Millie,
Here are my comments and additionally need materials. Please have these questions/comments addressed and
documents submitted by no later than January 2 at 5:00. I gave you Mike Vaughan’s number and I am included Leonard
Sandoval on this email. Leonard if you have any comments would you mind sending them to Mille (copy me on the
email) as I will be out next week and I would like her to get the comments as soon as possible.
1) According to the included plat the lot size is 0.392 acres which is 17,075 sf. Sheet A0.1 identifies the parcel
square footage as 17,080 sf. Please correct and adjust all the zoning parameters listed in the table based on lot
area (GRFA, site coverage, landscape area).
2) Provide a plan showing what you counted towards site coverage.
3)Provide a plan showing what you counted towards GRFA on each floor (redlined or shaded) Sheet A0.3 depicts
calculated amount. Please visually depict.
4)On the Landscaping plan it is identified that 18 aspens are to be added or 5 large multi stems and 4 large single
trucks. Please decide and put the decision in the table and show on the plan. Many of the trees on site I don
not believe show u on the survey or landscaping plan so this replacement number may be adequate. Be
prepared to speak to the removal of 58 aspens and what you are proposing back.
5)Why are there no evergreens proposed for the site? Should there be a couple included?
6)Sheet A1.1 – on the northernmost unit what is occurring in the area identified within the
foundation? Crawlspace? Back filled to create slab on grade for the floor above? Please label. If a crawlspace
please label as not exceeding 5 feet in height from gravel to structural members and no more than 12 sf of
access permitted.
7)The maximum height of retaining walls is 6 feet. The wall adjacent to the garage entry of the southernmost unit
is identified as being 7 feet tall. Please revise to not exceed 6 feet in height.
8)Provide a cut sheet for all light fixtures. Compliance with the Town Code will be verified to ensure they are full
cut-off. They are additionally need for DRB review.
9)Provide samples/photographs of all materials and colors to be utilized on the structure. Be sure to include a
photo of the cement panels (this is a bit of a unique material) Is the steel beam above the doors and an I beam
or box beam? Colors for siding, soffit, etc. Stone color and installation method.
10)In talking with ERWSD they mention that you might be going south with the sewer service connection. If this is
the plan please depict its location on the site plan and include the area in the limits of disturbance.
11)Please review the Limits of Disturbance fence on the site plan. It appears to go off the property along Booth
Falls Road (it needs to stay on the property line) and it appears to not provide trees you are proposing to save
enough space as it is right on the trunk (please adjust to provide trees to be preserved the greatest protection
possible.
12)Please have the site staked.
13)Please provide a detail of the steel cable railing and posts (photograph works)
