STRUCTURAL SPECIFICATIONS
1) Foundation design based upon assumed maximum soils bearing capacity of 1500
psf to be verified by a soils engineer at the time of excavation. All footings aze to
bear upon natural undisturbed soil or compacted shuctursl fill as approved by the
soils engineer. Submit copy of report to structural engineer.
2) All foundation azound perimeter of structure shall have minimum frost protection
of 48° ro bottom of footing. All foundation walis and columns to be centered on
concrete footings unless shown otherwise on plans.
3) All cast in place concrete must be made with Portland cement and attain
minimum compressive strength of 3000 psi after 28 days (minimum compressive
strength of 4000 psi after 28 days for concrete used in slabs). Design based upon
BUILDING CODE REQUIREMENTS FOR REINFORCED CONCRETE (ACI
318), 1999. Concrete placement to conform with "Conslruction Requirements" as
defined in ACI 318
4) Reinforcing steel is ASTM Grade 40. Reinforcement placement shall conform to
MANUAL OF STANDARD PRACTICE, 2001 as prepazed by CRSI. All lap
splices to be minimum 36 baz diameters, all horizontal reinforcement to be
continuous around corners and at wall intersections. Minimum reinforcement
protection-
-concrete poured against earth 3"
-concrete poured in forms 2"
-concrete slabs 1"
5) All lumber shall be wolmanized Hem-Fir #2 S4S or better (all lumber within 18"
of finish grade must be wolmanized). All timbers are Doug-Fir # 1 or better.
Provide solid blocking at S'-0" on center in all diaphragns. All columns to be
continuous bearing to foundation.
6) Glulam materials, manufacture and quality control shall conform to AITC Product
Staz�dard PS 56-73, STRUCTURAL GLUE LAMINATED TIMBER and
LAMINATING SPECIFICATIONS, AIT'C 117-84 DESIGN. Simple span beams
shall be Combination Symbol 24F-V4 with no camber. Continuous or
cantikvered ixams shall be Combination symbol 24F-V8 with no camber.
Adhesives shall conform to the requirements for wet conditions of service.
7) Situctucal steel shali be ASTM A36 or better, anchor bolts and bolts shall be
A307 or better. All structural steel is to be detailed, fabricated, painted and
erxttd in accordance with AISC STEEL CONSTRUCTION MANiJAL, 2005
and CODE OF STANDARD PRACTICE. All welding to be performed by a
certified welder �nd conform to AISC and AWS 3TRUCTURAL WELDING
CODE, 2000, all electrodes to be EE-70XX . All Trubolt Wedge Mchors to be
installed according to manufacturer's specifications and details.

10) All construction must comply with the 2003 Internationai Building Code as
adopted by the Town of Vail Building Depaztment and the "General Conditions of
the Contract for Construction" (AIA Document A201). All construction must be
completed within the tolerances described in the "Residential Construction
Performance Guidelines" as prepared by the NATIONAL ASSOCIATION OF
HOME BUILDERS.
I i) All beams, joists, and rafters are to beaz upon walls or beams, or be hung with
SIlVIPSON Strong-Tie hangers or approve equals.
12) All structural members are shown in their final positions properly braced and
supported; during construction it may be necessary to temporarily shore portions
of the structure while other portions aze being constructed. Contact the engineer
for consultation as required.
13) Genera( Contractor is responsible for all non-specified connections, contact
engineer for details as required. The engineer is to approve all structurai
substitutions.
14) General Contractor is to coordinate all diaphragm penetrations (i.e., chimneys,
plumbing, sewers, etc.) through floors, walls, roofs and foundation walls with
appropriate sub-contractors. General Contractor is responsible for the means,
methods, techniques, sequences, procedures, workmanship, seasonal scheduling
and job-site safety associated with this project. The General Conlractor is to
verify all dimensions and elevations with the azchitectural drawings. Notify
engineer of all conflicts and omissions between various elements of the working
drawings and the existing conditions prior to commencing with that portion of the
project. General Contractor is to inspect remodel projects and verify prior use and
pmper disposal of existing materials (i.e., asbestos, etc.) as required by code.
15) All materials exposed to exterior and or moisture conditions shall be treated for
these conditions (i.e., chemical lreatment, staining, painting, damproofing,
membranes, flashing, etc.) as required by code. All materials to be treated for fire
resistance as required by code.
