1. Contractor shall field measure and verify all existing conditions and dimensions
at job site.
2. In case existing conditions or dimensions vary from those shown on drawing,
Contractor shall notify the Engineer so proper adjustments can be made.
3. The requirements of the latest edition of "OSHA Construction Standards" shall
be complied with by all contractors, fabricators and suppliers.
4. During erection of the building, the contractor shall be responsible for temporary
bracing to withstand all loads to which the structure may be sub jected, including
lateral loads, stockpiles of materials and equipment. Such bracing shall be left
in place as long as required for safety and until all structural framing and
diaphragms are in place with connections complete.
5. The term "provide" as used herein shall mean that Contractor shall furnish and
install said item, construction, equipment, materials, etc., for a complete, finished
installation.
6. Contractor shall check and verify all dimensions shown on structural drawings
with those shown on architectural drawings.
7. Contractor shall notify the Architect of any discrepancies between architectural and
structurai drawings and receive written ciarification of discrepancies before proceeding
with construction.
8. Proprietary designations for framing members and connectors are used in these
documents. Substitution of equivalent products by alternate suppiiers subject to
Engineer's approvai.
9. All details referenced on plan shall be considered typical unless noted otherwise.
10. Constructed conditions shall not vary from the dimensions and configurations
defined in these drawings without written confirmation from the Architect or Engineer
11. Where shop drawing submittais are required, they shall indicate member sizes, end
conditions and connections where appropriate, and the location at which each type
of inember will be installed. Photocopies of product catalog pages are not sufficient
documentation that the intent of the construction drawings has been understood.
Review of shop drawings by the Engineer does not relieve the contractor of
responsibility to follow all requirements of the construction drawings.
FOI�NDATION GENERAL NOTES
1. Foundations are designed using presumed bearing values noted below. Contractor
shall provide written open excavation inspection report by geotechical engineer
registered in the State of Colorado prior to forming or placing foundation concrete.
Foundation sizes subject to change based on report findings. Contractor shall
follow all recommendations of report.
2. All footings shall rest on solid undisturbed soil. Assumed maximum design
bearing capacity is 2000 psf.
3. No footings shall be poured before observation by Engineer.
4. Na concrete shall be poured in excavation containing water or on frozen
ground.
5, In case conditions found at site vary from those indicated on the drawings,
the Engineer is to be notified so he may adjust foundation to
meet field conditions.
6, Bockfill shall be placed against both sides of walis simultaneously.
CONCRETE GENERAL NOTES
1. Material and workmanship shall be in accordance with the requirements of
"Building Code Requirements for Reinforced Concrete" (ACI 318, latest edition).
2. All concrete shall have a minimum compressive strength (f'c) of 3000 psi at
the age of 28 days.
3. Reinforcing bars shall be deformed bars and shall conform to ASTM A-615,
Grade 60, except as noted. All stirrups and column ties shall conform to
ASTM A-615, Grade 40.
4. Bar bending details and placing drawings shall be in accordance with the
"Manual of Standard Practice for Detailing Reinforced Concrete Structures"
(ACI 315, latest edition).
5. Where welded reinforcement or deformed bar anchors are indicated on the
drawings, steel specifications and welding shall conform to the '�Structurai
Welding Code - Reinforcing Steel", AWS D1.4, latest edition of the American
Welding Society.
6. Provide bar supports and spacers to place all bars in proper location, and
wire adequately at intersections to hold bars firmiy in position while concrete
is placed.
7. Bar supports and spacers which rest on or against exposed surface shall be
hot-dipped or galvanized.
S. Continuous bars shall lap and dowels shall project adequately to provide a
Class A splice, but not less than 12 inches unless noted otherwise.
9. Do not splice at maximum stress locations.
10. Welded wire fabric shall conform to ASTM A-185 and shall lap a minimum
of one fuli mesh plus 2 inches at side and end laps and shali be securely
wired together, unless otherwise shown.
11. Where lap spiice locations of horizontal bars are not specifically noted on
the drawings, lap splices are to be staggered.
12. Concrete cover for reinforcement (unless otherwise noted):
A. Concrete poured against earth .................... 3"
B. Concrete poured in forms but exposed to weather or earth
(1.) #5 bars or smailer ........................... 1 1�/2"
(2.) Bars larger than #5 ......................... 2'

13. All cement used in foundations shail be "Modified" Type II.
14. See architectural, mechanical and electrical- drawings for additional openings,
depressions, curbs, floor finishes, inserts and other embedded items.
15. Where other reinforcing is not required by the drawings, provide 1-#4 bar
at all sides of, and adjacent to, every opening which exceeds 24" in either
direction. Extend bars 24" beyond each side of opening.
16. Ail concrete shall have a minimum cement content of 470 Ibs. per cubic
yard unless otherwise specified. Cement shall consist of no more than
20% fly ash.
17. Calcium Chloride shall not be added to concrete.
18. Cast-in-place steel anchor bolts shall conform to ASTM F1554, Grade 36,
unless noted otherwise.
TIMBER GENERAL NOTES
1. All wood framing shall conform to the '�National Design Specification for Wood
Construction�' ('�NDS"), latest edition, recommended by ��National Forest Products
Association.
2. Sawn lumber structurai framing members shall be Douglas Fir-Larch with maximum
moisture content no greater than 19�, and shall conform to the following grades, as
governed by the "Western Wood Products Association" ("WWPA") rules:
Visually graded dimension lumber wall studs and columns:
2x4 where length = 8�-0" or Iess...Stud grade or better
2x4 where length = over 8'-0"....... Standard grade or better
2x6 and larger (all lengths) ..............Stud grade or better
All other visually graded dimension lumber structural elements:
2x4and larger ................................... #2 grade or better
Visually graded timber structural elements:
5'� x 5" and larger ............................ #2 grade or better
3. Sili plates that are in direct contact with concrete or masonry foundation shall be
treated with Zinc Borate preservative. Substitution of alternate preservatives shall be
sub ject to Engineer review. Products treated with Aikaline Copper Quaternary
compounds (ACQ) or Arsenic campounds ("Wolmanized") shall be prohibited.
4. Solid-sawn rectangular lumber beams, rafters and joists shail be supported laterally to
prevent rotation or lateral dispiacement in accordance with Section 4.4.1 of the NDS.
5. All steei connectors for timber framing shall conform to the Structural Steel General
Notes.
6. Lead holes for lag bolts shall be bored as follows:
A. The lead hole for the shank shall be the same diameter as the shank
and the depth shall be equal to the length of the unthreaded shank.
B. The lead hole for the threaded portion shall have a diameter equal to
60 to 75 percent of the shank diameter, and a length equal to at
least the length of the threaded portion.
7. Lag bolts shall be installed as follows:
A. The threaded portion of the bolt shall be inserted in its lead hole by
turning with a wrench, not by driving with a hammer.
B. Soap or other lubricant shail be used on the bolts or in the lead hole
to facilitate insertion and prevent damage to the bolt.
8. Sheathing panels shali be identified with the appropriate trademark of the Americar
Plywood Association, and shall meet the requirements of the U.S. Product Standard
PS1-74 or Nationol Research Board No. NRB-108, latest edition.
9. Roof sheathing shall be 19/32" thick APA Rated Sheathing, Exterior, with span rating
40/20. Sheathing shall be placed with 8-0 dimension perpendicular to joist framing,
stagger joints. Panels to be continuous over two or more spans. Panel end joints
shall occur over framing. Ailow 1/S inch spacing at panel ends and 1/4 inch at panei
edges uniess otherwise recommended by manufacturer. Nail at all supported edges
with 8d common or galvanized box nails at 6" O.C. Nail at intermediate supports at
12" 0. C.
10. All floor sheathing shall be 23/32" thick APA Rated T&G Sturd-I-Floor, Exposure 1, with
span rating of 20. Sheathing shall be placed with 8'-0" dimension perpendicular to
joist framing, stagger joints. Paneis to be continuous over two �r more spans. Panei
end joints shall occur over framing. Nail all supported edges at 6" O.C. Nail at
intermediate supports at 12�� o.c. Nails to be 10d deformed shank. Glue plywood to
joists per American Plywood Association Glued Floor System Publication �6
recommendations.
11. Ail exterior walis shall be sheathed with 15/32'� thick APA Rated Sheathing, Exposure 1.
Nail at all supported edges at 6" O.C. Nail at intermediate supports at 12" O.C.
Nails to be 8d common.
12. All nailing shall be in accordance with 18C Table 2304.9.1, unless shown otherwise.
13. Built-up sawn lumber beams shail be assembied with 2-16d nails at 32" o.c. into the
face of each solid lumber ply, unless noted otherwise on the drawings.
14. Where overframing is noted on drawings the lower level of framing and plywood shall be
first constructed. The overframed area shall be built up of 2x6 or larger lumber over
the roof plywood. A second layer of plywood will cover the built up framing and form
the final roof elevation. Support overframing columns, knees and cripples on joists and
trusses below, not between on plywood only.
15. Framing for all exterior walis to be 2x6 � 24'� o.c. typical unless noted otherwise.
Studs are to be one piece continuous from floor-to-floor or floor-to-roof.
16. All Microilam beams are to conform to section & material properties of "1.9 E
Micrallam LVL (2600 Fb)" as manufactured by Trus Joist MacMillan. Installations of
built-up Microllam elements shall conform to manufacturer's specifications.
17. Lumber for all glued-laminated beams shall be Douglas Fir or Western Larch. For
simple span beams use combination "24F-V4" as defined in the "International Building
Code", latest edition. For continuous and cantilevered beams use combination
"24F-V8" as defined in the "internationai Building Code", latest edition.
18. All framing to conform to the specifications of latest IBC section 2304, unless noted
otherwise on plan or detail.
19. Ail Parallam beams are to conform to section & material properties of "2.0 E
Parailam PSL (2,900 Fb)" as manufactured by Trus Joist MacMillan.
PREFABRICATED WOOD "I" JOISTS
1. Prefabricated joists shall be by Trus Joist Corporation, Louisiana Pacific or approved
equivalent and shall have the depth, span and maximum spacing as shown on the
structurai framing pians.
2. All bridging, blocking and other accessories shall be furnished by the joist
manufacturer and installed in strict accordance with manufacturer's recommendations,
and as shown on the drawings.
3. Joists shall be designed to carry the live and dead loads as indicated in the contract
documents. Floor and roof joists shall conform to the deflection criteria as specified
by the manufacturer.
STRUCTURAL STEEL GENERAL NOTES
1. All steel shall conform to the "Standard Specification for Structural Steel�� ASTM
Designation A36, latest edition, except as noted otherwise. Wide flange and
WT sections shall conform to ASTM Designation A992. Steel pipe shall conform
to ASTM Designation A53 (Type E or Type S), Grade B. Steel tubing shall
conform to ASTM Designation A500, Grade B.
2. All detailing, fabrication and erection shall conform to AISC "Specifications for
Structural Steel Buildings", and the AISC "Code of Standard Practice for Steel
Buildings and Bridges", latest editions.
3. Bolted field connections shall be made with 3/4" diameter ASTM A325 bolts.
4. All welding shall be done by certified weldinc� operators, who each have in their
possession current evidence of passing the 'American Welding Society Standard
Qualifications Tests" as detdiled in AWS D1.1. Weids shall conform with "AWS
Structural Welding Code'� (AWS D1.1), latest edition.
5. Weld sizes not otherwise shown shall be minimum continuous 5/16 inch fillet
welds.
6. All welding shail be done with AWS A5.1 or A5.5 E70 XX electrodes unless noted
otherwise.
7. Shop connections shall be welded unless noted otherwise.
8. Equivalent welded connections may be substituted for bolted connections subject
to the Engineer's approval.
