PLANNING DEPARTMENT COMMENTS Denied pending PEC and DRB approval of Changes to Approved Plans addressing changes in development standards (setbacks, site coverage %, landscape area %, parking space locations, etc.) due to inaccurate land surveying. FIRE DEPARTMENT COMMENTS PUBLIC WORKS COMMENTS 1.Construction plans will be required to be submitted to CDOT in order to receive a Notice to proceed for all work within the ROW. 2. Provide all utility signature approvals for Building Permit set. 3. Provide a tree protection detail. 4. Show all the trees intended to be removed on the Demo Plan. 5. A striped cross walk is not necessary across the Fire exit driveway. 6. An ADA ramp (truncated domes ) is still required at the east side of the Fire exit driveway, even thought the walk is at grade. 7. A minimum 2’ asphalt patchback is required along the new curb and gutter, unless a clean cut is made and the asphalt can be used as a clean edge form. 8. A maximum of a 4’ wide patchback along the curb and gutter is aloud unless a full width overlay is provided. 9. The storm sewer crossing must have a perpendicular asphalt patch/cut with infrared seams. 10. All concrete removals must be sawcut at existing joints. 11. The proposed MSE wall “by others” along the south PL must be contained on site. A different type of wall that does not have geogrid lengths would be better suited for this location. Please provide final design for this wall. The final design is not included in the retaining wall and shoring plans. 12. Confirm that all storm sewer has a minimum 18” cover from the outside diameter of the pipe, specfically the one running West to East along the Frontage Rd. 13. Change the Frontage Rd storm sewer crossing to have a minimum slope of 1% as discussed. Update drainage report as necessary. 14. The storm sewer along the north side of the property enters into the east inlet at a tight angle and is subject to backflow from water that is anticipated from the Chamonix site. If this pipe is raised 18” this will not be an issue. This section of pipe should also be increased to have a minimum slope of 1%. 15. The inlet on the north side calls out a 3”/4”/6” pipe. There is no 4” pipe shown. 16. Check scale of Sanitary Sewer profile, the dimensions and invert call outs do not scale correctly. 17. Show proposed and existing utilities on Landscape plan. Do not plant trees over any utilities for future maintenance. A minimum of 3’ clear should be maintained from expected drip line of tree and the center of the utility. This may be reduced to 2’ for shallow dry utilities. These clearances are subject to utility agency review and approval. 18. The shoring and retaining walls submitted separately have the following comments; a. The shoring wall at the SW corner of the site impacts the existing waterline and possibly an existing private sanitary sewer service. The water line and sewer shall be potholed and shown on the cross sections. Additional cross section will need to be provided showing the water line is not impacted by the soil nails or wall. Suggested cross sections at 0', 10', 25', 40',65', 115'. (Assuming the south edge is 0', the existing section is cut at 90'). Sections should show location of water line and actual hillside slope based on existing/future topo. b. ERWSD will have to approve the proximity of the shoring wall to the waterline. c. The E-W wall along the south property line is noted as "Wall by others", who is designing this wall. The BP set also says "Wall by others".
