Campus-Wide Exterior Renovation of remaining Residential Units per
2012 Prototype Building – Units 3 and 4
Potato Patch Club Condominium Project
Our DRB Application requests campus-wide approval for exterior colors & materials of the balance
of our 2 Phases noted below. The colors and materials proposed are to maintain the Final DRB
Approval with Modifications to Approved Plans as developed for the 2012 Prototype Building.
These colors and materials include new (except where recently replaced) Pella Window & Door
Products, new stucco systems, wood siding and trims, stone caps, balcony railings, decking and
accoutrements and garage doors. The colors proposed are for all new building materials,
including existing fascias and soffits to remain. No change in roof materials or colors is proposed.
We recognize adjustments that deviate from the Prototype Building (other than items that may be
approved for variation, as requested below) would cause the Prototype to be updated likewise
for campus-wide conformance.
The Prototype Building colors and materials have proven effective in the natural and open setting,
have strong appeal to the ownership group and are proposed to be used with the variety of
residential buildings on site.
The remaining Residential Buildings include duplexes and triplexes in 2, 3 and 4 level configurations.
As is the case today, the variety of architectural building configurations with their flat and hillside
settings will offer the desired lack of monotony while maintaining a cohesive color and material
theme for this enduring and vital residential community.
In order to allow retaining some individual discretion within our campus-wide theme, we request
the ability to retain some variety of colors, materials and textures as further described for the
following components:
1. Front Doors;
2. New Waterproof Architectural Balcony Deck Coatings, where appropriate for function;
Drip-Through Balcony Decking (per Prototype Building) is proposed to match;
3. Concrete Patios-On-Grade, where appropriate for drainage;
4. Window sizes, configurations and placements along the scope and placement of many
individual window patterns, mullions and muntins and uses today;
5. Courtyard Gates, as may be deemed appropriate shall include designs similar in nature
and character to the existing Gates where installed;
6. Garage Doors along the same theme and use of materials as the Prototype Building;
7. Minor Landscape grading modifications as needed to direct roof discharge and water
away from structures within ten to fifteen feet of each building perimeter.
Thank you for these considerations as requested. If approved, they will be reviewed and
authorized individually by either the PPC Building Committee or Board of Directors.
We propose to complete the balance of Residential Refurbishments (since our Prototype Building,
Units 3 and 4 of 2012) as follows:
Phase I (2013): Units 1, 2, 5, 6, 7, 8, 9, 10, 11, 12, 13, 14, 15, 16, 17, 18 and 19.
Phase 2 (2014): Units 20, 21, 22, 23, 24, 25, 26, 27, 28, 29, 30, 31, 32, 33, 34, 35, 36, 37, 38, 39,
40, 41 and 42.
We attach a variety of the PPC Building Types in the form of Floor & Balcony/Patio Plans & Exterior
Elevations that illustrate the use of the proposed windows & doors, garage doors, stucco, stone
caps, wood siding, trims and bands.
We respectfully request your approval of the remaining 40 Residential Units as described above
and in the proposed phases.
