Spread footings sized for an allowable soil bearing pressure of 5,000 psf were recommended in our previous report. At the time of our visit to the site, we observed the foundation excavations for a building pad and the tower crane pad. We observed the excavation for a building pad located between K and L and 108 and 109. In addition, we observed the excavation for the tower crane pad located at lines D and 112. The foundation excavation had been cut in one level to slab subgrade about 16 feet below the adjacent ground surface. The cuts for the building pad were 2 to 2' /a feet below adjacent grades. The cuts for the crane tower pad were 3 to 5 feet below adjacent grades. The soils exposed in the bottom of the excavations consisted of slightly silty to silty sandy gravel with scattered cobbles. There was about 2 to 3 inches of groundwater in the bottom of the elevator pit. We recommended that they dewater the excavation with a sump and pump. A shallow depth of screened rock can be placed in the bottom of the excavation to facilitate dewatering. The soil conditions exposed in the observed excavations are consistent with those previously encountered on the site and suitable for support of spread footings designed for the recommended allowable bearing pressure of 5,000 psf. Loose and disturbed soils should be removed in the footing areas to expose the undisturbed natural soils. We understand that a sump and pump is planned for dewatering the excavations. The soil conditions exposed in the partial excavation are consistent with those previously encountered on the site and suitable for support of spread footings designed for the recommended allowable bearing pressure of 5,000 psf. Loose and disturbed soils should be removed in the footing areas to expose the undisturbed natural soils. The water and any softened soils from the seepage should be removed before concrete placement. Other recommendations presented in our previous report which are applicable should also be observed. The project site is shown on Figure 1. The purpose of the study was to develop recommendations for the foundation and excavation designs. The study was conducted in accordance with our agreement for geotechnical engineering services to Sonnenalp Resort dated March 25, 2002. A field exploration program consisting of exploratory borings was conducted to obtain information on the subsurface conditions. Samples of the subsoils obtained during the field exploration were tested in the laboratory to determine their classification and other engineering characteristics. The results of the field exploration and laboratory testing were analyzed to develop recommendations for building foundations, including allowable bearing pressures, and for temporary excavation conditions. This report summarizes the data obtained during this study and presents our conclusions, design recommendations and other geotechnical engineering considerations based on the proposed construction and the subsoil conditions encountered. PROPOSED CONSTRUCTION The proposed hotel addition will consist of a 4 story structure attached to the north side of the existing hotel and be about 40,000 square feet in size. The entire addition will be underlain by a basement level and parking garage at roughly the same bearing level as the existing basement. The Talisman building will remain but some underpinning could be needed adjacent to the new lower level garage. Ground floors throughout the project Xvill be slab -on- grade. Grading for the building and beloxv ;grade parking will be extensive and could require temporary shoring along East Meadow Drive to maintain cut slope stability. Foundation loadings will be moderate to relatively heavy and carried. by perimeter wall and interior columns. Job No. 102 223 tech If building loadings, location or grading plans change significantly from those described above, we should be notified to re- evaluate the recommendations contained in this report. SITE CONDITIONS The property is occupied by the existing 5 story Sonnenalp hotel and 2 to 3 story Talisman building, both with below grade levels. The existing building locations are shown on Figure 1. The proposed development area is typically asphalt paved parking and drives. The ground surface slope is gentle down to the southwest with about 10 feet of elevation difference across the development area. The landscaping consists of grass, trees and bushes adjacent the existing buildings. Gore Creek at an elevation of about 10 feet below the project site follows the southern side of the hotel property. We are not aware of foundation settlement related distress to the existing buildings. FIELD EXPLORATION The field exploration for the project was conducted on April 17 and 18, 2002. Five exploratory borings (Borings 4 -8) were drilled at the locations shown on Figure 1 to evaluate the subsurface conditions for the Sonnenalp project. Borings 1 -3 were drilled for the redevelopment of the Swiss Chalet building previously located immediately east of the Talisman building. The borings were advanced with 4 inch diameter continuous flight augers powered by a truck- mounted Longyear BK -51HD and ATV mounted CME -55 drill rigs. The borings were logged by a representative of Hepworth - Pawlak Geotechnical, Inc. Slotted PVC pipe was installed in the borings for water level monitoring. Samples of the subsoils were taken with I% inch and 2 inch I.D. spoon samplers. The samplers were driven into the subsoils at various depths with blows from a 140 pound hammer falling 30 inches. This test is similar to the standard penetration test described by ASTM Method D -1586. The penetration resistance values are an indication of the relative density or consistency of the subsoils. The samples were returned to our laboratory for review by the project engineer and testing. SUBSURFACE CONDITIONS Graphic logs of the subsurface conditions encountered at the site are shown on Figures 2 and 3. The subsoils consist of about 3 to 7 feet of existing fill and sandy silt and clay soils overlying mainly dense, slightly silty to silty sandy gravel with cobbles and scattered boulders. Drilling in the dense granular soils with auger equipment was difficult due to the cobbles and boulders and drilling refusal was encountered in the deposit. Occasional medium dense to dense, slightly silty to very silty sands were encountered with depth, mainly below elevation 8,136 feet. Laboratory testing performed on samples obtained from the borings included natural moisture content and density, and gradation analyses. Undisturbed sampling was difficult due to the rocky nature of the subsoils. Results of gradation analyses performed on small diameter drive samples (minus 11/z inch fraction) of the coarse granular subsoils are shown on Figures 5 to 7. The laboratory testing is summarized in Table 1. Free water was encountered in the borings between depths of about 14'/2 to 19`/2 feet at the time of drilling. Shortly following drilling, the water levels rose about 1 to 1 `/ feet to depths between about 13'/2 to 18 feet. ENGINEERING ANALYSIS The natural granular soils encountered below the existing fill are suitable for support of spread footings with moderate bearing capacity and relatively low settlement potential. Excavations for the basement and below grade garage level will probably require shoring to maintain cut slope stability. Foundation underpinning of the Talisman building, if needed, can probably be performed by deepening of the bearing level for spread footing .lob No. 102 223 Ge�tech -4- and bearing wall support. The proposed lower floor levels of the building and parking garage appear to be roughly 5 feet or more above the groundwater level found in our borings. A comprehensive underdrain system should be provided to prevent groundwater impacts in the event of water level rise. DESIGN RECOMMENDATIONS FOUNDATIONS Considering the subsoil conditions encountered in the exploratory borings and the nature of the proposed construction, we reconunend the hotel addition and parking garage be founded with spread footings bearing on the natural granular soils. The design and construction criteria presented below should be observed for a spread footing foundation system. 1) Footings placed on the undisturbed natural granular soils should be designed for an allowable soil bearing pressure of 5,000 psf. Based on experience, we expect settlement of footings designed and constructed as discussed in this section will be up to about 1 inch and essentially occur during construction. 2) The footings should have a minimum width of 24 inches for continuous walls and isolated pads. 3) Exterior footings and footings beneath unheated areas should be provided with adequate soil cover above their bearing elevation for frost protection. Placement of foundations at least 48 inches below exterior grade is typically used in this area. 4) Continuous foundation walls should be reinforced top and bottom to span local anomalies such as by assuming an unsupported length of at least 12 feet. Foundation walls acting as retaining structures should also be Job No. 102 223 GecPtech - 5 - designed to resist lateral earth pressures as discussed in the "Foundation and Retaining Walls" section of this report. 5) All existing fill, silt and clay soils and any loose or disturbed soils should be removed and the footing bearing level extended down to relatively dense natural granular soils. Voids created by boulder removal should be backfilled with sand and gravel compacted to at least 100% of standard Proctor density near optimum moisture content. Groundwater seepage encountered in the footing excavation should be removed from outside the footing area prior to concrete placement. 6) A representative of the geotechnical engineer should observe all footing excavations prior to concrete placement to evaluate bearing conditions. 7) A Site Class of C based on the 2003 International Building Code can be used for seismic design of foundations placed on the dense granular soils or densely compacted granular fill. FOUNDATION AND RETAINING WALLS Foundation walls and retaining structures which are laterally supported and can be expected to undergo only a slight amount of deflection should be designed for a lateral earth pressure computed on the basis of an equivalent fluid unit weight of 50 pcf for backfill consisting of the on -site granular soils. Cantilevered retaining structures which are separate from the buildings and can be expected to deflect sufficiently to mobilize the full active earth pressure condition should be designed for a lateral earth pressure computed on the basis of an equivalent fluid unit weight of 40 pcf for backfill consisting of the on -site granular soils. All foundation and retaining structures should be designed for appropriate hydrostatic and surcharge pressures such as adjacent footings, traffic, construction materials and equipment. The pressures recommended above assume drained conditions behind the walls and a horizontal backfill surface. The buildup of water behind a wall or an upward sloping backfill surface will increase the lateral pressure imposed on a foundation wall or .lob No. 102 223 GeCFtech retaining structure. An underdrain should be provided to prevent hydrostatic pressure buildup behind walls. Backfill should be placed in uniform lifts and compacted to at least 95% of the maximum standard Proctor density at a moisture content near optimum. Care should be taken not to overcompact the backfill or use large equipment near the foundation wall, since this could cause excessive lateral pressure on the wall. Some settlement of deep foundation wall backfill should be expected, even if the material is placed correctly, and could result in distress to facilities constructed on the backfill. A higher compaction level of 98% of maximum standard Proctor density could be used to help reduce the settlement risk of deep fills. We recommend granular soils for backfilling foundation walls and retaining structures because their use results in lower lateral earth pressures and the backfill will help the subsurface drainage. Subsurface drainage recommendations are discussed in more detail in the " Underdrain System" section of this report. Granular wall backfill should contain less than 15% passing the No. 200 sieve and have a maximum size of 6 inches. The lateral resistance of foundation or retaining wall footings will be a combination of the sliding resistance of the footing on the foundation materials and passive earth pressure against the side of the footing. Resistance to sliding at the bottoms of the footings can be calculated based on a coefficient of friction of 0.5. Passive pressure of compacted backfill against the sides of the footings can be calculated using an equivalent fluid unit weight of 400 pcf for dry backfill conditions and 250 pcf for buoyant backfill conditions. The coefficient of friction and passive pressure values recommended above assume ultimate soil strength. Suitable factors of safety should be included in the design to limit the strain which will occur at the ultimate strength, particularly in the case of passive resistance. Fill placed against the sides of the footings to resist lateral loads should be a granular material compacted to at least 950 o of the maximum standard Proctor density at a moisture content near optimum. .lob No. 102 223 1 tEGh -7- FLOOR SLABS The natural on -site soils, exclusive of topsoil, are suitable to support lightly loaded slab- on -grade construction. To reduce the effects of some differential movement, non- structural floor slabs should be separated from all bearing walls and columns with expansion joints which allow unrestrained vertical movement. Floor slab control joints should be used to reduce damage due to shrinkage cracking. The requirements for joint spacing and slab reinforcement should be established by the designer based on experience and the intended slab use. A minimum 4 inch layer of free - draining gravel should be placed beneath basement level slabs to facilitate drainage. This material should consist of minus 2 inch aggregate with at least 50% retained on the No. 4 sieve and less than 2% passing the No. 200 sieve. All fill materials for support of floor slabs should be compacted to at least 95% of maximum standard Proctor density at a moisture content near optimum. Required fill can consist of the on -site granular soils devoid of vegetation, topsoil and oversized rock. UNDERDRAIN SYSTEM Free water was encountered within about 3 to 4 feet of proposed lower floor levels and it has been our experience in mountainous areas that the groundwater level can rise and local perched groundwater can develop during times of heavy precipitation or seasonal runoff. Frozen ground during spring runoff can create a perched condition. We recommend below -grade construction, such as retaining walls and basement areas, be protected from wetting and hydrostatic pressure buildup by an underdrain system. The drains should consist of drainpipe placed in the bottom of the wall backfill surrounded above the invert level with free - draining granular material. The drain should be placed at each level of excavation and at least 2 feet below lowest adjacent finish grade and sloped at a minimum I% to a suitable gravity outlet above creek the flood level or to a sump and pump. Interior lateral drains should be provided below the floor slab that Job No. 102 223 Y(5tech connect to the underslab gravel and discharge to the perimeter underdrains. Free - draining granular material (screened rock) used in the underdrain system should contain less than 2% passing the No. 200 sieve, less than 50% passing the No. 4 sieve and have a maximum size of 2 inches. The drain gravel backfill should be at least 2 feet deep. A drainage mat should be placed against the backside of the foundation wall that connects to the perimeter drain gravel. EXCAVATION CONSIDERATIONS Excavation for the building improvements is proposed to be extensive and there is a risk of construction - induced slope instability. Temporary cut slopes steeper than about I`/2 horizontal to 1 vertical should be supported with shoring as needed to maintain stability. Possible methods of temporary shoring consist of soldier pile and timber lagging, soil nailing and penetration grouting. Soil nailing and tiebacks should be feasible where there is ample distance or easement back from the face of the wall for nail embedment of the reinforcement. Grouting may consist of portland cement or chemical base to solidify the subsoils prior to excavation. The subsoils are stratified alluvial deposits and layers of higher silt fraction could inhibit the effectiveness of the grouting. The feasibility of grouting should be evaluated by installing a test section by the specialty contractor prior to production grouting at the site. Conventional underpinning with concrete walls and footings appears feasible for shallow excavation depths to below the Talisman building foundation. The underpinning and excavation shoring should be designed and built by qualified engineers and contractors that specialize in the selected methods and that are familiar with the subsurface conditions in the project area. For preliminary design, the natural granular soils can be assumed to have an internal friction angle of 34 degrees, a cohesion of 0 and a moist unit weight of 130 pcf. We should review the proposed grading and excavation shoring plans prior to construction. If groundwater seepage is encountered in the building excavation, we should be contacted for additional analysis and possible dewatering methods. lnh Nn 102 223 9tech -9- SURFACE DRAINAGE The following drainage precautions should be observed during construction and maintained at all times after the building has been completed: 1) Inundation of the foundation excavations and underslab areas should be avoided during construction. 2) Exterior backfill should be adjusted to near optimum moisture and compacted to at least 95% of the maximum standard Proctor density in pavement and slab areas and to at least 90% of the maximum standard Proctor density in landscape areas. 3) The ground surface surrounding the exterior of the building should be sloped to drain away from the foundation in all directions. We recommend a minimum slope of 6 inches in the first 10 feet in unpaved areas and a minimum slope of 3 inches in the first 10 feet in paved areas. Free - draining wall backfill should be capped with about 2 feet of the on- site finer graded soils to reduce surface water infiltration. 4) Roof downspouts and drains should discharge well beyond the limits of all backfill. LIMITATIONS This study has been conducted in accordance with generally accepted geotechnical engineering principles and practices in this area at this time. We make no warranty either express or implied. The conclusions and recommendations submitted in this report are based upon the data obtained from the exploratory borings located as indicated on Figure 1, the proposed type of construction and our experience in the area. Our findings do not include determining the presence, prevention or possibility of mold or other biological contaminants (MOBC) developing in the future. If the client is concerned about MOBC, then a professional in this special field of practice should be consulted. Our findings include interpolation and extrapolation of the subsurface conditions identified at the exploratory borings and variations in the subsurface conditions may not become evident until excavation is performed. If conditions encountered during-construction appear Job No. 102 223 G4965tech -10- different from those described in this report, we should be notified so that re- evaluation of the recommendations may be made. This report has been prepared for the exclusive use by our client for design purposes. We are not responsible for technical interpretations by others of bur information. As the project evolves, we should provide continued consultation and field services during construction to review and monitor the implementation of our recommendations, and to verify that the recommendations have been appropriately interpreted. Significant design changes may require additional analysis or modifications to the recormmendations presented herein. We recommend on -site observation of excavations and foundation bearing strata and testing of structural fill by a representative of the geotechnical engineer.
