EXECUTIVE SUMMARY
DS Consulting Inc. (DSC) cotlected and analyzed asbestos air-quality samples via Phase Contrast
Microscopy 1FCU1 wittrirr five (5) separate secondary containments which were part of 'an ashestos
abatemeni pioieci within the reiidential home located at 433 Gore Creek Drive, Unit 16A, Vail, Colorado
on October 15, ZOOS, Drywall (surfacing material) was removed from varlous locations throughout the
residence within secondary containments. The material removed contained less than 196 asbestos,
therefore; according to Regulation No. 8, Part lt, Section l.Il,77 of the Colorado Department of Public
Health and Environment, i; not an Asbestos Contalning Material (ACM)' The material, however; was
removed following precautions set forth by the Occupational Safety and Health Administration's
(OSHA's) Asbestos Construction Standard 29CFR 1926.7LOt.
Servlces were provided at the request of Ms. Linda Froemke with Excel Envlronmental, Inc' ln support of
asbestos abatement aclivities being conducted to remove asbestos'contalning drywall (surfacing
material) from the living room and dinlng room on the main level as well as two bedrooms on the upper
level of residence referenced above. Monitoring locations and frequencies were determined by the DSC-
authorized representative Mr. Steve Shurtliff, EPA accredltation No, 15413. PCM analysts was also
performed by Mr. Sburtliff (see Appendix B for certifications)'
DSC's scope of work for this project included the colledion and analysis of air'quality samples by NIOSH
S82-trainLd personnel for determination of airborne asbestos (as total ffbers) concentrations in
identified areas. DSC is a participant in the Industrial Hygiene Proficiency Analytical Testing (IHPAT)
program with laboratory lb No. 188987 and has a rating of Proficient. The analytical results of all
iamptes collected were below the Maximum Allowable Asbestos Level (MAAL) of 0.01 flbers/cubic
centimeter (f /cc) (see Appendtx A for Air Sample Analysls).

PROIECT INTRODUCTION
DS Consulting Inc. (DSCJ collected and analyzed asbestos air-quality samples via Phase Contrast
Microscopy (FCtvt) wittrin five (5) separate secondary containments that were part of an asbestos
abatemeni piojeci within the main and upper levels of the residential home located at 433 Gore Creek
Drive, Unit 16A, Vail, Colorado on October L5,2009.
Services were provided at the request of Ms. Linda Froemke with Excel Environmental, Inc. in support of
asbestos abatement activities being conducted to remove drywall (surfacing material) from the living
room and dining room on the main level and tvvo bedrooms on the upper level of residence at this
Iocation. Monitoring tocations and frequencles were determined by the DSC-authorized representative
Mr. Steve Shurtliff, EPA accreditation No. 15413. PCM analysis was also performed by Mr. Shurtliff (see
Appen d ix B for certifi cati on s).
SCOPE OFWORK
DSC's scope of work for this project included the collection of one (1) asbestos air-quality sample by PCM
within
"ach
of the five [5) seiondary containments as well as one (1) area sample on each level. DSC also
anallzed the PCM sampies on-slte, using NIOSH S82-trained personnel for determination of airborne
asbestos concentrationi [as total fibers) in the identified areas. DSC is a participant in the lndustrial
Hygiene Proficienry Anal5rtical Testing (IHPA'[) program with laboratory lD No. 188987 and has a rating
of Froficient The'analyiical results of all air-quallty samples collected were below the MAAL of 0.01
flbers/cubic centimeter (F/cc).
AIR MONITORING
Air samples were collected utilizing a modified NIOSH 7400 Metho4 whereby samples were collected on
25-millimeter (mmJ mixed-cellulosg ester-membrane filters with 0.45-micron pore size and analyzed via
Phase Contrast Microscopy (PCMJ as per the customer's requirements,

PCM samples, when applicable, were collected on 25-mtlllmeter (mm) mixed-cellulose' -e-ster-membranefilters wilh Q.4$-mlcron pore size with an effective collection area of 385 mm. All filters were pre'
assembled by the manufacturer in three stages, conductive sanrpling cassettes with extension cowls-
Air samples were collected at flow rates oi approximately 13.0 liters per minute (L/m) using Thomas
high-volume pumps wlth 1235 liters being collected. Flow rates were collected at the beginning and at
thi end of the iampling period utilizing an airflow rotameter calibrated against a primary-flow

EXECUTIVE SUMMARY
On August 77,2009, Mr. Brandon Sinkbeil of DS Consulting, Inc. (DSCJ performed a limited inspection and
asbestos sampling at 433 Gore Creek Drive, Unit #16 in Vail, Colorado, in order to identify potentially
hazardous friable and non-friable asbestos containing materials (ACM) within the areas of the above-
referenced condominium scheduled for a remodel. Mr. Sinkbeil performed asbestos bulk-sampling of
drywall and surfacing materials in a total of three [3) locations within the residence. The bulk samples
were analyzed by Aerobiology Laboratory Associates in Lakewood, CO INVLAP # 200860-0] with all
three laboratory results being positive for ACM at2-3o/o Chrysotile in the joint compound (see Appendix A
for lab o rato ry results).

PROJECT OVERVIEW
L lntroduction
A limited inspection and bulk-sampling for ACM was conducted at 433 Gore Creek Drive, Unit #16 in Vail,
Colorado, by Mr. Sinkbeil on August 1\, 2009, at the request of Mr. Tom Solawetz of Beck Building
Company. Mr. Sinkbeil is a Colorado State Certified inspector, and has EPA Accreditation #13442 fsee
Appendix B for certificate), The purpose of the inspection was to identiry, sample and assess potentially
hazardous friable and non-friable ACM from within the areas of the condominium scheduled for remodel.
II. Sfucilral Desigrr
The residence is a two-level, single-family condominium within a larger, multi-unit building.
III. Sampling and Analytical Procedures
The inspection, assessment and sampling were conducted by an EPA and AHEM accredited Building
Inspector qualified by experience, education and training in the recognition of potential ACM and
approved bulk-sampling techniques. The asbestos bulk-sampling was conducted on suspect ACM with a
limited number of bulk-samples being collected within the lower level of the residence.
The inspection, assessment and sampling were performed in accordance with Environmental Protection
Agency/AHEM recommended procedures. These procedures call for the visual inspection ofthe area of
concern and the collection and analysis of representative bulk-samples of suspect material.
Some minor destructive sampling was conducted. Walls, columns and perimeter pipe chases were not
broken into in order to locate and quantify suspect ACM. It should be noted that additional ACM might be
located in these and other inaccessible areas,
Random bulk-samples, representative of the suspect asbestos-containing building materials (ACBMJ of
each homogeneous area (HA), were collected according to the guidelines published as Environmental
Protection Agenry (EPAI Final Rule: Title II of the Toxic Substances Control Act [TSCA), 15 USC, Sections
2641 through 2654 and in compliance with 40 CFR, Part 763. Representative sampling is based on the
following criteria:
1. The distribution of the suspect material throughout the HA.
2, The suspectmaterial's physical characteristics and application.
3, Random sampling patterns determined for each HA.
Suspect materials sampled and analyzed should be considered to be representative of materials in each
HA if:
1. They exhibit similar physical characteristics; and
2, The application of the sampled material can be correlated to the application of un-sampled
material.
Bulk-samples collected were analyzed utilizing the EPA's Method for the Determination of Asbestos in BuIk
Building Materials IEPA 600/R/116, luly, 1993J and the McCrone Research Institute's The Asbestos
Particle Atlas as methods references.
Analysis of the bulk-samples was performed on the "date reported," as listed in the bulk-sample analysis
report.
IV. Notes on ReportFormat
Suspect rnaterials alike in appearance and application were sampled as HAs. Suspect materials were
divided into tlree classifi cations:
1. Surfacing material: sprayed or troweled onto structural building member.
2. Thermal System Insulation (TSIJ: any type of pipe, boiler, tanh or duct insulation.
3. Miscellaneous: other suspect materials, floor tile, sheet vinyl/linoleum, ceiling tiles, insulation, and
finishing materials.
Condition assessments were performed by the accredited inspector at the time of inspection. Condition
assessments are listed in the following section. Ratings of "good" "damaged," and "significantly
damaged" are meant to indicate the overall condition of the material.
A rnaterial in "good" condition has no visible damage or deterioration, or showing only very limited
damage or deterioration.
A material in "damaged" condition has the following characteristics:
r The surface is crumbling blistered, water-stained, gouged, marred or otherwise abraded over less
than one-tenth of the surface if the damage is evenly distributed (one-quarter if the damage is
localized).
Accumulation of powder, dust or debris similar in appearance to the suspect material on surfaces
beneath the material can be used as confirmatory evidence.
A material in "significantly damaged" condition has one or more of the following characteristics:
. The surface is crumbling or blistered over at least one-tenth ofthe surface ifthe damage is evenly
distributed (one-quarter if the damage is localizedJ.
r One-tenth (one-quarter, if localized) of the material is hanging from the surface, deteriorated, or
showing adhesive failure.
r Water stains, gouges, or mars are over at least one-tenth of the surface if the damage is evenly
distributed (one-quarter ifthe damage is localizedl.
Accumulation of powder, dust or debris similar in appearance to the suspect material on surfaces
beneath the material can be used as confirmatory evidence.
Response-action recommendations for asbestos containing HAs are listed in t}te section Vll.
Recommendations may be for more than one HA, if materials are alike. Recommendations are either
"general" or "immediate," An immediate recommendation indicates an imminent hazard exists and
should be addressed as soon as possible. A general recommendation indicates no imminent hazard exists
and no further abatement activities are required for removal of the material.
V. Inspector Comments
ACM was identified during the bulk-sampling conducted at 433 Gore Creek Drive, Unit #16 in Vail,
Colorado. A total of three (3) bulk-samples were collected from the drywall at the above-referenced
address. All three bulk-samples tested positive (greater than toloJ for asbestos.
. Asbestos was identified in the drywall joint compound of the condominium (surfacing materialsJ
sample Nos. DW-01, DW-02 and DW-03 at2-3o/o Chrysotile,

VII. Recommendations
IMMEDIATE:
The laboratory results of the potential ACM sampled at 433 Gore Creek Drive, Unit #16 in Vail, Colorado,
on August 11, 2009, indicate that the drywall joint compound tested positive for asbestos at 2-3o/o
Chrysotile. Since the drywall throughout the unit appears to be homogeneous, all the drywall within the
condominium is assumed to contain similar concentrations of asbestos'
If the total quantity of material to be remodeled exceeds the regulatory trigger levels of 32 square feet or
the volume equivalent of a 5S-gallon drum, a Colorado-licensed asbestos abatement contractor is
required to perform the removal, including formal notification to the Air Quality Control Division of
Colorado Department of Public Health and Environment prior to the abatement of the ACM. Please
