The purpose of this exemption plat is to amend a GRFA limiting note on the plat that created the
above mentioned lot. When Lot 5 was subdivided on June 18, 1992 note 6 states "Lot 5A shall
be restricted to the construction of one single family residence with a total GRFA not to exceed
4379 square feet." In 1992, the allowable GFRA for the original Lot 5 under the Two - Family
Residential District was 7,950 sq.ft. GRFA plus 425 per unit for a total of 8,800 sq.ft. This was
based upon the total lot area of 67,012 sq.ft. It appears the PEC approved a total of 8,804 sq.ft.
of GRFA for the separated lots (5A = 4,379 and 513 = 4,425) to maintain the previous
development rights after the subdivision of the lot.
Under today's regulations, a lot of 67,012 sq.ft. under the Two - Family Residential District would
be allow 10,670 sq.ft. of GRFA. By applying the same multipliers the resultant GRFA for lot 5A
would be 5,280 (and Lot 5B would be 5,390). We are requesting the exemption plat be
approved to reflect the current GRFA regulations.

Town of Vail will hold a public hearing in accordance with section 12-3-6, Vail Town
Code, on January 14, 2013 at 1:00 pm in the Town of Vail Municipal Building.
