Renovation Scope of Work

Design Review Board,
The renovation of this unit is to consist of an interior remodel of unit 701 in the Lions Mane
Condos that was recently purchased by Michelle & Louis Bainbridge. In addition to the interior
renovation, 3 of the existing window assemblies will be replaced. The windows appear to be
from the original construction in 1970 and are in need of replacement as they are old and
inefficient. The existing windows are all wood construction with a paint exterior cladding.
The new proposed windows will be supplied by Jeld-Wen to meet the current Town of Vail u-
value and energy code requirements. The windows will be constructed as all wood and the
exterior wood clad will be painted the match the existing window color. Any wood trim or
stucco that will need to be removed during the installation will be replaced in its exact original
condition and color.
There are 3 existing window assemblies that will be replaced. Window opening # 1 at the
second level second bedroom on the North elevation is currently a 36”x 14” operable window.
Its size is unique as most of the windows on this elevation are 42” – 46” tall. The new window
head height will remain at the same elevation; however the window height will be increased
from 14” to 42” with a single operable casement window. The stucco trim will be replaced to
match the existing profile and painted to match the existing color.
Window assembly # 2 is located at the main level kitchen and consists of two 36”x20” awning
windows below a 76”x46” fixed windows. 6” mullions separate each window. The new
windows will be installed in the same window openings and in the exact same configuration.
Window opening # 3 is located at the main level family room and consists of a four pane bay
window. A new three pane bay window will be installed in the exact same rough opening. The
three pane window will consist of two side flanking operable windows and a single pane fixed
window. See attached layout. The current bay window was improperly installed and not
supported from the bottom. As small angled support frame will be added to the bottom of the
bay window and wrapped in wood siding to match the existing finishes. This unit is unique as it
is the only unit on the property with a bay window.
The exterior door from the master bedroom (bedroom # 1) will be replaced with a more efficient
insulated metal door to match the adjacent neighbor’s door at Unit 601.
