General Information: This application is for all changes to approved plans prior to Certificate of Occupancy.
An application for Design Review cannot be accepted until all required information is received by the Commu-
nity development Department. Design Review approval expires one year from the date of approval, unless a
building permit is issued and construction commences.

The submittal is an electronic filing PDF file. All the sheets have been reprinted regardless of
revisions. The file name: Garmisch- Permit - Set REV3 1-7-13 STAMP.pdf
Revision 3 is a response to owner value engineering changes and in-the-field site plan changes.
Site Plan and Landscape Plan changes include several new 3’ and 4’ height boulder retaining
walls, new grading, and re-planted evergreen trees. The limit of construction fencing has
changed in a subtle way to pick up all the new grading, but the area within the limits of
construction fencing is right at the 60% of lot area regulation.
The 2 biggest house revisions are:
1. The west dining room wall moves out to line up with the other west exterior walls. This
eliminates a lower roof and some corner windows (in the stair landing) and puts everything in
one wall plane. There is no change to the high roof. This dining room revision adds 43 sq. ft.
of additional floor area GRFA and 30 sq. ft. of 16’ vaulted area GRFA..
2. A section of the primary roof over the garage is extended to the east, eliminating a secondary
roof and lining up walls on the east. This expands the vaulted area in the garage, but does
not expand any GRFA.
Other Revisions include elimination or downsizing of some windows, the addition of sliding patio
door at lower level Bedroom 3. Moving the mechanical room to the third floor in the previous
location of the mud room. Changing the location of the coat closet to improve the garage.
Revising the front door and garage door designs.
