BUILDING COMMENTS
rchitectural Comments:
1. Show compliance for accessibility for point of sale per section 1109.11.3 IBC 2009
edition.
Response: 1109.11.3 Point of sale and service counters. Where counters are provided for sales or
distribution of goods or services, at least one of each type provided shall be accessible. The new
yogurt expansion of la cantina is designed to function as an extension of the current restaurant. Signage
will direct patrons to the main restaurant counter located in la cantina to serve as the primary point of
sale counter for the yogurt operation for 50% of the time. For the other 50% of the time the restaurant
counter will serve as the auxiliary counter for handicapped patrons of the yogurt operation and the
primary point of sale counter will be the counter closest to the yogurt machines. The restaurant counter
( auxiliary counter ) located at la cantina is handicapped accessible as per the 2010 ADA Standards for
Accessible Design section 904.4 Sales and Service Counters. Sales counters and service counters shall
comply with 904.4.1
904.4.1 Parallel Approach. A portion of the counter surface that is 36 inches (915 mm) long minimum
and 36 inches (915 mm) high maximum above the finish floor shall be provided.
In addition section 305.3 Size. The clear floor or ground space shall be 30 inches (760 mm) minimum
by 48 inches (1220 mm) minimum is a further requirement for accessible counters of which the la
cantina counter complies.
2. Please clarify if yogurt dispensers are to be dispensed by the public. If so show how
accessibility for reach and maneuvering clearance is obtained. Reference section
1109.12 IBC
Response: The yogurt machines will be self serve and in compliance with section
1109.12 Controls, operating mechanisms and hardware. Controls, operating mechanisms and
hardware intended for operation by the occupant, including switches that control lighting and
ventilation and electrical convenience outlets, in accessible spaces, along accessible routes or
as parts of accessible elements shall be accessible.
Accessibility is attained through clear ground space in front of the machines and a maximum height for
the controls of the machines both of which the yogurt machines achieve as per the 2010 ADA Standards
for Accessible Design section 05.3 Size. The clear floor or ground space shall be 30 inches (760 mm)
minimum by 48 inches (1220 mm) minimum, and section 308.2 Forward Reach.308.2.1 Unobstructed.
Where a forward reach is unobstructed, the high forward reach shall be 48 inches (1220 mm)
maximum and the low forward reach shall be 15 inches (380 mm) minimum above the finish floor or
ground.
Plumbing Comments:
1. Provide a complete plumbing plan showing actual location of drains and water piping to
include existing sizing. Reference section 106.3.1 IPC 2009 edition.
Response: Plumbing plans as per section 106.3.1 are included.
2. Show how drainage is going to an approved grease interceptor as required by section
1003.1 IPC 2009 edition. Include sizing
Response: In normal use of the proposed mop sink grease is not commonly present. In
those rare instances where a grease spill does occur on the floor and a mop is used to
clean up the spill, the grease laden water will be dumped in the restaurant in a
receptacle which is connected to the grease trap that currently exists in the restaurant.
Therefore a grease trap is not required as per section 1003.1 Where required. Interceptors
and separators shall be provided to prevent the discharge of oil, grease, sand and other
substances harmful or hazardous to the building drainage system, the public sewer, the
private sewage disposal system or the sewage treatment plant or processes.
3. Plan to reflect compliance for cross connection protection if beverage dispensers to be
provided. Reference section 608.16 IPC. Please clarify
Response: Coffee machine will have a cold supply line which will be connected to a back flow
preventer.
3. Plans to reflect tempered water per section 607.1 IPC
Response: A device will be installed to not allow the hot water for the hand sink to be
greater than 110 F as per IPC section 607.1 Tempered water shall be supplied through a

SPECIFICATIONS
1.1 DESCRIPTION
The Stoelting Endura /Futura 131 counterfreezer is gravity
fed. The freezer is equipped with fully automatic controls to
provide a uniform product. The freezer is designed to
operate with almost any type of commercial soft serve or
non -dairy mixes available, including ice milk, ice cream,
yogurt, and frozen dietary desserts.
The freezer is designed to be used with both barrels in
operation. If you desire to use one barrel only, the freezer
must be cleaned, sanitized and filled with fresh mix daily.

This manual is designed to assistqualified service person-
nel and operators in the installation, operation and mainte-
nance of the Stoelting Model Endura /Futura 131 gravity
freezer.
