Proctor density
(ASTM D-698). Suitable material should be free from topsoil, organics and rock fragments
greater than 3 inches.

The concrete slab should be constructed over a 4-inch layer of clean gravel consisting of -
3!4 inch gravel with at least 50% retained on the No. 4 sieve and less than 3 percent passing the
No. 200 sieve.
They should reinforce the concrete slab-on-grade and score control joints according to the
American Concrete Institute requirements and per the recommendations of the designer to reduce
damage due to shrinkage. The concrete slab should be separated from the foundation walls and
columns with expansion j oints to allow for independent movement without causing damage.
RETAINING WALLS
Foundation walls retaining earth and retaining structures that are laterally supported
should be designed to resist an equivalent fluid density of 60 pcf for an"at-rest" conditio�.
Laterally unrestrained structures, retaining the on-site earth, should be designed to resist an
equivalent fluid density of 40 pcf for the "active" casc.
The above design recommendations assume drained backfill conditions and a horizontal
backfill surface. Surcharge loading due to adjacent structures, weight of temporary stored
construction materials and equipment, inclined backfill and hydrostatic pressure due to
undrained backfill should be incorporated in the design. They should try to prevent the buildup
of hydrostatic pressure behind the retaining wa11.
UNDERDRAIN SYSTEM
To reduce the risk of surface water infiltrating the foundation subsoil, we recommend
installation of a foundation perimeter drain (see Figure No. 2). The foundation perimeter drain
should consist of a 4-inch diameter, perforated pipe, sloped to a suitable gravity outlet, or to a
sump pump location, at a 1/4 inch per foot for flexible or at a 1/8 of an inch for rigid pipe. The
drain pipe should be covered with a minimum of 6 inches of -3/4-inch free-draining granular
material. Geotextile (Mirafi 140N or equivalent) should be used to cover the free-draining gravel

to prevent siltation and clogging of the drain. The backfill above the drain should be granular
material to within 2 feet of the ground surface to prevent a buildup of hydrostatic pressure.
SITE GRADING AND DRAINAGE
The following recommendations are general. Exterior backfill should be compacted at or
near the optimum moisture content to at least 95% of the maXimum standard Proctor density
under pavement, sidewalk and patio areas and to at least 90% of the maximum standard Proctar
density under landscaped areas. They should use mechanical methods of compaction. Do not
puddle the foundation excavation.
The site surrounding the building structure should slope away from the building in all
directions. A minimum of 12 inches in the first 10 feet is recommended in unpaved areas, and
three inches in the first 10 feet in paved azeas. The top of the granular foundation backfill
should be covered with a minimum of 1 foot of relatively impervious fill to reduce the potential
of surFace water infiltrating the foundation subsoils.
Surface water naturally draining toward the proposed building site should be diverted
around and away from it by means of drainage swales or other approved methods. The roof
drains and downspouts should extend and discharge beyond the limits of the backfill.
LAWN IRRIGATION
It is not recommended to introduce excess water to the foundation soils by installing
sprinkler systems next to the building. The installation of the sprinkler heads should insure that
the spray from the heads will not fall within 10 feet of foundation walls, porches or patio slabs.
Lawn irrigation must be controlled.

LIMITATION
This report has been prepared according to locally accepted Professional Geotechnical

This letter is in response to the Town of Vail comments letter dated 11/9/05. HTM
Construction Company's response to the "Structural Comments" are as follows:
Item 3: HTM has attached a revised typical detail for the soil nail wall ledge
corresponding to detail 1/S6 from the KRM Consultants dated 11/3/05.
Item 4: HTM Construction ha� reviewed the plans by KRM Consultants dated
11/3/05. Details 1/S6 and 6/S6 are acceptable for the foundation for the residence.
Per our discussion, I am also addressing the change that you wanted to make for
the east foundation wall. To attach the counter fort to the soil nail retaining wall, use
the 8"x8"x1/2" steel plates with nelson studs and pour the concrete around them,
similar to detail 6/S6.

1.0 Ground Nail Wall Materials
1.1 Ground nails - Grade 75 epoxy coated threadbar in accordance with ASTM A615.

1.2 Grout - Grout may be neat-cement or with sand, with Type II or III cement in accordance with
ASTM C150. Water-cement ratio should be between 0.4 and 0.6.

1.3 End hardware - Nuts and washers shall be in accordance with ground nail manufacturer's
recommendations. Bearing plate shall be in accordance with ASTM A36, Grade 36.
1.4 Shotcrete - Shotcrete mix shall consist of Type II cement in accordance with ASTM C150,
potable water and normal weight aggregate in accordance with ASTM C33. Air entrainment is
not required. Admixtures, if used, should be non-corrosive to steel.

1.7 Centralizers should be plastic and attached to the nails in accordance with the manufacturer's
recommendations and should be spaced no farther apart than 10 ft with one centralizer within 3
ft of the nail head and one within 3 ft of the nail bottom.
2.0 Ground Nail Wall Construction Sequence
2.1 Excavate one lift. Boulders, cobbles and/or bedrock may be encountered at any depth of the
excavation or drilling. Ground nails may be drilled and installed through a temporary stabilizing
berm if necessary.

Install ground nails at the approximate locations and to the lengths shown on the plans.
Ground nail locations may vary from the specified spacing by up to 6".
Install drainage system as shown on the drawings.
Install welded wire mesh and walers as shown on the drawings.
Install shotcrete to cover welded wire mesh and walers. Give special attention to filling the void
in the borehole above the grout line. Cold weather protection measures may be necessary.
Install the ground nail end hardware while the shotcrete is still wet. Embed into the shotcrete
surface until there is no void behind the plate. Hand tighten the nut.
Once the grout and shotcrete have attained 50% of their specified strengths, repeat 2.1-2.6 to
the bottom of the wall.

The ground nail wall has been designed in general accordance with procedures
contained in the FWHA "Manual for Design and Construction Monitoring of Soil Nail
Walls", Report Number FHWA-SA-96-069R.
The following values have been used for the design parameters:

4.0 Special Provisions
4.1 Wall geometry used in design will need to be field verified. The actual horizontal
layout may be modified if necessary. The wall was designed for a maximum
height of 30'

At least one preproduction verification tests shall be performed on sacrificial test
nails to verify the installation method and nail pull-out resistance in accordance with
FHWA-SA-96-069R.
Proof testing of the ground nails shall be performed on 5% of the nails. A passing
verification test can be counted towards the proof testing requirement.
This design is valid only for this site and is to be constructed by HTM Construction
only.
4.5 The ground nail walls may be redesigned based on verification test results.
