Lot 3 is .486 AC. or 21,172sq.ft.with a three story 4000 sq.ft. existing chateau design structure. The new design consist of a primary unit on the west side of the lot,and a secondary unit on the east side. To maximize the living square footage on the main level,we have designed a"over/under"garage. The units share a far s avers, which enters the site on the f drive, heated P south/west corner. The drive enters the site and follows the contours down on the building envelope. The primary garage enters at the higher elevation on the west, while the drive continues down at a 12% slope to enter the secondary garage at the lower elevation on the east. We have pushed the structure down the site and separated the units to preserve as many mature trees as possible, which are important to us and the surrounding neighbors. The primary side enters at the main living level with two levels below. The main level will have direct access from a two car garage. This level will house the kitchen and great room. A few risers down take you to the master suite. Next level down is where you will find the rec room/wine grotto and junior master suite. The third and final level down is where the remaining 4 bedrooms are found. This level also has the workout room/ laundry and mechanical space. The house also is fitted with an elevation to help with the vertical circulation. The secondary side enters on the main living level as well, but down 12' from the primary side. This level will have direct access from a two car garage thru the glass connection. Main level has the kitchen and general living areas along with a family room. You venture up one level to the master suite and a secondary bedroom. Down from the main level is where you will find the rec room/wine grotto and bedrooms 2 &3. The exterior design will be compatible with the site and adjacent homes. Stone and wood siding will dominate the material palette. Wood corbels will accent the different features as hand forged metal railings will line the numerous balconies. The roofing will be made up of Eco shakes and standing seem copper elements. Gutters and downspouts will be of copper material as well. Landscaping will blind the new with the existing. Spuce and Aspens dominate the site today,as they will at completion. Shrubs and perennials will create an inviting entrance for the end user(s). 8120 Woodmont Avenue •Suite 800 • Bethesda, Maryland 20814 •Tel: 301.657.1112 • Fax 301.657.5948 74 Willow Road •Vail, CO 81657 w Stewart Title -+ Stewart title Vail Division 'lECERVE 97 Main Street,Suit, 201 JAN 2 5 2010 Edwards,Colorado 8 2 J Phone:970-926-02?A Fax:970-926-0235 TOWN OF VAIL Date: January 19,2010 Order Number: 921528--C3 Buyer: Forest Road Development,LLC,a Delaware limited liability company Seller: Vickers Family Partnership,L.L.L.P.,a Colorado limited liability limited partnership Property Address: 375 Forest Road,Vail,CO 81657 Please direct all Closing inquiries to: Please direct all Title inquiries to: Mike Moss Linda Williams 292 E.Meadow Drive,Suite 105 Phone:970-766-0234 or 866-932-6093 Vail,Colorado 81657 Email Address:lwilliam3 @stewart.com Phone:970-479-6010 Fax:970-479-5593 Email Address:mmoss @stewart.com SELLER: BUYER/BORROWER: Vickers Family Partnership,L.L.L.P.,a Colorado limited Forest Road Development,LLC,a Delaware limited liability liability limited partnership company c/o Gregory Vickers 292 E.Meadow Drive 2625 E.Florida Avenue Units 101 & 103 Denver,Colorado 80210 Vail,Colorado 81657 SELLING BROKER: We Appreciate Your Business And Look Forward to Serving You in the Future. Lot 3 is .486 AC. or 21,172sq.ft.with a three story 4000 sq.ft. existing chateau design structure. The new design consist of a primary unit on the west side of the lot, and a secondary unit on the east side. To maximize the living square footage on the main level,we have designed a"over/under"garage. The units share a drive, heated pavers, which enters the site on the far south/west corner. The drive enters the site and follows the contours down on the building envelope. The primary garage enters at the higher elevation on the west, while the drive continues down at a 12% slope to enter the secondary garage at the lower elevation on the east. We have designed the structure by pushing it down the site and separated the units to preserve as many mature trees as possible, which are important to us and the surrounding neighbors. By this 15' to 20' separation,we have been able to save three 60'(+/-) spruces that occur between the two new foot prints. The two units"share"an over/under 590 sq.ft. garage, primary on top/secondary below. This is the true connection between the two units. The secondary unit has a connection element from the garage to the main structure. Primary side enters directly from the garage to the unit. 8120 Woodmont Avenue • Suite 800 • Bethesda, Maryland 20814 •Tel: 301.657.1112 • Fax 301.657.5948 74 Willow Road •Vail, CO 81657 Page l of l • Bill Gibson - Vickers (DRB100020) FILE COP Y From: Bill Gibson To: Michael Current Date: 2/17/2010 10:17 AM Subject: Vickers (DRB100020) Hey Michael, The Town Staff has reviewed the most recent set of revised plans for the new Vickers residences. The following is a summary of the comments from that review: • The proposed exterior lights must be revised to be "full cut-off style fixtures. • The 4 foot tall retaining wall in the southwest corner of the lot must be revised to not exceed 3 feet in the front setback. • The basement deduction must be calculated for the structure as a whole (primary unit and secondary unit combined). Based upon the information submitted, the basement deduction percentage is 79% for both units. This changes the proposed GRFA to 4,474 for the primary units and 2,859 for the secondary unit. The total is 7,333 sq.ft. which is in excess of the allowed 7,302 limit. • The GRFA calculation drawings appear to include a portion of the secondary unit's bedroom two patio. This space should be excluded from the GRFA calculations. • Please verify the floor to ceiling heights between the timbers in the secondary unit open to below living room space. • The primary unit's northwest dormer must be revised to not exceed 33 ft in height to the finished grade (8243'-0" roof to 8208'-0" patio = 35 ft) Please submit revisions addressing these items at your earliest convenience.
