Pursuant to Section 72-7A-L, Vail Town Code, this district "ls intended to provide sites for lodges ond residentiol accommodotions for guests...". The existing single-family residence is both a legally non-conforming use and a legally non-conforming structure in the PA District. While the existing residence is "grandfathered", it may continue only within the parameters outlined in Chapter L2-18, Nonconforming Sites, Uses, Structures and Site lmprovements, Vail Town Code. The archive architectural plans for 366 Hanson Ranch Road have been uploaded to the Town's ftp website. please find attached the instructions for accessing this site where you can download the pdf file of the 366 Hanson Ranch Road archive plans. :; .. . :,: Please bi aware ilibt thbtfertcearound this residence does not appearto correspond to the property boundaries. The archive plans indicate that the fence and areas likely perceived as a part of the 366 Hanson Ranch Road back yard are encroaching onto the Town of Vail owned Tract E open space parcel. These archive plans show that the southeast corner of the existing house is only 6.5 feet from the southern property boundary and only L.5 fuet from a platted 5 foot utility easement along this southern boundary. The western portion of the house has greater separation from the southern property boundary; however, it is located only 14.5 feet from the western property boundary. The proximity of the existing building to property boundaries and utility easements will limit the design options for a swimming pool in the backyard ofthis residence. lstrongly encourage you to obtain a current improvement location certificate, orother similar instrument, from a licensed land surveyor to accurately understand the land and improvements at 366 Hanson Ranch Road that are being marketed. A swimming pool may be allowed in the Public Accommodation District as an accessory use subject to obtaining Town of Vail design review and building permit approvals. The required setbacks in the PA District are 20 feet from each property boundaries. However, pursuant to Section t2-7 A-5, Vail Town Code, the Planning and Environmental Commission and,/or the Design Review Board may allow deviations to these setback requirements based upon a set of criteria outlined in the Code. All deck elements will be replaced with materials to match existing size, shape, construction method and color with the following exceptions: D The spacing of the current horizontal railing exceeds the UBC and TOV Building Codes. The intention is to add one additional horizontal 2x4 to close the gap between rail members to meet the 4" minimum requirement. D Mr. Rappaport would like a solid surface cleck built beneath the upper level deck surface to catch water run-off. In order to accomplish this I will be adding a solid plywood layer (covered with EPDM water proofing) onto sloping sleepers. In order to allow the water to drain off this solid layer, I propose to alter lhe current fascia of the existing deck by adding a dual fascia (see drawing) that will allow the water to drip off between the fascia members. A gutler syslem was first proposed lo the Owner, but in order to accomplish the proper slope in the gutter, the entire fascia would have to slope to on direction. lt is thought that that would look really bad! I'm trying to determine how the existing beam-ends can be incorporated to maintain the look of lhe rest of the house. I'm sure this can be achieved - | just haven't determined how to attach them yet. probably bolted from the back through the fascia. a Mr. Rappaport would like to add three or four recessed lights to the underside of the new deck surface to light the table area and the hot tub tr lt is possible, though unlikely, that cluring the permitting process some engineering work may be required that might require an additional verlical support post to be added in line with the current three posts. lf this is needed I am proposing to relocate one existing post and space the new posl so that all four posts would be equally spaced. Once again, all elements of the new deck will duplicate the current deck structure and colors. lt is our belief lhat the new deck will look, for all intents, exactly like the current structure with the only differences being those mentioned above and that all paint and malerials will be fresh and new!
