For a sloping roof, the height of buildings shall not exceed forty four feet (44'). DESIGN GUIDELINES 1. General Guidelines a. Buildings shall form a strong, irregular street wall primarily of 2 stories b. Complies with Vail Village design requirements 2. Buildings shall be divided into zones as follows with each zone subject to the associated requirements a. Zone 1 – the lesser of the distance from first floor above ground floor plate to the second or 16’ measured from the exposed building face and extended up. b. Zone 2 – the lesser of the distance from second floor above ground floor plate to the third or 16’ measured from the top of Zone 1 and extended up. c. Zone 3 – the lesser of the distance from third floor above ground floor plate to the forth or 16’ measured from the top of Zone 2 and extended up. d. Zone 4 – the lesser of the distance from forth floor above ground floor plate to the highest point of building or 16’ measured from the top of Zone 3 and extended up. 3. Zonal Requirements a. Zone 1 (Front) – Min 60% bldg face built within 20'-28' of street side property line. b. Zone 1 (Back) – Min 20’ setback from back property line c. Zone 2 (Front) – Min 60% bldg face built within 20'-28' of street side property line. d. Zone 2 (Back) – Min 20’ setback from back property line e. Zone 3 (Front) – Min 60% bldg face built with 10' or greater setback from 60% of the Zone 2 surface. f. Zone 3 (Back) – Min 30’ setback from back property line g. Zone 4 (Front) – All building faces built with 10' or greater setback from 60% of the Zone 2 surface. h. Zone 4 (Back) – Min 30’ setback from back property line 4. Overall requirements a. 44’ max building height b. Max cantilever depth 3’ and cannot be stacked c. Roofs i. All roof forms shall be sloped ii. Dominant roof pitches shall be 3:12 to 6:12 iii. Other roofs shall be 6:12 to 8:12 iv. Dominant ridgelines shall not be continuous across multiple buildings
