Town of Vail Design Review Board,
Matt Fleeger, owner of 2950 Booth Creek Drive, Vail, CO 81657 (Lot 2, Block 3, Vail Village
filing 11) proposes to tear down the existing house in order to build a new single family home. The
new building has been designed with mountain modern characteristics and a natural material pallet.
The roofs consist of exposed curved glu-lam rafters and an interconnecting shed roof all with metal
standing seam roofing. 2x10 fascias with a 2x8 shadow board are typical at the glu-lam roofs, and
4x8 rafter tails and 2x10 cedar fascias are typical at the shed roof with some accent exposed steel
beams to expose the structure. The building siding materials are a balanced mix of stone veneer,
ship lapped horizontal cedar siding with 3x3 wood trim accents, and copper panels. Steel handrails
are proposed at decks in order to create as much transparency as possible.

The AAesa cast brass wall sconce is designed to effectively uplight
columns and arches. It may also be used to graze architectural
surfaces, visually releasing their textural qualities. When installed
horizontally at ground level, it becomes an excellent driveway or
walkway light.
The low profile of Mesa utilizes a 20 or 35 watt MR-11 lamp placed
below dual honeycomb louvers. By selecting either a diffusion or
linear lens it is possible to alter the lighting performance of this
product.
Dreamscape's variety of unique etched metal finishes provides an
extensive array of design choices. An alter ative choice to etched
metal is a white paint finish. This allows the fixture to be painted
on the job site to blend with its surroundings. The fixture has been
used worldwide to highlight architectu al features. The EXT Mesa
is ETL approved for wet location, The INT Mesa is ETL
approved for damp location.

COMMERCIAL QUALITY,

The LM is engineered to bring
light to areas such as walkways,
stairways and decks as well as
to other foot traffic hazards that
don't have an adjacent planter
area for path lighting or trees
and trellis from which to
down light.
Incorporated into the design is
the Leve1X feature. The LevelX
assures the lighting installer
that the faceplates of these
permanently mounted fixtures
will remain perfectly level upon
completion of the installation.
Many step and wall lights on
the market today are designed
so that if the mounting box is
installed out-of-level, the face-
plate, once installed, will also be
noticeably out-of-level.
Some of the features of the LM
include: Sleeve permanently
mounted in concrete or wood
wall combined with multiple
threaded knockouts, easy-to-
remove box for unforeseen
future problems, which
prevents having to chip away
at the wall for repairs.

Perfection Every Time
The Leve1X system allows the composite
sleeve to be up to 's" out of level, in either
direction, while still allowing the faceplate to
be laser level.
The secret: The trim attaches to the adjustable
reflector assembly - not the composite sleeve
or body. Heavy foam gasket keeps light spill
to a minimum.
