Box 8489 Avon, CO 81620 bob@aec-vail.com (970) 748-8520 ' � Pro�ect Description: This phase of expansion and renovation shall consist of adding a 1,440 ft2 empioyee housing unit on the lower level, expanding the lobby, adding a forth floor to both buildings and in general providing additional square footage to each unit through out the facility. The expansion and renavation shall consist of 16 units encompassing approximately 40,000 ft2. For pricing purposes it shall be assumed that all of the existing MEP services shall be disconnected and removed and entirely new infrastructure installed. In the event during the demolition phase of the project it is determined that select portions of the systems can be salvaged change order credits shall be authorized. The work shall be completed in two separate phases, shell and core and tenant finish phase. The scope of work associated with this report is only to include the shell & core phase of construction. For reference only the tenant finish HVAC shall consist of individual Daikin type split system heat pumps with zoning interlocked with the heating systems. Mechanical Scope: The existing mechanical room located on the first floor shall be completely demolished. The new mechanical room shall be located in the new infill area of the lower level. The new heating plant shall consist of two high efficiency 2,000 MBH boilers whose flues shall be routed up to the roof in stainless steel PS stacks. The heating plant shall support the space heating requirements, approximately 8,000 ft� of snowmelt, and 800 gallons of side arm type domestic hot water generation. • Provide all new hot water supply and return distribution piping to each unit. All piping shall be insulated. Piping 1'/2" and larger shall be type "L" copper. Piping 1" and smaller can be HePex tubing. • The areas being snowmelted are the north and south parking lots, the walkway to the pool, the pool deck area and all of the residences decks. This system shall be supported by a 1,600 MBH plate and frame heat exchanger and two 75 gpm base mounted pumps. All areas being snowmelt shall be under laid with 2" thick rigid board insulation. The residence's space heat shall consist of radiant floor in seven units, lobby and common areas and hydronic baseboard heat in the remaining units. The units receiving radiant heat shall have a 3-way mixing valve and infine circulating pump to reduce the operating temperature from 180° F. to 130° F. The residences shall be zoned such that each bedroom, bathroom, kitchen and fiving area shall have independent temperature control. • Provide corridor make up air units with hot water heating coils, independent units for each floor. Rams-Horn Lodge Condominium 2 Expansion & Renovation HVAC & Electrical Systems Analysis �° � 2/15/08 � • There will be a new light commercial laundry facility located on the lower level consisting of two 60 Ib capacity washers and three gas fired dryers. Provide a lint trap, combustion air, exhaust fan and vent the dryers up through the roof. • There will be two new elevators which will require automated smoke detection and relief dampers interlocked with the fire alarm control panel. • Provide PVC sleeves from the flat roof areas of the buildings to each unit to support tenant improvement air conditioning refrigerant piping. • Provide air conditioning for the first floor lobby and common areas. • The pool equipment house shall be relocated and the pool equipment shall all be self contained and be provided by a pool equipment contractor. • Each residence shall be individually vented via riser stacks up to the roof, i.e., toilet rooms, kitchen range exhaust and clothes dry vents. • All exposed piping shall be insulated with fiberglass insulation covered with all service jacketing. Concealed piping can be insulated with Armiflex type insulation. • The temperature control system shall be a simple independent stand alone Tekmar type system for the boiler plant and snowmelt systems The residences shall be independently controlled via programmable thermostats. Plumbing Scope: The existing gas meter shall be disconnected and removed and Xcel Energy shall provide a new gas service. The new gas meter shall be located at the new pool equipment room. Provide medium pressure gas distribution from the new meter to strategically located risers. Reduce the pressure at the base of each riser with a PRV and extend the risers up to each unit. Valve and cap the tap feed for each unit. The maximum allowable capacity for each residence shall be 200 MBH to accommodate fireplaces, ranges, BBQ grilles and clothes dryers. � • The existing water service shall be replaced with a 4" by Upper Eagle River Water and Sanitation. Once in the water entry room the service shall be split for the fire �" protection system, domestic water demand and irrigation system requirements. � Provide a 2" PRV station, water meter and double back flow preventer. Pipe the PRV to a new floor drain in the room. � • Provide all new domestic hot, cold and hot water recirculation piping distribution piping. This new infrastructure piping shall be back feed into each units plumbing � system. Piping 1'/2" and larger shall be type "L" copper. Piping 1" and smaller can be HePex tubing. Rams-Horn Lodge Condominium 3 � Expansion & Renovation HVAC & Electrical Systems Analysis 2/15/08 � � • Provide new strategically located 4" waste and vent stacks to accommodate any future tenant finish plumbing requirements. The sanitary waste stacks shall be cast iron. The vent stacks can be PVC. • Provide floor floors with ProSet trap guards in all mechanical rooms and the new laundry room. Provide a 20 gallon sand and oil interceptor for the hydraulic elevator. • Provide a cast iron storm drainage system for all deck drains and perimeter French drains. Coordinated with the architect all gutter and deck drain connection requirements. • Provide all plumbing requirements for the light commercial laundry room. • Provide new 3/4" water main the relocated pool equipment house. Electrical Scope: Power: The amount of power coming into the building is a total of 1200 amps, 120/208V three phase. This power fed from the main utility transformer near the street and pool. The incoming power service is distributed by (2) main disconnects. The first disconnect is a 600 amp 120/208V three phase switch that serves the house power, emergency power and elevator. The second main is also a 600 amp 120/208V three phase switch that serves the meterbank. The meterbank has (10) meters which provide power to (10) unit panels throughout the building. There are (7) 100 amp single phase meters and (3) 150 single phase meters. �. • The house power is fed from a 600 amp three phase main disconnect. From that � house main, the house power is fed through a wire gutter to the emergency panel, elevator and the house main distribution panel. The house main distribution panel is P located at the boiler room. This panel provides power to all the common areas, common mechanical heating equipment and power to (4) units in the building. There is also a small emergency generator which provides back up power to elevator control. Control only to recall the elevator to the main floor if power goes out, this could be accomplished by battery systems if we decide to abandon the generator. The generator also provides emergency back up power to lighting and again this could be accomplished through batteries. For the remodel, we would propose a new electrical distribution system throughout the building. The main reason to provide new systems is the necessity to relocate the main electrical room due to floor plan changes. We would also increase the incoming service size to properly accommodate additional power requirements for the expansion and new mechanical loads including the new air conditioning. As part of the distribution rework, we would propose setting meters and corresponding panels for all individual units. Rams-Horn Lodge Condominium 4 +" Expansion 8� Renovation �, HVAC & Electrical Systems Analysis 2/15/08 � � �- • New unit panels would be required thro�ghout all existing units. This requirement comes from the potential necessity to upgrade the size of the service to each unit. There are also electrical code requirements that would require us to provide arc fault protection for all circuits outside of the kitchen and bathrooms. We did observe the proper neutrals and grounds in the unit panel covers we removed, the ground from the service was established through the conduit. • New house power panels would be required for the new mechanical equipment and air conditioning systems. We would also plan to provide heat trace at the roof level. Systems: We would propose new telephone and coax to be run to each unit. We typically plan (2) cat 5e and (1) coax to a central junction box at each unit. This wire would be run without conduit to each unit. The unit owner would distribute the wire from that central junction box at their unit per their own remodel plans. • New fire alarm systems would be planned throughout the building. Liqhtinq: New exterior and interior lighting throughout would be planned. All exterior lighting would be cut off type. Interior and exterior lighting would be required to meet energy codes. The energy codes would dictate compact fluorescent, fluorescent or metal halide sources. • New exit and egress lighting throughout would be planned. Summarv, discussion points and feedback reauested: In summary, we are planning essentially an all new electrical system throughout the building. Very little existing electrical systems can be reused at this point. Some of the feedback from the owner's we would request is: At this time the unit power panels are sized to minimum requirements for basic kitchen equipment, electric stove, standard lighting and receptacles throughout. We will plan upgrades to the existing units based on the additional space being added. Otherwise should we maintain the existing 100 amp single phase and 150 amp single phase services to the units? Or should we be planning for steam showers, Jacuzzi tubs, new electric kitchen equipment, saunas etc. and upgrade the electrical unit panels? 2. We would propose providing meters and individual panels for each unit. (10) units at this time have meters that they pay their own electrical bills for their units. There are (4) units that are fed from the house panel. So when the electrical distribution system is reworked, we would plan to provide each unit with a unit power panel and meter. For the individual units, under the base building construction, we would be planning to pull in a new service conductor to each unit, set a new power panel � and reconnect existing branch circuit wiring. If the owner is not planning any remodels to their unit, the construction would be complete as related to their unit. If the owner is planning remodels to their unit, they will be responsible for all � further planning and work. The additions to their units would be within their remodel plans; we will only have the proper power capacity planned for those additions. The lighting, receptacles and such for the additions again would be �' provided by the respective unit owner's within their remodeling plans. 4. Similar to the unit power panels discussed in item #3, for the telephone and television, we would bring new telephone and coax for the television into the existing units and set a junction box for splicing the new wire. At this time we would leave it up to the owner to plan to connect to the existing telephone and television within their unit.
