HomeMy WebLinkAboutB12-0632 APPLICATIONLions Mane Condos – 1116 Sandstone Rd. Unit 701: Detailed Scope of Work  General:   Work area to include main level, second level and stairs to 3rd level.  No work to take place at 3rd level  other than removal of popcorn ceiling texture.   An Asbestos test has been performed and the popcorn ceiling texture has asbestos containing material.   This ceiling texture will be removed from the drywall throughout the unit by a certified Asbestos  Abatement contractor with a State Asbestos permit.  Once removed the ceiling drywall will get a new  skip trowel texture.  Asbestos containing material was also detected in the linoleum sheet flooring in  the bathroom.  As this material is non‐friable and will not be disturbed, it will remain and be  encapsulated in the new tile flooring.   Main Level:  Demolition:   Remove wall between Kitchen and Living room, maintain structural integrity of support beam by  installing a new column.  See structural floor plan.   Removal all carpet, millwork and doors – to be replaced.   Remove countertop at kitchen and breakfast nook.   Remove windows at breakfast nook and bay window in family room – to be replaced.  New Work:    Replace all doors – see door schedule.   Install new stain grade wood base and door casing.  Wrap existing wood beam and new column in stain  grade trim.   Install wood flooring throughout.  Install over acoustical mat.   No modification to laundry room washer and dryer.   Paint existing kitchen cabinets – charcoal or black.   Replace kitchen countertop with new granite.  Install new kitchen sink in existing location.   Install gas line to kitchen for future gas range.   Install new zinc countertop in breakfast nook.   Replace baseboard heaters with new electric hydronic heaters in current locations.  Relocate and install  new thermostat.   Replace/relocation light fixture locations – See electrical drawings.  Replace all electrical switches and  outlets.   Install new new bay window with support in Family Room and replace windows at Breakfast nook.   Replace with all wood windows (paint exterior the match existing and paint interiors).  See window  schedule and DRB approval   Install 4 speakers in ceiling.     Remove fireplace hearth finishes to expose concrete hearth.  Skim coat and stain.   Repaint walls & ceilings.  Ceilings to be one color.  Walls to be a different color with accent wall.   Barn wood paneling at dining room to bottom of mirrors.    Stairs:   Open concept design from main level to second level and a portion of the stairs to the 3rd level  intermediate landing.  Remove triangular section of wall (see structural floor plan for support).  Install  exposed treads at risers with horizontal cable railing at open stair locations.  Stair treads to have 1‐1/2”  thick nosings with 1” overhang.  New wood stairs to continue from main level to 3rd level.  Wrap  existing stair stringer with ½” stain grade millwork to match.  Install new grip rail at one side of stairs.   Existing stairs are 2’‐10” clear width above the grab rail.  As the stair walls cannot be structural moved  to establish require 36” clearance, the existing 34” clearance will be maintained.  Minimum clearance  between stair stringers to be approx. 2’‐7”      Repaint walls & ceilings.  Second Level:  Demolition:   Removal all carpet, millwork and doors.   Removal all fixtures and finishes in both bathrooms – to drywall.   Remove window in 2nd bedroom – to be replaced.  New Work:   Install new wood flooring in both bedrooms and hallways.     Install new stain grade millwork & doors   Install new vanities in both bathrooms.  Bathroom # 1, convert existing tub/shower to new shower.   Bathroom # 2, replace existing tub/shower combo.  Replace all plumbing fixtures in bathrooms and  install new tile flooring, baseboard and shower surrounds.  Replace light fixtures, exhaust fans and  electric wall heater.  Install new glass sliding doors at shower.   Install new window in bedroom # 2.    Third Level:   Only work to include removal of popcorn texture.  No new drywall texture or paint.    State of Colorado Asbestos Testing & Abatement Requirements Asbestos testing and abatement protects workers, homeowners, neighbors and emergency services responders from ex- posure to harmful asbestos. It is your responsibility to be in compliance with the State. Please contact the State directly for their requirements at the contact info listed below. When is asbestos testing required? ANY building projects disturbing more than these threshold levels of building materials require asbestos testing: One- and Two-Family Dwellings: 32 square feet All Others (commercial spaces, hotel rooms, etc): 160 square feet Definition of a single-family dwelling: any dwelling unit that is used primarily for a single family, including multi-family/condominium units, and fractional fee units. Asbestos testing results must be provided with your application for a building permit. Tests which identify POSITIVE results at more than 1% require abatement by a State-certified abatement contractor. The air clearance letter or form must be submitted to the Town of Vail before the building permit will be issued. Project Checklist Will not disturb more than the threshold limits identified above. Tested negative, or at 1% or below (1 copies of test results included) Tested positive at more than 1%, requires abatement (1 copies of test results included) My project falls into the category checked below: Tips & Facts: Even recent construction projects may include asbestos-containing materials, so buildings of any age require testing. The "1989 Ban" on asbestos-containing materials is commonly misunderstood. "In fact, in 1991 the U.S. Fifth Circuit Court of Appeals vacated much of the so-called "Asbestos Ban and Phaseout" rule and remanded it to the EPA.
