The documents submitted for this project have been reviewed for compliance with the 2003
International Building Code, 2003 International Residential Code, 2003 International Mechanical
Code, 2003 International Fuel Gas Code, 2003 International Plumbing Code, 2003 International
Energy Conservation Code and 2005 National Electrical Code as modified and adopted by the Town of
Vail.

• Please submit four complete sets of revised construction documents containina the requested
information with all plan revision items clouded or otherwise identified Partial plan sets or loose
plan sheets are not accepted.
• Please respond in writina to each comment by marking the attached list or creating a response
letter. Indicate which plan sheet, detail, specification or calculation shows the requested
information. Please send revisions to the attention of the plans examiner with the buildinq
�ermit application number noted.
• Please be sure to include on the resubmittal the engineer's or architect's "wet" stamp signature
reqistration number and date on the cover page of any structural calculations, all structural
details and structural sheets of the plans. For commercial or multi-family projects all sheets of
the plans must be stamped.

Architectural Comments:
2 All architectural plan sheets must be signed by the architect of record.
3 Include a code summary sheet showing building occupancy type, construction type and applicable
codes.
4 Include sheet A2.2 as referenced from sheet A2.01 in the revised plan sets.

7 Include door size and hardware specifications for all exit doors in the movable partition walls. Verify
the proposed exit door locations within the movable partition walls will be provided in a fixed location
within the wall system to maintain the proper exit door location within the wall.
8 Provide illuminated exit signs at all required exit doors in the movable partitions. Also coordinate
with electrical plans.
9 Revise exit door between salon 2 and 3. This serves as a required exit for salon 3. The door must
swing in the direction of exit travel from salon 3.
10 For clarification, revise egress plans to show only required exit paths from each salon in the various
configurations. Egress plan 4/G1.1 shows exit path for salon 2 through salon 3.
11 Clarify 2/G1.1 egress plan showing solid partition between salon 2 and 3 front corridor. If a solid
partition is proposed to extend to the exterior wall, exit doors are required.
12 Include ceiling details showing attachment of the new ceilings to the existing structure, fire rating of
the existing structure above, partition wall track attachment and any proposed insulation as noted on
item 14, D2.01. Please note, any insulation above ceiling must be plenum rated where applicable.
13 Include flamespread index for all proposed interior finish materials per IBC ch. 8.
14 Show location of accessible bathroom facilities serving this area per IBC 3409.6
Electrical Comments:
15 Amend plans to provide illuminated exit signs at all exit door locations in the movable partitions. IBC
1011.
16 Provide emergency lighting at all required areas per IBC 1006.3
17 Lighting dimming controls shall restore illumination upon activation of the fire alarm per IBC 1006.2.

Response to Plan Review Comments
General Comments
1. An asbestos test and report is required for this project.
Architect's response: This test will be performed by the General Contractor and the report submitted to you before
beginning any work.
Architectural Comments
2. All Architectural plan sheets must be signed by the architect of Record
Architect's response: We shall comply.
3. Include code summary sheet showing building Occupancy Type and applicable codes
Architect's response: See revised cover sheet. Occupancy type for the Ballroom under the 2003 IBC is A-2 with the
hotel rooms above being R-1. Below the Ballroom is a parking garage which is an S-2
occupancy.
4. Include sheet A2.2 as referenced from sheet A2.01 in the revised plan sets.
Architect's response: The section markers on A2.01 should refer to sheet A2.02 and not sheet A2.2. This has been
corrected on the drawings.
5. Specify Panic Hardware at doors 02-07 IBC 1008.1.9
, Architect's response: At existing doors 02 through 07, the existing panic hardware is to remain. At new door 02, the
' specs for the new panic hardware are attached hereto.
6. Provide Occupant load signage per IBC 10043
Architect's response: This signage is already on order and shall comply.

7. Include door size and hardware specifications for all exit doors in the movable partition walls. Verify the proposed
exit door locations within the movable partition walls will be provided in a fixed location within the wa11 system to
maintain the proper exit door location within the wall.
ArchitecYs response: The exit doors in the partition walls do not have exit hardware per typical. They employ a
magnetic type of latch- see attached email from the manufacturer. The location of the door
panels shall be fixed in the partition wall.
8. Provide illuminated exit signs at all required exit doors in the movable partitions. Also coordinate with electrical plans
Architect's response: We shall comply with the requirement for signs at the doors in the partition walls. Please see
attached specs. The exit signs are luminescent without needing an electrical supply.
9. Revise exit door between salon 2 and 3.This serves as a required exit for salon 3. This door must swing in the
direction of exit travel from salon 3.
Architect's response: The drawings have been modified to show the direction of exit travel from Salon 3 into Salon 2.
10. Far clarification, revise egress plans to show only required exit paths from each salon in the various configurations.
Egress plan 4/G1.1 shows exit path for salon 2 through salon 3.
Architect's response: The redundant Egress path has been removed.
11. Clarify 2/G 1.1 egress plan showing solid partition between salon 2 and 3 front corridor. If a solid partition is
proposed to extend to the exterior wall, exit doors are required.
Architect's response: The wall panels with the two exit doors are intended to be used at either of the two locations
shown but not in both locations simultaneously. There is no intent to wall off a space without
doors. As I understand it, these doors must be installed in one of the two locarions before the
rest of the walls can be rolled out.
12. Include ceiling details showing attachment of the new ceilings to the existing structure, fire rating of the existing
structure above partition wall track attachment and any proposed insulation as noted on item 14, D2.01. Please note,
any insulation above ceiling must be plenum rated where applicable.
Architect's response: The attachment of the new ceiling grid to the structure is to be by power-actuated fastener as is
typical for attachment of the grid to precast structures. This has been reviewed by the shuctural
engineer and found to be acceptable so long as nothing is shot into a tee leg near the bottom.
The ceiling assembly is UL J948 which has A-2 hour rating without needing a rated ceiling.
(This assembly was accepted by the TOV during the remodel and facelift of Building 1 a few
years back so there should be no issue with the rating.) This meets the requirements of Table
3023.2 for A-2 to R-1. All air wall tracks are existing except for the short runs needed for the
door panels at the north side. The attachment of these sections of track are shown on sheet SD-
1.1. The mechanical drawings show that all supply and return air is now to be ducted so the
ceiling no longer serves as a plenum. The proposed insulation is to be the same that was
approved for use at the Grand Ballroom remodel last winter. The insulation shall have a flame
spread of less than 25 and will only be used above the air walls and at the walls backing up to
the restrooms to help control sound transmission between the spaces.

Architect's response: The accessible toilet rooms are located down the main conidor beyond the elevators and this has
been noted on the plans. This was discussed with you during one of our walk-thru's and you
indicated at the time that this was acceptable.

Emergency power control units have been provided to bypass selected dimming
circuits in the event of a power outage to provide the �equired egress illumination.
