NOTES TO ALL APPLICANTS
Time Reouirements
The Design Review Board meets on the lst and 3rd Wednesdays of each month. A complete application
form and all accompanying material must be accepted by the Community Development Depaftment prior
to application deadlines. A schedule of DRB meetings and associated application deadlines may be found
on the World Wide Web at http://ci,vail.co.us/commdev/olanninq/drb/meetings/default.htm
Review Criteria
The proposal will be reviewed for compliance with the Design Guidelines as set forth in Title 12 (Zoning
Regulations) and -l-itle 14 (Development Standards) of the Town of Vail Municipal Code.
Desion Review Board Meetino Reouirements
For new construction and additions, the applicant must stake and tape the project site to indicate
property lines, proposed buildings and building corners. All trees to be removed must be taped. The
applicant must ensure that staking done during the winter is not buried by snow. All site tapings and
staking must be completed prior to the day of the DRB meeting.
The applicant, or their representative, shall be present at the Design Review Board Hearing. Applicants
who fail to appear before the Design Review Board on their scheduled meeting date and who have not
asked in advance that discussion on their item be postponed, will have their items removed from the DRB
agenda until such time as the item has been republished,
If the DRB approves the application with conditions or modifications, all condiUons of approval must be
resolved prior to the issuance of a building permit.
Staff Aoproval
The Administrator (a member of the planning staff) may review and approve Design Review applications,
approve with certain modifications, deny the application, or refer the application to the Design Review
Board for a decision. All staff approvals are reviewed by the Design Review Board and any staff decision
is subject to final approval by the DRB.

CON DITIOIUS AND STIPU1ATIONS
l. The term "mortgage", when used herein, shall include deed of trust, trust deed, or other securit-v instnur)cnt.
2. If the proposed Insured has or acquires actual knowledge of any defect, lien, encunrbrance, adverse clairr r or
other matter affecting the estate or interest or mortgage thereon covered by this Commitment other than those shortn
in Schedule B hereof, and shall fail to disclose such knowledge to tbe Company in writing, the Conrpany shall be
relieved from liability for any loss or damage resulting from any act of reliance hereon to the extent the Company' is
prejudiced by failure of the proposed Insured to so disclose such knowledge. lf the proposed Insured shall disclrse
such knowledge to the Company, or if the Company otherwise acquires actual knowledge of any such defect, lien,
emcumbrance, adverse claim or other matter, the Company at its option may amend Schudule B of this Conrnritnrent
accordingly, but such amendment shall not relieve the Company from liability previously incurred pursuant to
paragraph 3 of these Conditions and Stipulations.
3. Liability of the Company under this Commitment shall be only to the named proposed Insured and such
parties included under the definition of Insured in the form of policy or policies eommitted for and only for actual
loss incurred in reliance hereon in undertaking in good faitb (a) to comply with the requirements hereof or (b) to
eliminate exceptions shown in Schedule B, or (c) to acquire or create the estate or interest or mortgage thereon
covered by this Commitment. In no event shdl such liability exceed the amount stated in Schedule A for the policy or
policies committed for and such liability is subject to the insuring provisions and the Conditions and Stipulations and
the Exclusions from Coverage of the form of policy or policies committed for in favor of the proposed Insured which
are hereby incorporated by reference and made a part of this Commitment except as expressly modified berein.
4. Any action or actions or rights of action that the proposed Insured may have or may bring against the
Company arising out of the status of the title to the estate or interest or the status of the mortgage thereon covered by
this Commitment must be based on and are subiect to the provisions of this Commitment.
STANDARD EXCEPTIONS
Exceptions I through 5, of Schedule B-2 on the reversc side hereof, are as follows:
l. Rights or claims of parties in possession not shown by the public records.
2. Easements, or claims of easements, not shown by the public records.
3. Discrepancies, conflicts in boundary lines, shortage in area, encroachments, and any facts which a correct
survey and inspection of the premises would disclose and which are not shown by the public records.
4. Any lien, or right to a lien, for services, labor or mat€rial theretofore or hereafter furnished, imposed by law'
and not shown by the public records.
5. Defects, liens, encumbrances, adverse claims or other metters, if any, created, first appearing in the public
records or attacbing subsequent to the effective date hereof but prior to the date the proposed insurccl
acquires of record for value the estate or interest or mortgage thereon covered by this Commitment.

Dear Si r,
I am writing to you concerning the red directory sign that is currenily
being disp'l ayed at the base of the stair case of the Bell Tower Building.
Due to recent requests as wel'l as numerous violations noted by staff
members, the Community Development Department staff is currently enforcing
the Town of Vail Sign Code uniformly throughout the community. As a
result, your directory sign has come to my attention. The Vail Management
Company was originally directed to remove this sign as a condition of the
display box approval granted by the Design Review Board on September 21,
1983. Approximately one week 'l ater a fol low up letter was sent by the
Town of Vail requesting remova'l of this directory sign.
Section 16.20.100 of the Town of Vail Sign Code specifically addressesjoint directory signs. The red Vail Management Company sign is in
violation of this section of the Town of Vail Municipal Code. I am
seeking your cooperation 'i n resolving this matter and would request that
this sign be removed by noon on Friday, March 21, 1986. If the sign is
not removed by then we will proceed with Iegal action.
