The following is a summary of the review comments on the building permit plans for the Zuckerman Residence:
· The east patio room must be revised to have a minimum setback of 11 feet from the property boundary (15 foot building setback with maximum 4 foot encroachment) as show on the
design review plan set.
· All existing trees and vegetation to be saved must be protected. The limits of disturbance fence must be adjusted or other similar barriers must be installed.
· The site plans (sheets A2.0 & A2.1) and landscape plan (sheet L-1) must be coordinated. If the “flagstone set in lawn” shown on sheet L-1, but not on A2.0 or A2.1, is to be
constructed; this patio must be setback a minimum of 40 feet from the center line of Gore Creek (50 foot building setback with a maximum 10 foot encroachment). No grading may occur
within the Gore Creek 100-year flood plain.
· The building permit plans include section drawings (sheet A6.0), not included with the design review submittal, that indicate the vaulted living room in both units may exceed
16 feet in floor-to-ceiling height. If these areas exceed 16 feet in height, they must be calculated as additional gross residential floor area (GRFA).
Please address the above listed comments and submit corrected plans at your earliest convenience.
