Dear Peter:
At your request, on september 28, 2005, we visited the construction site at 1476
Westhaven Drive,-ColdsheamCondominiums, Unit 23, Vail' Town of Vail, Eagle County'
Colorado- The purpose of our site visit was to observe and test the soil exposed in the foundation
excavation for proposed addition.
The excavation consisted of a Lshaped tench along the northwest comer of the existing
building. The excavation was approximately 30 feet by 26 feet and 4 to 5 feet deep' The soil
exposei at the bottom of tie eicavation consist€d of feddish browrU silty, sandy gravel. We
sampled the soils exposed in the foundation excavation. Tbe soil samples were tested for nafural
moisture content ana grain-si"e disnibution. The test results are shown on Figure No ' l' The
-
s;oils exposed tn thfoindmion exccvation are suitablefor the designed soil bearingpressure of
2500 psf 'W'e recommended that the bottom of the excavation be compacted to detect and remove
saf spots.
Foundation walls retaining earth and retaining strustr.ues that are laterally zupported
should be designed to resist aa equivalent fluid density of60 pcffor an-'afrest' condition'
Laterally unrert"io"a structures, retainingttre on-site earttU should be designed to resist an
equivalent fluid density of40 pcffor the "active" case.
The above design recommendations as$me &ained backfill conditions and a horizontal
backfill surface. Surcharge loading due ro adjacent ssuctufes, weight oftemporary stored
construction materials aod equipmen! inclined backfill and hydrostatic pressure due to
undrained backfitl should beiniorporated in the desigil. They should try to prevent the buildup
of hydrostatic pressure behind the retaining wall.-
To reduce the risk of surface water infiltating the foundation zubsoil, we recommend
installation of a foundation perimeter drain. The foundation perimeter drain should consist of a
4-inch diameter, perforated pipe, sloped to a zuitable gravity outlet, or to a sump pump location,
at a l/4 inch per ioot for neiiUte or it a 1/8 of an inch for ried prpe. fne drail pipe should- be
covered witlr,a minimum of 6 inches of -3l4-inch free-draining granular material. Geotextile
(Mirafi 140N or equivalent) should be used to cover the free-dnining gravel to prevent siltation
and clogging of Ui arain. The backfill above the drain should be granular material to within 2
feet ofthe ground surface to prevent a buildup ofhydrostatic plessure.
Exterior backfitt shoutO be compacted at or near the optimum moisture content to at least
95% of the maximum standard Proctor density under pavemen! sidewalk and patio areas and to

at least 90% ofthe maximurn standard Proctor density under landscaped areas. They should use
mechanical methods of compaction. Do not puddle the foundation excavation.
The site surroundingthe building sfiucture should slope away from the building in all
directions. A minimum of 12 inches in the first 10 feet is recommended in unpaved areas, and
three inches in the fust l0 feet in paved areas. The top of the granular foundation backfill should
be covsred with a minimum of 1 foot of relatively impervious fill to reduce the potential of
surface water infiltrating the foundation subsoils.
Surface water naturally &aining toward the proposed building site should be diverted
around and away from it by means of drainage swales or other approved methods. The roof
drains and downspouts shoutd extend and discharge beyond the limits of the backfill'
This report has been prepared accordiag to locally accepted professional Geotechnical
engineering standards. There is no other waranty either expressed or implied.
