Architectural Comments:
1 Provide a listed 2 hour assembly for protecting the new structural steel supporting the CMU bearing
wall for the new door opening. (IBC Table 601)
2 Provide details and the listed assemblies for the ceiling, the walls between units and the corridor wall
to show the required fire-resistive assembly is maintained. The general notes are indicating removal
of all the drywall within the unit. Note; if the gypsum lid is part of the rated floor/ceiling assembly,
provide details indicating how the membrane is maintained at the can light penetrations. (IBC 708
and 711)
3 Number the doors on the floor plan to coincide with the door schedule. Why is the door to the closet
in 101 in unit 556 labeled as 20 minute?
4 Add the new doors illustrated between the units to the door schedule. Note; these doors are required
to be 45 minute rated as this is the unit separation required. (IBC 708 and 715.3)
5 The extent of the electrical work is justifying that the electrical plans be stamped by an electrical
engineer.
6 Add a smoke detector in Bedroom 2(111) within Unit 558.
7 Add a legend for the electrical plans indicating descriptions of the devices shown.
8 The General notes are referencing north, south east and west. Add a north directional arrow to the
plans.
9 The notes are indicting that the new dryer does not need a vent to the exterior. Provide the
installation instructions for the new appliance to verify it meets IMC exceptions to section 504.
10 Show the location of the dryer duct on the plans. The dryer location is further than the code allows.
The code requires the rough in of a duct regardless of the type of dryer being installed. (IMC
504.6.2)
Please refer to the cover sheet for information on resubmitting plans. In order to avoid delays in issuance of

Architectural Comments 5/1/2007
1) Provide a listed 2 hour assembly for protecting the new structural steel supporting the
CMU bearing wall for the new door opening. (IBC Table 601) We will be applying spray
applied fire resistive material to the structural steel. The UL design x835. 2hour rating
is 1-5/16 " depth.
2) Provide details and the listed assemblies for the ceiling, the wall between units and the
corridor wall to show the required fire-resistive assembly is maintained. The general
notes are indicating removal of all the drywall within the unit. Note; if the gypsum lid is
part of the rated floor/ceiling assembly, provide details indication how the membrane is
maintained at the can light penetrations. (IBC 708 and 711).
Corridor wall is 8" CMUand is a 2hour rated wall per UL Design U906
Wall between units is 8" CMU and is a 2hour rated wall per UL Design U906
Floor and Ceiling is Pre-stressed concrete core panel with 4" topping slab and is rated
at 2hour per UL Design J715.
In all cases the structure has an adequate fire rating so no additional protection is
needed so the dropped ceiling and partitions are not contributing to the assembly.
3) Number the door on the floor plan to coincide with the door schedule. Why is the door
to the closet in 101 in unit 5561abeled as 20 minute? The 20 minute door was an error
on the door schedule.
4) Add the new doors illustrated between the units to the door schedule. Note; these
doors are required to be 45 minute rated as this is the unit separation required. (IBC 708
and 715.3) See attached door schedule.
5) The extent of the electrical work is justifying that the electrical plans be stamped by an
electrical engineer. Due to the time needed to have the electrical drawings engineered
could we provide the stamped drawing at the electrical inspection?
6) Add a smoke detector in Bedroom 2(111) within Unit 558. See plan
7) Add a legend for the electrical plans indication descriptions of the devices shown. Will
be on the engineered plans. Recessed cans will be basic can like Halo H7T and not rated
due to item 2.
8) The General notes are referencing north, south, east and west. Add a north directional
arrow to the plans. See plan
9) The notes are indicating that the new dryer does not need a vent to the exterior.
Provide the installation instruction for the new appliance to verify it meets IMC
exceptions to section 504. The Owner decided that the none venting was not an option so
the dryer will be convention type dryer with vent to the exterior and booster fan.
10) Show the location of the dryer duct on the plans. The dryer location is further than
the code allows. The code requires the rough in of a duct regardless of the type of dryer
being installed. (IMC 504.6.2)

❑ Town of Vail indicated that the Mountain Haus Type of Construction is I-B with R2 occupancy.
❑ Meet with Joe (Building Super) prior to the construction to get info on hallway protection, stair &
elevator use, construction hours, parking, unloading and dumpster locations.
❑ Check with Joe to see if the alarm system must be kept on or can be removed from the system for the
duration of the construction. (Change smoke detector to heat detectors)
❑ Find out who the building fire alarm and fire sprinkler subcontractors are and contact with schedule.
❑ The Owner will direct the Mountain Haus to remove the bedding and other furnishing from the unit.
❑ The Owner will hire a mover to remove all of the furniture from the unit. Owner to have a window
covering person remove and reinstall window covers.
❑ Protect the Mountain Haus corridor floor and walls and elevator during construction.
❑ Remove carpet, all doors, appliances and cabinets from the unit prior to the asbestos abatement.
❑ A certified abatement company will remove the drywall taping compound and texture from the unit
by removing all gypsum board from the unit. Remove all drywall from the unit except for the tub
surround in bath 2 and shower surround in the Master Bathroom. Removal to include door jambs,
cabinets and tops, wood siding.
❑ New 4 panel doors, door hardware, and interior wood trim to match unit 558
❑ Carpet by Owner. Paint Bucket is the supplier and installer. Both 556 and558 will be carpeted at the
same time.
❑ Reconfigure alarm system as needed.
❑ Reconfigure wet pipe fire suppression system as needed. (Change wall heads to ceiling heads in the
556 Living Room, add & remove heads in the closets in unit 558)
❑ New drywall in unit 556 to have radius outside corners with light hand texture to match unit 558.
❑ Completely new electrical system and panel in 556. The electrical feed will not be replaced.
❑ Note that the electrical switch boxes must be moved away from there existing location adjacent to
doors because the wood trim at the doors is wider that the existing metal jambs.
❑ Completely new low voltage electrical system (phone, TV, Computer) (door bell system to remain) in
unit 556 with panel located in the Owner Closet on the south wall. All phone outlets to receive two
cat5e cables, all data ports to receive two cat5e cables, and all TV ports to receive a bundled cable of
two coaxial cables and 2 cat5e cables. All cables to ports to be home runs from the panel. There will
be 2 private phone lines to the unit and one Mountain Haus phone line. The private lines are to be
switched in the Owners Closet so that the owner can turn the lines on and off when occupying the
unit. There will be a Mountain Haus phone located in each bedroom and at the Kitchen Bar. Owner
phones are located in the same locations plus other locations.
❑ All hot water baseboard heaters to receive new alder wood covers.

plumbing for multiple units. The piping penetrates the floor/ceiling 2 hour fire rated assembly. The
walls surrounding the piping are not a shaft enclosure when the piping is sealed at the ceiling and
floor with approved fire rated materials.
❑ Note that there is a double wall with a cavity at the west end of the Kitchen in unit 556 that contains
plumbing for multiple units. The piping penetrates the floor/ceiling 2 hour fire rated assembly. The

❑ Note that there is a double wall cavity with HVAC ducts that supply fresh air to Bedroom 2 and
exhausts air from the bathrooms. This appears to be a fire rated shaft that requires a 2 hour wall
assembly. The wall assembly is to be IBC Table 720 material 13-1.2 25 gauge studs with two layers
of'/2" type X gyp board each side.
Note the HVAC duct in the northeast corner of the Owner Closet in unit 556. This appears to be a

100 FOYER
❑ Electrician will install a new electrical panel and four GFI outlets for temporary construction power
as soon as asbestos abatement is complete.
❑ Apply protection to the entry door. There are no changes entry door other than repainting.
❑ Demo floor tile.
❑ Remove the existing pine wood paneling from walls (part of asbestos abatement)
❑ The wall with the electrical panel to remain in the same location so that the electrical panel feed will
wark. The intent is far the Kitchen to move south approximately 1'-6". If the electrical panel feed
will allow for the wall to move south it would be good to reduce the wasted space behind the
refrigerator.
❑ Remove the wall between the Foyer and Owner's closet, reframe per plan
❑ Add door between the Foyer and the Hall
O Move the door to Bedroom 2 north. Make sure there is adequate room for full wood trims when
laying out the door location.

❑ Remove the wall at the building ventilation system. Replace wall to take over all voids spaces. This
is a two hour fire rated shaft enclosure. The wall assembly is to be IBC Table 720 material 13-1.2 25

❑ Remove all cabinets and appliances prior to asbestos abatement. Remove the kitchen sink, disposal
and faucet for reuse.

❑ Reframe the walls at the building plumbing stack at the west end of the Kitchen to create as wide of
entry into the Kitchen as possible. Install non rated metal access door to the unit isolation valves.
❑ Remove all soffits from the Kitchen. Wall cabinets will be full height (to 8' ceiling)
❑ The existing microwave/hood will use the charcoal vent and will not vent to the exteriar wall.
❑ Fur east wall of Kitchen for the washer supply and waste pipe lines to get to the connection at the
building stack at the west end of the Kitchen. End the furred out wall at the bar walUceiling height
change.
❑ Move the Kitchen south approximately 1'-6" to make Owners closet wider and provide space for a
stacked washer/dryer. Note that the south cabinets are 18" deep instead of 24".
❑ New cabinets and stone counter tops. See cabinet drawings
❑ Match the look of the cabinets in Unit 558. Same configuration as unit 332.
❑ Back splashes to be lx3 "brick or subway" tile including the splash between the counter top and the
bar top.

Attached is the report for the asbestos survey and bulk sampling of suspected asbestos-
containing building materials at 292 East Meadow Drive, Vail, Colorado.
This investigation was conducted on behalf of and for the exclusive use of Boles Custom
Builders (client), solely for use in a limited asbestos survey of the property. This report
and the findings herein shall not, in whole or in part, be disseminated or conveyed to any
other party, nor used by any other party, in whole or in part, without prior written consent
of Boulder Environmental Management.
The results of this survey are limited to materials that were assessable and foreseeable.
Additional materials may exist behind hard surfaces. Personnel knowledgeable of
asbestos containing materials should always oversee demolition activities. Demolition
work should be halted and sampling performed by a state of Colorado licensed building
inspector if additional materials, which are suspected of containing asbestos, are
encountered.

BULK SAMPLING REPORT
292 East Meadow Drive, Vail, Colorado
Introduction:
On February 15, 2007, Boulder Environmental Management, Inc.'s building inspector,
Mark Symmank, conducted bulk samplin of suspected asbestos-containin� materials
under the direction of our client.
Sampling:
During the sampling process, suspect ACM was separated into three EPA categories.
These categories are thermal system insulation (TSI), surfacing ACM, and miscellaneous
ACM. TSI includes all materials used to prevent heat loss or gain or water condensation
on mechanical systems. Examples of TSI are pipe coverings, boiler insulation, duct
wrap, and mud packed fitting cement. Surfacing ACM includes all ACM that is sprayed,
trowelled, or otherwise applied to a surface. These applications are most commonly used
in fireproofing, decorative and acoustical applications. Miscellaneous materials include
all ACM not listed in the thermal system insulation or surfacing categories, such as
linoleum, vinyl asbestos flooring, and ceiling tile.
Boulder Environmental Management, Inc. followed EPA recommended sampling
guidelines for identifcation of asbestos in bulk matrices. A set of three (3), five (5), or
seven (7) samples were collected for each material type and analyzed by Polarized Light
Microscopy (PLM). Each sample set was systematically analyzed. Upon determination
that a sample in a set contained asbestos, analysis of the remaining samples in the set was
discontinued. If no asbestos was detected during the analyses, the suspect material was
determined to be negative for asbestos content.

Discussion:
Sample analyses results are reported in percentages of asbestos and non-asbestos
components. The EPA defines any material that contains greater than one percent (1%)
asbestos, utilizing PLM, as being an asbestos containing material. Materials that are
identified as "non detected" are specified as not containing asbestos.

BUILDING PERMIT ISSUANCE TIME FRAME
If this permit requires a Town of Vail Fire Department Approval, Engineer's (Public Works) review and approval,
a Planning Department review or Health Department review, and a review by the Building Department, the
estimated time for a total review will take as long as three (3) weeks.
All commercial (large or small) and all multi-family permits will have to follow the above mentioned maximum
requirements. Residential and small projects should take a lesser amount of time. However, if residential or
smaller projects impact the various above mentioned departments with regard to necessary review, these
projects may also take three (3) weeks to review and approve.
Every attempt will be made by this department to expedite this permit as soon as possible.
I, the undersigned, understand the plan check procedure and time frame. I also understand that if the permit
is not picked up by the expiration date, that I must still pay the plan check fee and that if I fail to do so it may

. PUBLIC WORKS AND THE PUBLIC WAY PERMIT PROCESS
�����+ a How it relates to Building Permits:
➢ Fill out the attached check list with the Building Permit Application.
If yes was answered to any of the questions then a"Public Way" permit is required. You can pick up an
application at either Community Development, located at 75 South Frontage Road or Public Works, located at
1309 Elkhorn Drive.
➢ Notice sign-offs for utility companies. ALL utilities must field verify (locate) respective utilities prior to signing
application. Some utility companies require up to 48 hours notice to schedule a locate.
➢ A construction traffic control/staging plan must be prepared on a separate sheet of paper. An approved site plan
may also be used. This plan will show locations of all traffic control devices (signs, cones, etc.) and the work
zone, (area of construction, staging, etc.). This plan will expire on November 15t and will need to be resubmitted
for consideration for approval through the winter. Be aware that your resubmission for winter may be denied
depending on the location of construction.
➢ Sketch of work being performed must be submitted indicating dimensions (length, width and depth of work).
This may be drawn on the traffic control plan or a site plan for the job.
➢ Submit completed application to the Public Works office for review. If required, locates will be scheduled for the
Town of Vail electricians and irrigation crew. The locates take place in the morning, but may require up to 48
hours to perform.
➢ The Public Works Construction Inspector will review the application and approve or deny the permit. You will be
contacted as to the status and any requirements that may be needed. Most permits are released 48 hours of
being received, but please allow up to one (1) week to process.
➢ As soon as the permit is approved, the Building Department will be notified, allowing the °Building Permit" to be
released. Please do not confuse the "Public Way Permit" with the °Building Permit".
➢ NOTE: The above process is for work in a public way ONLY. Public Way Permits are valid only until
November 15th. A new Public Way Permit is required each year if work is not complete. Re-
applicatio each November 15th does not mean an automatic renewal.

❑ The Town of Vail Building Department has developed the following procedures to ensure that new construction
sites have adequately established proper drainage from building sites along and adjacent to Town of Vail roads or
streets.
❑ The Town of Vail Public Works Department will be required to inspect and approve drainage adjacent to Town of
Vail roads or streets and the installation of temporary or permanent culverts at access points from the road or
street onto the construction site. Such approval must be obtained prior to any requests for inspection by the
Town of Vail Building Department for footings, temporary electrical or any other inspection. Please call Leonard
Sandoval at 970-479-2198 to request an inspection from the Public Works Department. Allow minimum of 24
hour notice.
❑ Also, the Town of Vail Public Works Department will be approving all final drainage and culvert installation with

CODE 5-2-10: DEPOSITS ON PUBLIC WAYS PROHIBITED
❑ Unlawful deposits: Subject to subsection C thereof, it is unlawful for any person to litter, track or deposit, or cause to
be littered, tracked or deposited, sand, gravel, rocks, mud, dirt, snow, ice, or any other debris or material upon any
street, sidewalk, alley or public place, or any portion thereof.
❑ Notice; Abatement: The Director of Public Works may notify and require any person who violates or causes another
to violate the provision of subsection A hereof, or who has in the Director's employment a person who violates or
causes another to violate the same, top remove such sand, gravel, rocks, mud, dirt, snow, ice or any other debris or
material within twenty four (24) hours after receipt of said notice by the Director of Public Works. In the event the
person so notified does not comply with the notice within the period of time herein specified, the Director of Public
Works, or other authorized agent, may cause any such sand, gravel, rocks, mud, dirt, snow, ice, debris or any other
material to be removed from any street or alley at the expense of the notified.
❑ Summons and Penalty: As an alternative to the notice for removal provided in subsection B above, any person
who violates or causes another to violate the same, may be issued a summons to appear before the Municipal Court of
the Town for said violations, and upon being found guilty of a violation hereunder be punished as provided in Section
1-4-1 of this code.
❑ Notice and Penalty: It is unlawful for any person to fail or refuse to comply with the notice of the Director of Public
Works as provided in subsection B hereof, and any such person shall, in addition to payment of the expense of removal
incurred by the Director of Public Works, as provided in subsection B hereof, upon being found guilty of a violation
hereunder, be punishable as provided in Section 1-4-1 of this Code. (1997 Code: Ordinance 6(1979).
CODES 7-3A-1 AND 7-3A-3: PARKING OBSTRUCTING TRAFFIC & IMPOUNDMENT AUTHORIZED
❑ No person shall park any vehicle upon a street or at any other place within this Municipality in such a manner or under
such conditions as to interfere with the free movement of vehicular traffic or proper street or highway maintenance.

❑ Whenever any police ofFicer finds a vehicle attended or unattended, standing upon any portion of a street or upon any
place within this Municipality in such a manner as to constitute a violation of any section of this Article, or left
unattended for a period of twenry four (24) hours or more and presumed to be abandoned under the conditions
prescribed by Colorado Revised Statutes section 42-4-1102, as amended, the officer shall require the vehicle to be
removed or cause it to be removed and placed in storage in the nearest garage or other place of safety designated or
maintained by this Municipality, and the charges for towing and storage of such vehicle shall be charged to the owner
of the vehicle in addition to a ten dollar ($10) impoundment charge. (Ord. 2(1968) § 3: Ord. 28(1981) § 1)

Mountain Haus, located at 292 East Meadow Drive, Vail CO.
We have reviewed the Power Plan (prepared by others) for the remodel and we have prapared load
caicufattons to verify the adequacy of fhe existing 100 Amp service. Our load calculations ar�e
attached. In general, tha pian Iooks acceptable but the following notes should be incorporated irrto
the plans.
1. Circuits serving the bedrooms shall be ARC fault protected.
2, Provide GFI outlets in bathrooms and at kitchEn counter outlets.

3. A minimum of four feet (4') of hallway width must
remain clear during abatement (this will allow the

plans) .
