Attached is our response to the corridor issue.
Regarding the fire-resistance-rated corridor it is our recon rrcndation lo attempt to accomplish the design asillustrated with the attiached sketch.
At the corridor areas in which you have already extended :i/8-inch type X gypsum board to the underside of thefloor deck at the room side of the corridor wall, provide a lr;r'rer of Sl8-incn fiie X gypsum wall board to theunderside of the floor deck at the corridor side of the corrir lrlr wall. At thos6'areaj,'ihe corridor will not require a
separate fire-resistance-rated ceiling in the corridor. That oesign will allow the ceiiing to be any construction orassembly, not require a fire-resistance rating, and allow ur,rated access openings to the spacaabove the ceiling.
At the corridor areas in which you have not or cannot exte rC 5/8-inch type X gypsum board to the underside ofthe floor deck at the room side of the conidor wall, we req rtnmend tnaf you ui6'tne design shown on the attachedsketch. ln that case, you are assuming the existing cor4dr rr wall is of orie-hour fire-resistive construction and aree)dending a separate one-hour ftre-resistive wall section, < f lset to the conidor side of the existing wall, to the
underside of the floor deck. Atthe offuet, the new upper u irll overlaps the existing lower wall a d-istance of at least4 inches, providing one layer of Si8-inch type X gypsum br ,irrd to pr6tect the bottdm of the tack at the new wall,and.sealing.the joint between the new wail and the existinr 1 walt with a listed fire-resistant joint system. That
design, again, will allow the ceiling to be any construction ,'assembly, not require a fire-rilsistance rating, and
allow unrated access openings to the space above the cei ing. This design is btso the recommended solution forlocations atwhich a structural beam running parallel to the rrorridor wall iiterferes with framing the existing wall to
the underside of the floor deck.
In all cases the walls must extend to the underside of the r lristing two-hour fire-resistive floor assembly and arr
lolnts and penetrations must be fire caulked.

RE: RADCO Evaluation of Three Custom Built Decorative
Gas Fire Features at Vail Cascade Resort, Vail, CO.
Dear Mr. Monroe:
This letter is to advise you that RADCO, a testing Laboratory recognized by Inlernational Accreditation
Service, Inc. (lAS), has conducted a field evaluation of the three custom built decorative gas fire features
installed at the Vail Cascade Resort in Vail, CO. These decorative appliances were manufactured by
Colombo Conslruc{ion Corp. of Brooklyn, NY, and include the 'upper branch wall', 'lower branch wall', and
'tree wall' fire fealures.
The objective of the evaluation is to determine if the construction, installation, and performance of the
unlisted equipment conforms to the applicable portions of the folloring nationally recognized codes and
standards:
. IAS 4 Outdoor Gas Fireplaces. 221.97 (Drafr) Outdoor Open-Flame Decorative Gas Appliances. The lntemalional Fuel Gas Code,2003 Edition. The lnlemaiional Mechanical Code,2003 Edition
At this time, RADCO has completed our third party program, and has found these three fire features to be in
compliance with the above referenced codes and standards, with the following exceptions:
. The manufacturer is to provide manuals covering the recommended ongoing maintenance
procedures for these fire features.. The 'upper branch wall' and 'lorer branch wall'fire features are to be provided with suitable
housings for the appliance isolation ball valves and appliance regulators such that adequate
means of access and weather protection are provided for these devices.
As these outstanding issues periain to the ongoing maintenance of the equipment, F|IADCO recommends
that permission to operate these fire features be granted on a lemporary basis. Once RADCO has confirmed
that the above issues have been resolved, a formal report complete with the product and installation
specifics, test procedures, test results, allowable limits, photographs, and any recommendations and/or
requirements will be submitted for your review.

This letter summarizes the materials testing services Ground Engineering Consultants,
Inc. (GROUND) performed during the improvements to Vail Cascades Building located
at 1300 Westhaven Drive in Vail, Colorado. The materials testing services were
performed on a part{ime basis at times scheduled by the contractor from June 11 to
December 12,2008.
During construction, nuclear moisture density testing was periodically performed on the
foundation soils and foundation backfill to determine percent compaction and in-place
moisture content.
ln addition, representatives our office observed reinforcing steel placement and
performed periodic testing on the structural concrete placed for the structural elements.
The structural concrete was tested to determine physical properties and compressive
strength.
A Certified Welding Inspector (CWl) was on-site to observe welded and bolted
connections. These observations were performed at times scheduled by the contractor
during erection of the structural steel.
A representative of GROUND also observed the placement of sprayed fire-resistive
materials (SFRM). The SFRM was periodically tested for thickness, adhesive strength
and density.
To the best of our knowledge, based on the test results, field observations, RFI's
received and additional comments from the design team, it is our opinion that the
materials tested for the foundation soils, structural concrete, reinforcing steel, structural
steel and SFRM were in general accordance with project plans and specifications.
The observations and materials testing as indicated above were performed periodically
to provide data to the Owner, Contractor and Subcontractors to assist them in
evaluating the general compliance of the tested materials and/or work with the contract

Architectural Comments:1 Revise plans to provide a minimum of 2 exits from the larger Gore Creek Dining Room. The occupant
load for this dining space o<ceeds 50. Please note fte exterior folding doors are not permitted for
o<it purposes. IBC ch. 10
Sheet A00.02 indicates two exits from the larger dining space as well as the minimum distance
requirements behreen the two exits.2 Revise egress plans, sheet 400.02 to show occupant loads, common path of egress travel and the
total travel distance for the separate dining spaces as proposed. IBC ch. 10
Sheet 400.02 has been modified to show the requested information.
3 Revise wall types indicated as NM between the restaurant and the fireplace lobby atrium. These are
required to be t hour fire barriers. IBC 404.5
The wall types on sheet A02.01 between the restaurant and the fireplace lobby atrium have been
revised to be lHR rated walls. Refer to wall type lP on sheet A00.01.
4 Revise plans and door schedule for the Won Door to indicate the pre-determined egress opening
width per section 3.2 of the Won Door ICC ES Report. Egress width is calculated per IBC table
1005.1.
The door schedule has been revised to call out the required opening requirement for this exit. 3'-0"
is the minimum requirement, door type D2 calls out for the door to be programmed to open to a
distance of 4'-0".
5 Revise the door schedule to specify he correct Won Door model for a 60 minute fire rating.
The door schedule has been revised to call out the required Won Door. Fireguard 60.
5 Include complete section and details for the new ceiling proposed in the existing dining area. Show
existing and proposed 2 hour fire resistive floor/ceiling construction in this area. IBC ch. 6
The o<isting lower finished ceiling is going to be partially modified with the new design. The existing
rated ceiling, which is above the finished ceiling, is not going to be disturbed and will remain as is.
Detail C2A/A00,01 shows how these two ceiling's relate to each other.

The Won-Door FheGuard series single-side and center bi-
parting horizontal folding fire door assemblies are used as
opening prolection in fire-resistance-rated wall assemblies, as
smoke- and draft-control door assemblies. and as means of
egress ooors.
3.0 DESCRIPTION
3.1 Won-Door Firecuard Series Horizontal Folding Fire
Door Assemblles:
Won-Door Firecuard FG-20, -60, -90, and -180 series single-
side and center bi-parting horizontal folding fire door
assemblies consist of two independently suspended and
parallel steel curtains separated by a cavily. An exlruded
melal post connects lo and closes offlhe movable end of the
door. A gasket of polyvinyl chloride material is riveted along
lhe lop and bottom of the door for smoke and draft control.
Door construction is similar for all models, except lhat the
cavity of doors with the suffix TR is filled with an 8 pcf (64
kg/m3) ceramic fiber liner and the construction of the
surrounding assembly, including the pockets, header, and
strike wall, is such as to meet the hourly fire-resistance rating
reouiremenls.
3.2 Operation:
The poweroperating system includes a controller, emergency
battery power supply and drive motor assembly. The
controller is programmed to automatically move the door to a
closed and lalched posilion upon sensing a fire condition. The
door assemblies include a manually activated operaling
device that allows the doors to open to a predesignated
minimum opening width within 10 seconds for egress, afler
which the doors automatically close and seal. The
predesignated minimum opening width must be approved by
the code official. The power operating system includes limit
conbols and sensors that detect and control the door position
at all times. Logic circuitry in the conlrol unit prevents the door
from opening when heal sensors detect a high-temperature
(fire) condition on the olher side of the door. Low-vollage
battery emergency conditions of the integrated standby poi/er
supply cause the fire door to close and seal and signal a low
voltage (or low cunenl) alarm condilion.
3.3 Fire-resistance Rating:
The numerical designation of the Won-Door FireGuard door
assembly conesponds tothe fire-resistance rating in minutes
as determined in accordance with UL 108, NFPA 252, and
UBc standard 7-2. The Firecuard FG-20S has a 2o-minute
fire-resistance rating; the Firecuard FG-60 and FG-60TR
have one-hour fire-resistance ralings; the Firecuard FG-90
and FG-9OTR have 1l/.-hour fire-resislance ratings; and lhe
Firecuard FG-180 and FG-180TR have three-hour fire-
resistive ratings.
3.4 Smoke and Draft Control Assemblies:
The Won-Door FireGuard single-side and center bi-parting
horizontal fold ing fire door assemblies comply as smoke- and
draft-control assemblies in accordance with IBC Sec{ion
715.4.3 and UBC Standard 7-2,Panll.
3.5 OpeningProteciion:
3.5.1 IBC: The Won-Door Firecuard FG-60, Firecuard FG-
90 and Firecuard FG-1 80 door assemblies are recognized for
use in fire walls in accordance with IBC Section 705.8, for use
in fire barrier walls in accordance with IBC Section 706.7. for
use in fire oartition walls in accordance with IBC Section
708.6, for use in smoke banier walls in accordance with IBC
Section 709.5, and for use in smoke parlition walls in
accordance with IBC Section 710.5. The Won-Door
Firecuard FG-60TR, FireGuard FG-goTR and FireGuard FG-
180TR may be used in accordance wiih IBC Section 715.4.4
where maximum transmitted lemperalure is required.'
3.5.2 UBC: The Won-Door FireGuard FG-9OTR and FG-
180TR door systems are recognized for use in up to 50
percenl of the wall length, in each story, of area separation
walls in accordance wilh UBC Section 504.6.2, provided the
building is protected throughout by an approved sprinkler
system complying with Chapter I of the UBC, the door is

activated by an approved smoke detector when the opening
exceeds 25 percent of the lengrth of the area separation wall,
and each installation is approved by the building official
having jurisdiction. The Fire-Guard FG-90TR door system is
used in area separation walls of two-hour fire-resistive
construction, and the Firecuard 180TR door system is usedin area separation walls of four-hour tire-resistive
c,onstruction.
3.6 Means of Egress:
3.6.1 IBC: The Won-Door Firecuard door syslems are
recognized for use in a means of egress system in
acmrdance with IBC Section 1008.1.3.3 in any occupancy
other than Group H.
3.6.2 UBC: The Won-Door Firecuard door systems comply
with the special door requirements of Section 1003.3.1.2,
Exception 2, of the UBC.
4.0 INSTALLATION
4.'t General:
The Won-Door FireGuard Series horizontal folding fire door
assemblies must be installed in accordance with applicable
code requirements for the characler and location of the wall
in which they are silualed. The Firecuard door assemblies
are designed to be installed in openings having a finished
width of 12 feet (3658 mm) and a finished height of 10 feet
(3048 mm), unless installed underoversized door provisions.
The FireGuard doors and frames musl be installed in
accordance with the manufactureds published instructions
and this evaluation reoort. Where there is a conflict between
the two, this reporl governs.
4.1.1 IBC: Inslallation of the door systems, including the
frame, closing and release deMces, and anchorage musl be
in accordance with NFPA 80, as noted in Sections 715.4,
715.4.7.2, and 1008.1.3.3 of the lBC, as applicable.
4.1.2 UBC: Installalion of the door systems, including the
frame, closing and release devices, and anchorage must be
in accordance with their listing, as noted in Seclion 713.4 of
the UBC.
4.2 Oversized Doors:
Where a fire-resistance raling is required, doors wilh a length
exceeding 12 feet (3658 mm) or a heighl exceeding 10 feet
(3048 mm) may be installed when approved by the code
official. A cerlificate of inspeclion hom an approved testing
agency must be furnished as noted in Section 715.4.5.2 ot
the IBC or Seclion 713.3 of the UBC, as applicable.
4.3 Smoke- and Draft-cont.ol Door Assembly:
lnstallation instructions indicating lhe proper method of
installing the Won-Door FireGuard smoke-and draft-control
door assembly must be attached to, or packaged with, each
assembly. The inslallalion instructions will cover the size,
design, and construction of the door and frame assembly for
specific air leakage rates.
5.0 CONDITIONS OF USE
The Won-Door FireGuard FG-20, -60, -90, and -180 series
single-side and center bi-parting horizontal folding fire door'assemblies described in this report comply wilh, or are
suitable altematives lo what is specified in, those codes listed
in Section 1 .0 of this report, subject to the following
conditions:
5.1 The door assemblies must be installed in accordance
with the manufaciurer's published installation
instructions, the fire door lisling, and this report. Where
a conflict exisls, this report governs.
5.2 Firecuard Door Assemblies are fabricated in Salt Lake
City, Utah, under a quality control program with
inspections by Enterprise Engineering (AA-617).
6.0 EVIDENCE SUBMITTED
6.1 Reoorts of tests in accordance with NFPA 252; NFPA
80: UL 108: UL 1784; UBC Standard 7-2, Part l; UBC
Standard 7-2,Pafl ll; and UBC Standard 7-8.
6.2 A quality control manual.
7.0 IDENTIFICATION
The won-Door FireGuard door assemblies and aulomatic
closing devices bear a permanently affixed label with the
Won-Door Corporation name, lhe name of the inspection
agency (Enterprise Engineering), and lhe fire-resistance
ralings from UndeMriters Laboratories Inc. The labels for the
FireGuard TR Series doors also include lhe temperature fise
developed on the u nefposed surface ofthe door afterlhe first
30 minules of fire exposure [450"F (232'C)]. The labels for
the Firecuard doors musl also specify the evaluation report
number (ESR-1394), and must comply with NFPA 80. All
labels must be applied at the factory or other localion where
fabricalion and assembly are performed.
Won-Door FireGuard smoke- and draft-control door
assemblies complying with UL 1784 must be labeled as such,
and must show the letler 'S" on the fire rating label of the
door. This marking musl indicate that the door and frame
assembly are in compliance when listed or labeled gasketing
is also installed.

All installations of exterior hot tubs or spa's require a DRB approval from planning. This application will
not be accepted without a copy of the DRB approval form attached (if applicable).
If this permit is for installation of an exterior hot tub or spa on a new elevated platform or deck over
30" above grade, you must also obtain a building permit.
If this permit is for installation of an exterior hot tub or spa on any existing deck or elevated platform,
a structural engineer must review the existing condition and veriff that it will suppoft the added
concenbated load. Please provide a copy of the structural engineers wet stamped letter or drawing
with this application.
If this is a remodel in a multi-family building wih a homeowners association, a letter of permission

The intent of this lefter is to formalize our plan for comfleting tre Locker Room Renovation upgrades at the
Aria Spa in Vail, Colorado - per Building Permit 807-284. We have been hired by the owner (Deslinalion
Hotels and Resorts) to perform this renovation project.
The project essentially congsts of 2 locker room cosmetic upgrades - nal tile, new plumbing fixtures, new
lockers, carpet paint and some neu/ light fixtures. The exisling room layouts are modified very slighdy - we will
provide a sprinkler and fire alarm layout document for review and approval - but we expect the existing layouts
of these systems to meet code as is.
The Aria Spa wilt remain in use throughout the project. In conjunction with the Spa - we have developed a
plan lhat allows us to complete our work In one of the locker rooms while temporarily dividing the other locker
room into 3 sections - one section for the men, one for the women, and one uni-sex section where both the
men and women can use the steam room and hot tub.
This plan addresses the 'partitioning' of the Men's locker room to allow work in the Women's locker room.
Exiting:
Please see attached temporary egress plan from JG Johnson Architects. The locker room curren0y has an exit
door ttat will serve both the 'Mens' side and the Womens' side. The Men's side can exit direcUy into the
conidor, while the Women's side can exit to the adjacent spa locker roorn and then into ihe conidor. In an
emergency condition - where second means of egress may be required - the way to provide the second
means of egress would be through the other guest's side of the space - that is the Men would have to exit
through lhe Women's side and vice versa. Signage will be placed above each door that states this clearly.
Based on square footage of the space - the total occupant load is 42.
Llfe Safety:
The space is cunently equipped with notification devices and heat devices to meet code. With the partitioning
of the space, and after speaklng with Clint Barthets with Acme Alarm, Acme will add notification devices in the
two temporarily partitioned spaces (see notes on drawing). One additional heat device will be added to the
Women's side - as all of the cunent heat devices in this space are in the locker area which will be the Men's
slde. The temporary partition walls will be constructed so as not to interfere with sprinkler coverage.

Work Parameters - Life Safety:
When the partitioned space is complete in the existing Men's locker room, we intend to start wo* in the
Women's locker room. The Life Safety systems in the 'construction' space are intended to be kept oniine and
fully functional while work is ongoing in the space. The existing devices appear lo be heat only devices - if
they are smoke/heat combinations - Acrne Alarm will switch these over lo heat only devices prior to demo start.
Our work is for the most part limited to the locker rooms, however lhere are a few times when it will be required
to access the floor below the locker rooms lo complete plumbing rough in items. The life safety devices in
these areas will need to be taken off line during these time frames - as drywall demo and patch will be
required. These time frames will be coordinated with TOV and Acme Alarm and notification will be given.
Schedule:
Our anticipated duration for each locker room renovation is approximately 13 weeks - for an approximate 26
week project overall duration. We have crews and subcontractors ready to start the project once this phasing
plan is reviewed and approved by the TOV. We are anxious to get started - as we would like to get the project
completed prior to the Spa 'high season' which starts around Thanksgiving.
