The documents submitted for this project have been reviewed for compliance with the 2003
International Building Code, 2003 International Residential Code, 2003 International Mechanical
Code, 2003 International Fuel Gas Code, 2003 International Plumbing Code, 2003 International
Energy Conservation Code and 2005 National Electrical Code as modified and adopted by the Town of
Vail.
The fo/%wing coinments wi// need to be addressed prior to issuance of a bui/ding permit;
For processing:
• Please submit four complete sets of revised construction documents containing the requested
information with all plan revision items clouded or otherwise identified.
• Please respond in writing to each comment by marking the attached list or creatinq a response
letter. Indicate which plan sheet, detail, specification, or calculation shows the requested
information. Please send revisions to the attention of the plans examiner with the building
permit application number noted.
• Please be sure to include on the resubmittal the engineer's or architect's "wet" stamp, signature,
registration number and date on the cover page of any structural calculations, all structural
details and structural sheets of the plans. For commercial or multi-family projects all sheets of
the plans must be stamped.
'�uilding Department Comments:
1 Add code analysis information on the plans. Include type of construction, occupancy classification, if
uses are separated or non-separated, state if the new boot storage is considered incidental.
2 Add the occupant loads for all spaces to the plans.
3 Provide an exiting plan. If the Existing Evening Access Corridor serves residential occupancies then it
is required to be rated and the new doors will be required to be fire rated. (IBC 1016)
4 The original type of construction is IIFR that is Type IB in the current code adopted by the Town of
Vail. The floor/ceiling assembly above is required to be rated to 2 hour. Provide a detail of the
existing 2 hour assembly and include a listing for the assembly. The new ceiling may have to be part
of that assembly, thus requiring a rated acoustical grid/tile, opening/penetration protection, fire
dampers etc. (IBC Table 601)
5 Provide a reflected ceiling plan.
6 Provide engineer stamped mechanical and electrical drawings. Engineer stamped plumbing drawings
required pending information supplied for item 14.
7 Show compliance to the 2003 International Energy Conservation Code for lighting. A ComCheck
compliance certificate has been adequate for the town. (IBC Chapter 11)
8 The remodel of the Rental & Repair and the Ski Tune & Storage will require that the exiting meet
current code. The addition of a door will be required for exiting from the Rental Repair area. Exiting is
not allowed to be through the storage area in the back and the "metal curtain wall" does not comply
for exiting. (IBC 1013.2)
9 Provide a structural drawing for making the door wider accessing the ��Existing Evening Access
Corridor" from "Charter Sports".
10 Change the ��Top of Counter" height for the access to °New Ski boot Storage" to meet accessibility
standards for service counters, 36" max. (ANSI A117.1-1998 section 904.3)
11 Provide sufficient details on plans to verify accessibility for the ��New Retail Center Cabinetry". (ANSI
A117.1-1998 section 904.2)
12 Provide _an accessible bench in the dressing room. (ANSI A117.1-1998 section 803.4)
13 Indicate on the plans the location of the coat hooks or shelves in the dressing room, if supplied.
(ANSI A117.1-1998 section 803.5)
14 Provide minimum plumbing facilities required or show location of existing public restrooms. The
existing restrooms shall be within 500' and not more than one floor above or below this tenant space
or new facilities will be required. (IBC 2902.5 and 2902.6)
Please refer to the cover sheet for information on resubmitting plans. In order to avoid delays in issuance of
a permit, please check all requested information is included with the resubmitted plans. Please submit
revised plans as a complete set. Partial plan resubmittals will not be reviewed.
