Thank you for asking the Sun Vail Condominium Association to review your plans for
the enclosure of your back balcony. I anticipate that the Board of Directors will quickly
review and approve your request. Please have your architect prepare the drawings that
the Town of Vail will require in order to issue a building permit. Your plans along with a
letter requesting the windows to be added should be all we will need here at Sun Vail. I
will convene a special Board meeting to vote on your application as soon as it is ready.

far rcgarding my request for approval ofthe balcony cnclosures on the above rncntioncd
units.
l "nderstand, as does ths flomcownen Buard of Sun Vail, the Derigrr Review Boards
concem regaading the aesthetics of all projcok in the 'I'own of Vail. As stated in the
June 310 letter submittod to the Design Revjew Board, Srm Vail does not intend to allow
thc appearance ofths front ofthc buildings to bc elt€rcd in any way (i.e. enolosures of
fiont faoing balconies). My request was approvsd by Sun Vail's Board becausc my units
re on the third floor and are rcar facirrg. I rrpuld also like !o emphasizc thal the
rcnovation I am requesting approval for is a "syrnrnotrical" renovation as both upper units
will be fiaished identically. 'Itc outsidc app€alancc, thsrefore, will still look unilirrm flrd

3Z&$b. tt is ogr rmderstandi;g that any futurc owners wishing to enclose their back
balconies will need to go tlnougbtbis same prlocess of HOA approval and TOV approval.
The current s Board does not want that to occur and we
orpect tlaittre future design review boards would agree. This application is for a 3'd
floor unit only, and for only the rear of the building where exterior windows are similar

Dear Sirs,
Thank you for submittlng an applicetlon for deslgn review of two new balcony enclosures at the above address.
Per our previous convetsations, the Design Review Board wae conosmed about the prevalence and location of
not only the proposal currendy undergolng revlanr, but every future proposal for a balcony endoaurc at Sun Vail
as well. Because lhls proposal would be the first of its kind, thelr request was that a "Master Plan" of sorts be
submitted for their revlew which detailed the overall plan for oimilar future proposals.
As a result, I have r€ceived from 1ou a letter from the Sun Vall Condominium Association €xpressing thelr desire
that no balconies which are vlslble lo lhe Frontage Road would be allowed to be enclosed. However, because
the Design Revlew Board is quite concerned with the location and style of all endosures ftom this point foruarcl,
the proposal will retum to the Board next Wedn$day, June 15D, for further review. lt is Staffs opinlon that the
proposed enclosures, whether they extend to 'the outslde face of the wall or are only enclos€d halfruay, will need
to be seon by the Design Review Board once egain.

Dear Tom,
Thank you for attending Wednesday's Design Review Board public hearing which included review of two balcony
enclosures at the North Side of Building D at the Sun Vail Condominiums. The Design Review Board
unanimously approved the application with the following condition:
1. The Association shall acknowledge that this is the only type of enclosure approvable by
the Town without an amendment to the "master plan" informally set forth through the
approval of this enclosure.
As you know, the Design Review Board expressed concerns about the aesthetics of future balcony enclosures.
The above condition was designed to convey to both the Sun Vail Condominium Association and individual
homeowners that the approval granted to Dr. Yue shall in no way serve as an absolute approval for similar
proposals. Instead, each proposal will continue to be evaluated based upon its location, design, and its ability to
enhance the fagade of the building for which it is proposed.
