At the request of JB, on August 10, 2007, we visited the construction site at Lot 2B.
Block 3, Lions Ridge, Filing 3, 1873 Lions Ridge Loop, Town of Vail, Eagle County, Colorado.
The purpose of our site visit was to observe and test the soils exposed in the foundation
excavation for the proposed addition in order to verify the lateral pressures for backfill.
The excavation consisted of a"U" shaped trench on the north side of the building. The
depth of the trench varied from about 8 feet along the west edge to about 5 feet along the east
edge. Ground water was not observed in the excavation.
Soil samples were taken from the excavation and were tested for natural moisture
content, natural dry density, swell/consolidation and gradation analysis. The test results are
appended to this report. Based on the recommendations provided in the Open Hole/Foundation
Consultation letter dated August 6, 2007, under the same project number, we understand that the
proposed addition was designed to be founded on helical piers.
Foundation walls retaining earth and retaining structures that are laterally su�ported
should be designed to resist an equivalent fluid density of 60 pcf for an "at-rest" condition.
Laterally unrestrained structures, retaining the on-site earth, should be designed to resist an
equivalent fluid density of 40 pcf for the "active" case.
The above design recommendations assume drained backfill conditions and a horizontal
backfill surface. Surcharge loading due to adjacent structures, weight of temporary stored
consttuction materials and equipment, inclined backfill and hydrostatic pressure due to
undrained backfill should be incorporated in the design. They should try to prevent the buildup
of hydrostatic pressure behind the retaining wall.
The site surrounding the building structure should slope away from the building in all
directions. A minimtun of 12 inches in the first 10 feet is recommended in unpaved areas, and
three inches in the first 10 feet in paved areas. The top of the granular foundation backfill
should be covered with a minimum of 1 foot of relatively impervious fill to reduce the potential
of surface water infiltrating the foundation subsoils.
.Surface water naturally d� uining towur d the p�°oposed building site should be diverted
around and away, f�om it by means of drainage swales or othei� ap��roved method.s. The roaf
drains and downspouts should extend and discharge beyond the limits of the backfill.

It is not recommended to introduce excess water to the foundation soils by installing
sprii�lcler systeins next to the building. The installation of the sprinlcler heads should insure that
the spray from the heads will not fall within 10 feet of foundation walls, porches or patio slabs.
Lav�n1 irrigation must be controlled.
To reduce the risk of surface water infiltrating the foundation subsoil, we recommend
installation of a foundation perimeter drain. The foundation perimeter drain should consist of a
4-inch diameter, perforated pipe, sloped to a suitable gravity outlet, or to a sump pump location,
at a 1/4 inch per foot for flexible or at a 1/8 of an inch for rigid pipe. The bottom of the trench
adjacent to the footing should be lined with a polyethylene moisture barrier glued to the
foundation wall. The drain pipe should be covered with a minimum of 6 inches of -3/4-inch free-
draining granular material. Geotextile (Mirafi 140N or equivalenl) should be used to cover the
free-draining gravel to prevent siltation and clogging of the drain. The backfill above the drain
should be granular material to within 2 feet of the ground surface to prevent a buildup of
hydrostatic pressure.
This report has been prepared according to locally accepted Professional Geotechnical
Engineering standards for similar methods of testing and soil conditions at this time. The
findings and recommendation stated above are based on the soil conditions observed and tested
in the foundation excavation only. There is no other warranty either expressed or implied.

3 The structural drawings are indicating 3-2x12's header over the new window supporting the new
ridge. The elevation drawings show a radius transom window above the casements. There is not
enough room above the transom window to fit the header specified. Show an elevation drawing of
the framing to verify it can fit or change the drawings accordingly.
4 The siding(?) is indicated to match the existing. Please specify the type of siding to be installed and
show required 6" of clearance to grade. (IRC 319)
5 Structural detail 6/S3 indicates a new slab that does not meet the requirement to be 6" below the
bottom plate. It indicates "Waterproofing per the Arch." Provide a detail for the waterproofing and
location of the new slab on the plans. (IRC 319)
6 Provide (2) copies of ResCheck compliance certificate and inspection checklist. Coordinate all
insulation R values shown on the ResCheck report with the building plans and sections. The
ResCheck software can be accessed at energycodes.gov.
7 If any staging or parking is to be in the public way, provide a staging plan.
Please refer to the cover sheet for information on resubmitting plans. In order to avoid delays in issuance of
