The project site consists of the development and construction
a residence on Lot 13 of the Bighorn Subdivision in Vail, Colorado.
We understand that the proposed construction will consist of the
construction of an one to two story residence. Construction will
be typical concrete foundation with a wood frame superstructure.
The site is located along Lupine Drive in the Bighorn
Subdivision in east Vail. A test pit was performed to help
determine the foundation design parameters. The site has a grass
root at and 'a topsoil layer of approximately 2.5 feet in
thickness. Underlying the topsoil layer a sandy GRAVEL and COBBLE
stratum was encountered.
Th foundations at the site may be designed for a bearing
pressure of 2000 psf for footings located in the sandy GRAVEL and
COBBLE materials. Dewatering of foundation excavations during the
placement of concrete may be necessary.
scopE
This report presents the results of a Geotechnical
Investigation for the proposed residence to be constructed on Lot
13 of the Bighorn Subdivision in Vail, Eagle County, Colorado.
This ix vestigation was performed by the means performing soils test
borings, obtaining soil samples for laboratory testing, and by
presenting our findings in this report.
The purpose of this foundation exploration was to evaluate the
soils for foundation support, and the engineering characteristics
of the foundation materials, and to provide criteria from a
geotechnical point of view, for use by owner in preparing the
foundation design, and in preparirig grading and drainage plans.

SITE LOCATION AND DESCRIPTION
The site is an residential lot located along Lupine Drive.
The lot contains a single story residence. The site bounded on the
northeast by Gore Creek, to the southeast by a residence lot, to
the southwest by a vacent lot, and to the northwest by Willow Way.
The site contains a single story wood frame residence. The site
slopes gently toward the northwest at gradients estimated to range
from approximate,ly 1 to 3 percent. Vegetation consist of grass,
trees and shrubs located around the perimeter of the site.
SITE INVE3TIGATION
The subsurface exploration included a site reconnaissance by
a Inter-Mountain Engineering Personnel and excavation of one test
pit at selected locations. The test pits were performed utilizing.
back hoe. The test pit locations were established in the field by
estimating right angles and taping distances from site features.
The approximate locations of the test pits are illustrated on the
Site Pl_an in the Appendix, refer to Drawing No. 1.

the boring.procedures used.
The ground surface elevations were not available at the time
the test pits were excavated, therefore this information does not
appear on the Summaries of Test Pits.

SIIBSIIRFACE AND GROUNDWATER CONDITION3
The site is located near Gore Creek and the superficial soils
consist of alluvial soils. Alluvium are soils which have been
formed by the deposition of water-borne sediments on flood plains
or in channel beds of streams in recent geological times. The
alluvial soils may consist of organic material, silt, clay, sand,
gravel; cobbles, or boulders, either singly or in any combination.
Becau e these materials have been deposited when a change in
velocity caused a reduction in the carrying power of flowing water,

alluvial soils may vary greatly in consistency, composition, and
character in both the vertical and horizontal directions.
The generalized soil stratigraphy is presented below. The
strata symbols and solid lines which are used to illustrate the
various strata breaks on the Summary of Test Borings are
approximate as the transitions between soil types may occur
suddenly or relatively gradual.
Underlying the grass root mat and topsoil materials, which
extended a depth of approximately 2.5 feet, sandy GRAVEL and
COBBLES were encountered to a depth of approximately 3.5 feet,
where refusal to further excavation was encountered.
Ground water was present at the time the soil test pit was
completed at a depth of approximately 3.5 feet.

According to the U.S.G.S. Geoloctical Map of the Leadville 1°
X 2° Northwestern Colorado the underlying bedrock in the Vail area

is the Pennsylvanian age Midturn Formation. The Midturn Formation
in part is described as a gray, pale-yellow, and red sandstone,
grit, conglomerate, and shale, containing scattered beds of reefs
of carbonate rocks. Indexes to Geological Mapping, Eagle County,
Colorado, prepared by Charles S. Robinson & Associates, INC., in
1975, states that soils along Gore Creek are alluvium in origin and
may be subject to subsidence due to hydro-compaction in low density
soils.

PROP03ED CONSTRUCTION
The project site consists the construction of an one to two,
story single family wood frame residence.
Foundation wall loading
is anticipated to range from 1 to 3 kips per linear foot, and
isolated column loading are anticipated to range from approximately
10 to-15 kips.

FOUNDATION RECOMMENDATION3
Based upon the results of field explorations and the
laboratory testing, we recommend that conventional spread footing
foundation system be used. Foundations located in the sandy GRAVEL
and COBBLES may be designed for a bearing pressure of 2000 psf.

At this pressure, settlements are anticipated to be within
tolerable limits for wood frame construction.
The footing excavations should be relatively smooth, free of
debris, organics, loose soil, frost, and standing water. Any over-
excavations should be backfilled and compacted to 100 percent
withi 2 percent of optimum moisture as determined by a Standard
Proctor Test (ASTM D-698). A representative of this office should
be contacted to inspect the foundation excavation to verify that
the soil conditions are the same as those anticipated in this
report.
After all of the final grading is completed, the bottom of the,
footings should be covered with a minimum of 48 inches of backfill
for frost protection.
Voids left by the removal of cobbles in the bottom of the
footin excavation should be filled with lean concrete or a
granular soils with a maximum particle size of 3 inches compacted
to 100 percent of Standard Proctor Density (ASTM D-698), within 2
percent of optimum moisture.
SLAB CONSTRIICTION
The on-site soils, exclusive of Topsoil and Organics are
suitable to support lightly loaded slab-on-grade construction. All

excavations made for the foundations under proposed slab-on-grade
areas must be properly backfilled with suitable material compacted
to a minimum of 95 percent of the maximum Standard Proctor Density
ASTM D-698). The on-site soils, exclusive of topsoil and
organics are stiitable for use as backfill. Before the backfill is
placed; all water and loose debris should be removec from these
excavations.
Prior to the construction of concrete floors, the undisturbed
subgrade, free from topsoil and organics, should be proof rolled
with a loaded rubber-tired loader or similar equipment to densify
the near surface soils. To reduce the chance of damage to shallow
utilities, special care should be taken in areas where underground
utilities are present.
The floor slabs should be appropriately reinforced, and joints
should=_be provided at the junctions of the slab and the foundation
walls,^so that a small amount of independent movement can occur
without causing damage. Zne slaps s ulu u .-- -__ _- -
with the American Concrete Institute's recommendations to help
control cracking.
To reduce moist slab conditions, a granular mat of at least 4
inches in thickness is recommended beneath the floor slabs to

provide a capillary break (-3/4 inch gravel, with less than 5
percent passing No. 200 sieve).
GROIINDAATER AND DRAIN SY3TEM
Ground water was reported in the soil test pits at the time
the f eld investigation was conducted. It is possible that
seasona. variations or long periods of rain will cause
fluctuations. A foundation perimeter drain as detailed on Figure
No. 3 is also recommended to reduce the risk of surface water
infiltrating the footing subsoils.
The foundation should be well reinforced and rigid enough to
withstand differential settlements. Walls retaining earth should
be des gned to resist an equivalent fluid pressure of 40 pcf for an
active" case assuming a level drained backfill condition. For "at
rest" conditions such as basement walls, an equivalent fluid
pressure value of 60 pcf may be used for "at rest" conditions.

CRAWL SPACE COVER
Moist soils are encountered in the test pit, we recommend that
surface in crawl space areas should be covered with an impervious
moisture barrier sealed against the footings. This will help to
reduce humidit.in the crawl space area.

BACRFILb AND SURFACE DRAINAGE
The foundation soils encountered in portions of the site must
be prevented from being wetted after
construction. The backfill
placed around the foundation walls should be methodically compacted
to help reduce settlement after completion of construction.
The
top one foot of the backfill material must be relatively
impervious. The on-site soils, exclusive of Topsoil and Organics
are suitable for use as backfill.
oundation wall backfill should be moistened or dried to near
its optimum moisture content and compacted to at least 90 percent
of the maximum Standard Proctor Density. Structural backfill
should be compacted to at least 95 percent of the maximum dry
density as determined by the Standard Proctor method of test (ASTM
D 698) .

Surface water running toward the structure from upslope areas
should be diverted around and away from the building by means of
lined drainage swales or other similar measures.
The final grade should have a positive slope away from the
foundation walls on all sides. A minimum of 12 inches in the first
10 fe t is recommended. Downspouts and sill cocks should discharge
into splash blocks that extend beyond the limits of the backfill.

The use of long downspout extensions in place of splash blocks is
advisable.
LAWN IRRIGATION
Do not install sprinkler systems next to foundation walls,
porches or patio slabs. If sprinkler systems are installed, the
sprinkler heads be aligned so that the spray from the heads, under
full pressure, does not fall on foundation walls or within five
feet of foundation walls, porches, or patio slabs. Lawn irrigation
must be controlled and no flooding or ponding of water should be
performed.
If the future owners desire to plant next to foundation walls,
porches or patio slabs, and are willing to assume the risk of
structural damage, etc. , then it is advisable to plant only flowers
ii
and shrubbery (no lawn) of varieties that require very little
moisture. These flowers and shrubs should be hand watered only.
MISCELLANEOIIS
The recommendations provided herein are based on experience in
the area and from the on-site field exploration. The information
obtained form the field exploration and laboratory testing reflects
subsurface conditions only at the specific locations at the
particular times designated. Subsurface conditions at other
locations and times may differ from the conditions at these
locations. The extent of any variations between the test pits may
not appear evident until excavation is performed. However, only
minor variations are expected. If during construction conditions
appear to be different, this office should be advised so re-
evalu tion of the recommendations may be made.
This report has been prepared for the exclusive use of Raleigh
Kresbo for the specific application to the proposed residence to be
located on Lot 13, Bighorn Subdivision in Vail, Eagle County,
Colorado.

Attached are the structural sketches that you requested. I
have not included a sketch of the 30" wide sky light to be
added to the existing second floor room. The existing roof
rafters are to be sister up with additional matching
rafters. The sky light header(s) are to be doubled to match
the rafters. The header(s) may also be extended {made
taller) to form a curb for the sky light.
As we have previously discussed, there may be changes,
details or additions made to these sketches as the project
proceeds. Therefore, I have excluded some details until the
actual condition warrants. We have discussed these details
at several of our site visits. I am confidence that our
discussions have covered all of he possible scenarios that
you might encounter.

Structural Specifications:
1). Foundation design is based on an assumed soils bearing
pressure capacity of 2000 psf. All footings should bear on
undisturbed natural soils. A perimeter drain is not
necessary unless is required by the soils engineer and it
shall conform to the specifications in the engineer's soils
report. A surface swale shall be provide around the
perimeter of building to prevent surface water and roof run
off from entering the soils adjacent to the foundation. In
general, the site should provide adequate drainage away
from the building foot print.
2). The foundation around the exterior of the structure shall
extend a minimum of six inches above grade and have a
minimum frost protection of 48" from the top of grade to
the bottom of the footing.
3). All concrete shall reach a minimum strength of 3000 psi
for walls, piers, and footings. All interior slabs shall
be a minimum 28 day strength of 3500 psi. The garage, all
exterior slabs and sidewalks shall be a minimum 28 day
strength of 4000 PSI. . All slab work shall be reinforced
with a minimum of 6x6 W1.4/1.4 wire mesh. Mix designs
should be based on the Building Code Requirements for
Reinforced Concrete; ACI 318, 1989.
4). All concrete (walls, footings and flatwork) shall be
protected from cold weather conditions for a minimum of 7
days and shall maintain a minimum average temperature of
50°F. As conditions require, the days and the temperature
may vary in accordance the American Concrete Institute
guidelines.
5). Reinforcing steel is to be ASTM grade 40 for #4 and #5
rebar, and ASTM grade 60 for bars #6 and greater.
6). Structural steel shall be ASTM Axxx Grade 50. Pipe Columns
shall be ASTM A53, Grade B. Bolts shall be ASTM A325.
Weld Material shall be E70XX Electrodes. All structural
Steel shall be fabricated and erected per the AISC Manual
of Steel Construction.
7). The designs loads used for this structure were based on
minimum requirements for the Town of Vail, Colorado,
elevation 8350 feet above sea level. The design load for
snow is 80 psf; dead load (roof) is 25 psf; dead load
second floors) is 45 psf and a wind load of 90 mph (3 sec.
Gusts).
8). Al1 construction shall comply with the 1999 UBC or the 2003
IBC as adopted by the local building department or by their
own codes. The 'General Conditions of the Contract for
Construction", AIA Document 2001 shall also apply.
9). During construction it may be necessary to brace or shore
portions of the structure while other portions are being
constructed. However, all structural members are drawn in
their final positions. Contact the structural engineer for
any necessary consultations.
10). It is the contractor's and/or owner's responsibility for
all non-specified connections. Contact the structural
engineer for any details as required.
11). The owner or the contractor is responsible for the
coordination of all diaphragm penetrations through the
floors, walls, roof and/or foundation with the appropriate
sub-contractors. They are responsible for means, methods,
techniques, sequences procedures associated with this
project. They must notify the engineer of all conflicts or
omissions between various elements of the working drawings
and the existing conditions before commencing with that
portion of the project. They are responsible for all
coordination of foundation dimensions and the details with
any steel or truss manufacturer prior to the construction
of the foundation.
12). Any and all materials that are exposed to the exterior
and/or any moisture conditions shall be treated for these
conditions (i.e.: chemical treatments chemicals, staining,
paint etc.) as required by code.
Framing Notes:
Typical Headers are to be (3) 2 x 10's unless noted other wise
on the plans.
All mul iple ply beams shall be attached to each other using a
suitable adhesive fastened with minimum 16d nails or screws.

All structural lumber is to be DF, #2 or better unless noted
otherwise on plans.
All concrete plates to be treated 2 x 8's under rims and floor
joists and treaded 2x6's under stud walls. Any studs in contact
with concrete shall be treaded wood.
Anything not covered by this document (and the accompanying
illustrations) shall conform to the 1997 UBC, 2000 ICO, 2003 IBC
or local codes.
Although every effort has been made to provide a complete, clear
and accurate set of construction documents, discrepancies and
omissions may occur. Release of these drawings anticipates
cooperation and continuous communication between the contractor,
designer and the owner.
